SUMMARY
Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
JOB DESCRIPTION
Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.
Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals.
Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the property's maintenance team members comply with the Company's standards with respect to responding and completing resident service requests.
Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
Community Manager Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property's performance, and responding to owner requests as needed.
Physical Demands:
Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Incumbents must be able to work a flexible work schedule, which includes taking "call" during evenings, weekends and holidays.

The salary range for this role is $86,000 - $97,000
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

Duties and Responsibilities:
Travel to each site and work on leasing files, scheduling tours, or any other time that is requested
Answer phones, email, and post/monitor social media for the property

Position Summary

Qualifications
Minimum 3 years' experience as a multifamily Regional Manager or similar position.
Bachelor's degree preferred.
Current or prior experience in a fast-paced, third-party fee management environment.
Washington State real estate broker's license (may be obtained within the first 90 days of employment).
Industry-related accreditations such as CAPS or CPM preferred.
Strong leadership, organizational, and problem-solving skills.
Proficiency in Microsoft Office Suite/Office 365; Yardi or RealPage experience highly preferred.
Ability to analyze financial and operational reports, compute rates and ratios, and prepare clear written communications.
Willingness to travel to properties and work in varied environments.
Ability to occasionally lift and/or move up to 10 pounds.

Position Overview:
The Leasing Associate serves as the community's primary sales representative and a key ambassador of Bellwether's values. Building Information: Renton Sage Apartments is a 284-unit, garden-style property located in Renton.
The building is comprised of Low-Income Housing Tax Credits and Bonds, WSHFC and Amazon funding.
Your Impact:
Marketing:
Maintains a professional and friendly atmosphere in the leasing office and other areas where prospective residents and residents meet.
Responds to inquiries in the Customer Relationship Management (CRM) - Knock- system in accordance with Bellwether expectations.
Post regularly on online advertising sites such as Craigslist and Weblisters as instructed.
Inspect models and market-ready vacancies daily to ensure cleanliness. Performs cleaning and staging as needed.
Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, an irate resident, a service request, etc. Transfers calls to Property Manager or Assistant Property Manager when appropriate.
Greets prospective residents, qualifies, determines needs and preferences, and professionally presents the community and specific apartments while communicating features and benefits.
Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction.
Sets out A-Boards and balloons at property entrances daily.
Track all sources of traffic for all prospects in Yardi.
Work with the Site Manager and Portfolio Manager to develop marketing strategies and implementation.
Evaluate vacant units to determine potential leasing hurdles, working with Site Managers and Portfolio Managers to establish concessions or adjust rent levels.
Collaborate with the Resident Services staff, maintain relationships with partnership agencies regarding setting aside units, initiating contracts on vacancies, assisting with the client application process, and communicating residency issues with current clients.
Leasing:
Manage central leasing email accounts, outreach, and prescreen prospects, provide information on leasing a Bellwether unit, and schedule intake appointments.
Assist applicants in accurately completing rental applications and support documentation.
Explain WSHFC income qualification guidelines and other funding guidelines or restrictions.
Process housing applications, submit screening applications, and obtain third-party verification of income, assets, and other eligibility requirements.
Enter application information into the property management software.
Develop a collaborative system with Site Managers for applications in process, with detailed communication logs to ensure that application files are current.
Complete all lease paperwork, including related addenda, and accept rents and deposits.
Organizes and files appropriate reports, leases, and paperwork.
Building Relationships:
Actively participate and champion the ‘One Team' at the site centered on Bellwether's values of accountability, belonging, and collaboration.
Seek out and maintain strong collaborative relationships with internal and external stakeholders and ensure site teams do the same.
Create a sense of community among residents, coordinating and engaging in regular events.

Who You Are:
Minimum Requirements
One year of prior work experience in apartment leasing or high-volume customer service roles.
Excellent written and verbal communication skills.

ESSENTIAL DUTIES:
1. Client Relations:
Responsible for carrying out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure Cornerstone is meeting the Client's objectives and expectations.
2. Communication:
Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing Cornerstone.
3. Leasing/Occupancy
Maintain occupancy levels as established by owner/budget expectations.

Assist with the completion of the monthly Market Surveys and analysis.
Assist with advertising and marketing strategies for the apartment community as needed.
Exhibit closing ratios in regards phone and walk-in traffic per Cornerstone policy.

4. Reporting and Document Management
Maintain appropriate resident files including forms, leases, documents in accordance with Cornerstone Standard Operating Procedures.
Responsible for the daily integrity and confidentiality of resident files.
Ensure that documents and reporting systems are maintained, updated, and organized.
May assist in periodic reporting requirements as requested.
5. Risk Management
Ensure compliance of risk management items such as reporting timely and/all injuries, illnesses, property damage following proper standard operating procedures.
6. Facility Maintenance
Assist residents with reporting of maintenance needs.
Document facility and maintenance needs and ensure timely completion.
Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.
