Major Responsibilities and Duties:
Grounds Maintenance and Landscaping:
* Mow and detail all district grounds, including athletic fields.
* Follow scheduled maintenance plan to care for lawns, trees, shrubs, and flowers by watering, pruning, fertilizing, mulching, caring for beds, and controlling weeds.
* Plant shrubs and vegetation
* Assist with the preparation of athletic fields for games, including chalking fields.
* Collect and dispose of leaves, dirt, rubbish, and refuse from district facilities.
* Assist with the inspection, repair, and installation of sprinkler systems.
* Operate tools and equipment according to prescribed safety procedures. Follow established safety procedures and techniques to perform job duties, including lifting and climbing.

Position Summary: In coordination with the Property Manager and Maintenance Supervisor, the Maintenance Technician's primary responsibility is to ensure that all vacated apartments are thoroughly restored to "market ready" status in a timely manner and assisting with interior and exterior painting to assist with the upkeep of the property to enhance and maintain curb appeal.
Key Roles / Responsibilities:
Perform interior and exterior painting duties. Carry buckets of paint from the storage area to the work site.
Physically walk the property on a frequent basis and remove litter, debris, and pet droppings from the grounds. It is especially critical that the following areas always remain neat and free of litter: Laundry room, Pool areas, tile, hot tub/spa, pool furniture, mail rooms, dumpster areas, recreation/park areas, grounds adjacent to the road, in front of the office, walkways to and from, and in-between buildings, also the parking lots and drives.
Inspect vacated apartments and completes checklists for each make-ready. Informs Maintenance Supervisor and Property Manager of needed services and repairs.
Perform interior and exterior painting duties when requested.
Perform "trash-out" duties at vacated apartments each day. Removes all abandoned furniture, trash, and boxes. Transfers to dumpster or storage area, whichever is applicable.
Routinely performs the following duties to restore apartment to "make-ready" status.
Assist with painting duties when requested. Transfers paint from storage areas to apartments when painting is scheduled.
Prepare walls and other surfaces for painting by scraping, using sandpaper, removing old paint etc.
Fill cracks and holes with appropriate material.
Mix paint and other materials to prepare the right color or texture.
Paint surfaces according to instructions with various tools.
Apply varnish and other finishes.
Detail property on a regular basis. Cleans and rakes under shrubs; shovels mud when necessary. Uses blower to keep sidewalks and walking areas clean of loose grass and brush.
Repair and replace windows, screens, sliding glass doors, etc. Performs routine maintenance on property as requested by Property Manager or Maintenance Supervisor.
Assist with various physical tasks as directed, e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc. Help clean and maintain storage areas.
Complete minor and routine service requests when requested by manager and/or Maintenance Supervisor. Follow procedures when service requests are performed.
Perform any additional duties assigned by Property Manager or Maintenance Supervisor.
Required Education, Experience, and Qualifications:
At least 2 years of groundskeeping or make ready experience required. Ability to read, write, and speak English.
Must be knowledgeable and skilled in the safe use and maintenance of cleaning fluids and tools.
Required to wear back support belt, goggles when working with specific equipment, masks and gloves as tasks dictate.
High School diploma or equivalent required.
HVAC or EPA preferred.
CPO preferred.
Working Conditions:
Environment, such as an office or outdoors.
Exposures encountered, such as hazardous materials, loud noise, or extreme heat/cold.

Primary Responsibilities
Complete repairs onsite for our paving clients
Offers service and customer assistance during site visits
Completes maintenance work on paving projects

Work directly with customers and Company team members, representing the Company
Work with Project Manager and Superintendent to access project needs
Work with client as a representative of the Company to ensure customer satisfaction, exercising independent discretion and judgment to resolve customer concerns and meet customer expectations
Maintaining QUALITY work in a timely manner, implementing, and enforcing Company quality standards
Adhere to OSHA and Company safety requirements
Complete daily safety assessments and inspections

Minimum Qualifications
Entry level available but 1-3 years with asphalt or paving experience, preferred.
High school diploma or equivalent
Ability to travel 3-4 days per week.
