Ensures compliance with regulatory requirements for preventative maintenance by: strategically managing complex safety and maintenance initiatives in alignment with organizational goals; providing program-level oversight of teams performing preventative maintenance; leading strategic planning efforts with outside resources as appropriate for highly complex maintenance of substantial scope focused on the long-term future and directing the use of resources in accordance with organizational goals and budget.
Employs new and updated facilities equipment (e.g., central plant operations, building management systems, safety systems) by: setting strategic direction for improvements to facilities equipment that align with industry standards and organizational goals; identifying process improvements and providing strategies/best practices for the team in the use of operations and service manuals; and establishing criteria for and evaluating the need for new and updated equipment now and in the future.
Drives a culture of safety by: contributing to and driving strategic safety goals aligned with core organizational initiatives and industry standards (e.g., The Joint Commission (TJC)); and ensuring broad participation in safety control programs for team's knowledge (e.g., infection control, Safety Data Sheets [SDSs], chemical control, fire safety, Emergency Care Research Institute [ERCI] alerts, and The Joint Commission (TJC) related programs, and other hospital-related regulatory agencies).

Maintain fire safety and emergency records and procedures in compliance with regulations and environmental concerns (natural disasters, fires, loss of electricity, plumbing issues, pipe breakages, etc.) as well as distribute material safety data sheets (MSDS).
Inspect resident apartments for potential problems and hazards, and report updates to the Supervisor for follow-up.
Schedule and/or perform preventative maintenance and keep quality assurance records up to date for the physical plant.
Perform janitorial tasks including the reparation and maintenance of equipment and building facilities.
Supervise additional maintenance staff and housekeeping personnel, as required by Community needs.

To become an Maintenace Director, you will need
2-5 years of past related experience preferred OR accredited maintenance training.
Applicable state licensure, as required.
Desired working knowledge of carpentry including drywall repair, painting, light plumbing, and preventative maintenance.
Must have basic technical knowledge and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a basic knowledge of construction principles.
Passion for working with older adults.

Flexibility and the ability to work weekends, as needed, and be on call after hours.

Purpose of Position:
Under the general supervision of the Director, Engineering and Support Services, assists in directing programs to
manage building maintenance, grounds, and equipment and procurement or generation of utilities and their
distribution systems. Formulates and evaluates programs and projects and supervises functional programming
activities. Ensures ongoing compliance with NYC Health + Hospitals and relevant health care setting policies, and other appropriate regulatory requirements.
Essential Duties and Responsibilities:
1. Directs, coordinates, and maintains control over project assignments and related activities including in-house
construction, renovation, and engineering activities. Follows standard methods and procedures for the
implementation of maintenance systems and operations, construction contracts, and/or capital projects development.
2. Assists in the direction of trade staff through the development processes and procedures for the
implementation of maintenance operations, construction contracts, and capital projects. Assists the Director in
identifying staffing needs to support service delivery.
3. Prepares reports, develops and prepares engineering management audits, studies and surveys for the Director,
and/or other senior management, detailing proposed new programs, statistical studies, and health care setting
planning.
4. Assists in the collection of data and preparation of reports that outline the scope and estimated cost of projects
proposed, implemented and developed. Organizes staff meetings, reviews capital and expense budget submissions and provides recommendations regarding proposed projects and programs. May represent the Director in budget
meetings.
5. Plans and implements programs to establish performance standards to achieve increased productivity and
accountability of trade staff. Reviews and evaluates existing programs, services, policies and procedures.
6. Provides departmental orientation, training and guidance to staff. Conducts in-service training programs, continually assessing staff training needs; suggests changes to Director to provide more efficient operations.
7. Coordinates efforts and cooperates with departmental leadership on matters of mutual concern and extends
functional guidance and assistance. Meets with health care setting clients and staff to plan, prioritize, coordinate
and/or communicate programs and policies, as needed.
8. May provide consultative services to senior leadership or liaise with Federal, State, and City agencies on matters pertaining to engineering, construction, design projects and/or other engineering support programs and functions.
9. In the Director's absence, may represent the System in certain legal matters dealing with State, City, and Federal agencies.
10. Performs other related duties, as directed.
Minimum Qualifications
Bachelor's Degree from an accredited college or university in Engineering, Architecture, Construction Management, Construction Engineering or a related discipline; and two (2) years of responsible-level experience in project, facilities or construction management, capital project planning, development, and design or other related experience in a hospital or health care setting; or
High school diploma or its educational equivalent, approved by a State's Department of Education or a recognized accrediting organization; and six (6) years of experience, as described in 1 above.
Special Note: Valid license and current registration as a Professional Engineer or Architect issued by the New York State Education Department (NYSED) or a related Master's Degree can be substituted for one (1) year of experience.

This role ensures that all facilities are safe, compliant, well-maintained, and support the agency's mission of delivering high-quality community health and human services.
The Director of Facilities will provide leadership to facilities, maintenance, and vendor teams and oversees capital projects, manages budgets, ensures regulatory compliance, and collaborates with program leadership to meet operational needs of their programs.
Other Key Responsibilities:
* Develop and implement a comprehensive facilities management strategy aligned with agency goals and growth.
* Manage space planning, moves, renovations, and site openings/closures.
* Ensure 24/7 emergency response protocols are in place for facilities-related issues.
* Develop project scopes, timelines, and budgets; oversee architects, engineers, and contractors.
Qualifications
* Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or a related field required.
* Minimum of 5 years of progressive facilities management experience with a minimum of 3 years in a leadership or director-level role, required.
* Experience managing large, multi-site property portfolios, preferably in healthcare, nonprofit, or human services environments, required.
* Demonstrated experience with regulatory compliance and capital projects, required.
* Strong knowledge of building systems (HVAC, electrical, plumbing, life safety) and working knowledge of healthcare and human services regulations, required.
* Certified Facility Manager, preferred.

SUMMARY OF DUTIES
Under the supervision of the Chief Risk and Operating Officer, the Director of Properties & Facilities leads the Properties & Facilities Department and is primarily responsible for the physical, fiscal, and administrative management of all CFS-owned and leased properties and vehicles.
This includes:
Overseeing design and renovation projects, annual operating and capital improvement budgets, acquisition of new properties and vehicles, and related funding and grants (including CDBG).
Manages all facility leases and lessor communication, maintains the organization's insurance program (excluding workers' compensation) and ADA compliance review, and directs organization-wide safety program and site-specific emergency response plans.
Participating as a member of the Core Leadership team and in strategic planning for the organization.
The role also serves as a 24/7 operations emergency contact and regularly attends and presents to the CFS Real Property Board of Directors and other key stakeholders.
EDUCATION AND TRAINING REQUIREMENTS
Four-Year College Degree from a school accredited by a recognized accrediting agency - general major. Requires basic knowledge or training in a specialized or technical field or trade, such as social work, professional accounting, finance, business administration, and marketing.
EXPERIENCE
Over four years, up to and including six years.
SPECIAL KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED
Knowledgeable of and experience with facilities maintenance, property management, budgeting and fiscal management, risk management, insurance programs and clerical services. Will be working around ladders and scaffolds occasionally.
OTHER POSITION REQUIREMENTS
