The Maintenance Supervisor position exists to provide leadership and direction to the Maintenance employees. This position is responsible for the day-to-day maintenance and reliability of the plant manufacturing systems. This position will work with both the Maintenance Planner / Scheduler and Maintenance Manager to plan and ensure the execution of all Corrective, Preventive and Predictive maintenance work involving plant process equipment in accordance with all GMP standards.
Hours: 3rd shift: 9pm - 6am Monday - Friday; Shift schedules could include days, nights, weekends, some holidays, hours subject to business needs

Your focus would be to provide leadership and direction to the Production Maintenance Teams. The intent of this position is to ensure the day-to-day operation and reliability of the plant production and utility systems including corrective, preventive, and predictive maintenance of the plant process equipment and utility support systems. You will oversee installation, maintenance, and repair of all equipment in the plant. You will report directly to the Maintenance Manager.
Experience-Education (Required):
High school/GED degree.
5+ years of Manufacturing or Industrial maintenance experience.
3+ years supervisory experience.
Experience with CMMS system. JD Edwards or related operating systems desired.
Competencies-Skills (Required):
Strong technical aptitude and experience with different computer systems.
Preventive maintenance background.
Demonstrated ability to lead and motivate others and work with employees at all levels of the organization.
PLC knowledge and troubleshooting skills.
Ability to effectively communicate and problem solve.
Experience-Education (Preferred):
Advanced degree with 5+ years of operations maintenance experience.

Salary Range: $81,200 - $121,800. In most cases, candidates offered employment can expect to be hired at a pay rate near the middle of our salary ranges.

About the Role
As a Mechatronics & Robotics Technician, you will use your skills to support the Operations Maintenance Team repairing and maintaining material handling equipment and pneumatic systems throughout the building. Key Responsibilities:

Basic Qualifications:

Job Summary:
The Maintenance Supervisor reports directly to the Senior Maintenance Manager. The individual is responsible for being the liaison between the Maintenance Manager and the Maintenance Crew with collaboration with the Maintenance Planner and PM schedule. Responsibilities:

Determines equipment capabilities, safety, and operational condition in coordination with the other Supervisors and technicians.

Seek and implement continuous improvement of the process through equipment improvement modifications.
Assist in the development of the system and operational standards and corrective actions.

Assist with preparing requisitions to determine the number of spare parts to be kept in inventory.
Ensure that equipment and facilities are maintained in a safe, operable condition and/or arrange for replacement/upgrades.

This role requires a hands-on, detail-oriented individual capable of ensuring the building is well-maintained and safe for residents and staff alike. The Superintendent/Handyman will work closely with the property manager and contractors to address any issues and complete necessary repairs.
What you will do:
• General Maintenance & Repair: Oversee daily building maintenance activities, including electrical, plumbing, mechanical systems, painting, plastering, sheetrock repair, and minor carpentry work. Proficiency in compound work, patchwork, and painting is essential.
• Work Order Management: Coordinate and complete work orders through the designated work order system. Update and close out work orders, ensuring all issues are documented.
• Tenant Interaction: Ensure all work in tenant apartments is conducted with proper permission (PTE = Permission to Enter) and that work orders are completed in a timely manner. Address tenant concerns or issues professionally and promptly.
• Preventative Maintenance: Perform routine preventative maintenance tasks for both the interior and exterior of the building.
• Inspection & Safety: Conduct regular inspections of common areas, ensuring the property is maintained to the highest standards. Maintain inspection logs for fire safety, elevators, sprinkler systems, and other building systems as required by local, state, and federal regulations.
• Building Cleanliness & Safety: Keep entrances, walkways, and stairways clear of debris, ice, and snow. Maintain job site safety, health, and cleanliness.
• Emergency Response: Be prepared to respond to emergency maintenance calls as needed. Must always be available to handle unexpected issues or crises, even outside regular working hours.
• Vacant Unit Inspections: Inspect vacant units and prepare them for rental. Conduct a walkthrough 30 days before tenant move-out to identify any necessary repairs or updates. Ensure apartments are ready for move-in by the specified date.
• Collaboration: Work closely with contractors or repair crews for outsourced work and ensure the quality of completed tasks. Assist in organizing and coordinating larger maintenance projects or repairs as needed.
• Documentation: Ensure all maintenance tasks and repairs are documented, and project reports are completed in a timely manner. Maintain accurate logs of work completed and inspections performed.
• Tool Maintenance: Maintain tools and equipment in a safe, organized, and secure manner. Ensure all tools are readily available and in working condition.
• Troubleshooting: Expertise in troubleshooting appliances, HVAC units, plumbing, and electrical systems is essential for quick and effective resolution of issues.
• Software Knowledge: Familiarity with Yardi and MIQ software is preferred to minimize training time and ensure smooth integration into the team's established workflows.
