Principal Duties and Responsibilities
Tasks include but are not limited to:
Oversee maintenance department service requests, ensuring efficient execution with minimal disruption.
Diagnose malfunctioning equipment and determine appropriate corrective actions.
Manage the preventative maintenance program, including:

Monitor operations, record readings, and make adjustments as necessary
Analyze system operations, identify issues, and implement corrective actions.
Adhere to departmental policies for safe handling of hazardous materials.
Manage inventory of tools and supplies, including purchasing and sourcing.
Lead and administer site subcontracts, focusing on safe, efficient, and cost-effective operations.
Ensure professionalism, meet client needs, and strive for 100% uptime.
Protect and improve client assets, maintaining intended system performance.
Oversee contractors working in the building, representing both the building and tenants.
Maintain accurate records of building rounds, readings, logs, and data sheets.
Train and inform contractors about critical building functions and emergency procedures.
Understand and comply with emergency escalation procedures.
Enforce adherence to Critical Awareness Process, Technical Bulletins, and established guidelines.
Be available for on-call duties, emergency response, and weekend work as needed.
Develop and maintain SOPs, MOPs, and EOPs.
Engage in improvement projects, driving them from conception to completion and coordinating with various support teams.
Perform additional job duties as required.
Minimum Requirements:
Education & Experience
Engineering degree or trade school diploma and/or 4 years in the trades required
3 years or more of facilities experience, preferably in data center/critical facility operations, including UPS systems, emergency generators, and switchgear
High School diploma or GED equivalent (if no engineering degree or trade school diploma)
Ability to drive between project sites if/when necessary.
Skills and Abilities
Ability to read construction prints, submittal information, and O&M manuals
Understanding of BMS, EPMS, and CMMS systems
Proficiency in Microsoft programs: Excel, Word, PowerPoint, and Outlook

We are seeking a skilled Maintenance Manager to lead capital improvement initiatives and manage the repair and upkeep of our facilities. The ideal candidate will possess strong expertise in electrical and mechanical systems within a manufacturing setting, be thoroughly familiar with maintenance protocols and OSHA safety standards, and demonstrate proficiency in administrative functions such as KPI tracking, budget management, and ADP staff approvals.
Essential Duties / Responsibilities
Proven track record of developing and leading high-performance teams in a fast-paced environment.
Lead and direct 13 maintenance technicians (across four shifts) one maintenance planner, and one procurement clerk, equipment installation, facilities equipment repair, and preventative maintenance.
Develop maintenance procedures and ensure implementation.
Work closely with Plant Engineer and Controls Engineer on capital projects and day-to-day plant issues.
Carry out inspections of the facilities to identify and resolve issues.
Check electrical, mechanical, and hydraulic systems of buildings to ensure functionality.
Purchase and manage all related maintenance supplies and plant equipment repair parts for all equipment in the facility.
Monitor equipment inventory and place orders when necessary.
Monitor expenses and control the budget for maintenance.
Manage relationships with contractors and service providers.
Keep maintenance logs and report on daily activities.
Actively promotes a safe work environment through training and adherence to safety protocols
Education / Experience
Bachelor's degree preferred
Minimum of 7 years Maintenance Management Experience
OSHA 30 Hour Certification preferred
Electrical Installation Certification preferred
Experience with both air and water permit requirements.
Preferred Qualifications
Experience with SCADA control systems.
Experience with eMaintenance systems and data analysis tools.
Familiarity with OSHA, EPA, and other regulatory standards.
Working Conditions
Primarily on-site in a manufacturing environment.
Must be able to work in both a hot and humid environment as well as cold and wet conditions for up to 12-hours.
Ability to work flexible hours to support 24/7 plant operations.
Must be able to lift and carry up to 50 pounds on a frequent basis, including lifting at shoulder level or above.

Your Impact and Job Responsibilities
* Provide supervision, direction, and guidance to all maintenance associates to ensure that service requests are delegated appropriately and completed accurately.
* Update, execute and document preventive maintenance schedule.
* Perform regular property inspections of grounds, buildings, and common areas to maintain safety and cleanliness standards- identify issues, hazardous conditions, or other maintenance needs within the community and correct or report to the Community Manager.
* Oversee and schedule all aspects of the make-ready process to ensure apartments are ready for occupancy. This includes but is not limited to move-out/move-in inspections, electrical, HVAC, plumbing, appliance repair, and preventive maintenance.
* Work with Community Manager to prepare the property's budget for maintenance operations, recommended property upgrades, and capital improvements. Ensure that maintenance costs remain within the approved budget.
* Partner with the Community Manager regarding all aspects of the employee lifecycle - recruitment, hiring, orientation, training and development, and performance management for the maintenance team.

* High school diploma or equivalent
* EPA-CFC certification is required. An EPA-LBP Certification is required for any property older than 1978.

* Apartment maintenance experience preferred

Key Responsibilities:
Troubleshoot and repair all aspects of apartment maintenance, including:

Exterior and grounds maintenance
Additional duties include:
Traveling to properties across various states to support on-site teams and complete hands-on repairs
Providing guidance and oversight on complex maintenance issues
Maintaining clear communication with property managers and corporate staff
Ensuring quality workmanship, safety compliance, and timely service delivery
Requirements:
Stable and reliable transportation (mileage reimbursement provided)
