The starting hourly pay for this position is $19.25 - $22.13 depending on qualifications.
Performs skilled and semi-skilled professional, physical, labor intensive work in various maintenance functions. Facilitates the development of public trust and confidence in the City.
This position is considered an "Essential Position" for the purpose of Emergency Management. Emergency duties will be assigned as needed. This position requires 24 hours a day, 7 days per week availability during City of Port St Lucie emergencies, as determined by City Administrators, Emergency Manager or City Officials.

Performs heavy manual labor such as: digging, lifting, assisting with various pipe installations (i.e. large reinforced concrete pipe and plastic poly pipe), installing liner in swales, and picking up debris.
May be required to performs semi-skilled tasks in building maintenance and repair areas.
Performs preventative maintenance on several pieces of equipment.
Fills potholes and may assist in permanent repairs using cut saws, tampers and hot asphalt.
Hauls a variety of material to/from the job site to facilitate completion of assigned projects.
May work under the direction of a Crew Leader.
May be required to work hours other than the standard day shift should an emergency arise.

MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property's operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance
Regular/daily onsite attendance is required
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
Ensure all repairs and replacements necessary for community common areas and units
Assist with the scheduling and performance of all maintenance/repair-related turn events
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
Responsible for understanding and following Asset key policy
Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices

Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
Participate in on-call emergency at community
Utilize property resources, equipment and supplies economically

Customer & Resident Relations

Requirements
The Groundskeeper & Maintenance Technician is responsible for maintaining the cleanliness, safety, and overall condition of exterior and common areas within the community. Key Responsibilities Groundskeeping & Exterior Maintenance
Perform general clean-up of all exterior and common areas.
Remove litter and debris from the property.
Maintain parking lots, sidewalks, greenspaces, and common walkways.
Operate equipment such as blowers and pressure washers.
Drive a golf cart on property grounds (if applicable).
Assist with hurricane and tropical storm preparation.
Take out trash in all property areas.
Maintain the overall appearance and curb appeal of the community.
Maintenance & Technical Support
Perform basic handyman and maintenance tasks as needed.
Conduct general site cleanup, painting, and replacement of light bulbs.
Apply practical painting skills for visible improvements such as:
Painting curbs
Speed bumps
Exterior walls (as applicable)
Support fencing repairs:
Plank replacement (no permit required)
Structural post replacement (may require permits)
Restock paper towels, toilet paper, and soap dispensers.
Respond to emergency cleaning and upkeep requests.
Perform non-routine cleaning based on specific work orders.
Assist with special projects as required by property needs.
Report maintenance issues and safety concerns to the supervisor promptly.
