JOB SUMMARY The Project Manager, under the general direction and supervision of the VP Real Estate Development and/or Director, manages construction of affordable multifamily rental housing projects in Southern California for the organization. This includes managing a small office in Palm Springs with one or two support staff, coordinating architects, engineers, managing general contractor and specialty vendors while coordinating the design and construction activities of planned projects to achieve successful completion. REPORTING RELATIONSHIPS Reports to Vince Nicholas, Vice President, Real Estate Development PRIMARY FUNCTIONS Plan and coordinate design and construction activities for multifamily housing; Manage and coordinate third-party consultant activities including architects, engineers, general contractor and other contracted professionals in pre-construction, construction and lease up phases. Prepare and manage construction budgets, prepare monthly work in progress reports, process contract invoices, draw requests and update project schedules. Prepare, coordinate and administer design and construction contracts and other technical agreements; Prepare and submit project applications related to municipality planning and building. Manage capital improvements of existing properties as needed working with Property Management, sourcing vendors, executing contracts and activities through completion. Assist development staff with project pipeline updates, preparing professional presentations for RFP, RFQ, financing and development applications as needed. Establish and maintain a positive working relationship with municipalities, planning and community development, building departments, and various other agencies including both state and federal governments. Ability to travel weekly to job site locations within 75 miles of Palm Springs office. The Project Manager in coordination with the senior staff is responsible for the development and construction management of assigned projects. EDUCATION and EXPERIENCE Bachelor's degree in one or more of the following disciplines: Construction Management; Engineering, Architecture or Urban Planning. Master's degree is desirable. A minimum of five years' experience in multi-family housing construction project management. Understanding and ability to manage design, construction and contracts, budgets and project schedules. Demonstrated experience in managing design and construction professionals and activities, including the ability to read and understand plans, specifications, and other design and construction documentation. Ability to balance competing priorities to meet construction deadlines for multiple real estate development projects. Strong project management, verbal and written communication, interpersonal, conflict-resolution and problem-solving skills. Ability to work independently, as well as in a team. Ability to work remotely via Zoom, Net Meeting and other software managing the team. Proficiency with MS Office, Word, Excel, Project and PDF.
