SUMMARY:
Analyzes blueprints, specifications, proposals, and other documentation to prepare labor, equipment, and materials/subcontractor estimates for bid projects applying knowledge of specialized methodologies, techniques, principles, or processes.
Expected Outcomes include, but are not limited to:
• Estimates are expected to be completed ethically, timely, competitively, and accurately.
• Plans, specifications, and addenda are thoroughly reviewed to ensure that the estimate meets engineered/design requirements.
• Estimates for self-performed work accurately depict production units, crew sizes, heavy equipment and tool usage, and additional requirements set forth in the general and supplemental conditions.
PRIMARY DUTIES AND RESPONSIBILITIES:
• Reviews proposal specifications and drawings to determine scope of work and required contents of estimate
• Completes accurate and complete takeoff of scope of work
• Maintains files (electronic data) of working documents as back-up for estimate figures, including current (accurate) information on prices from suppliers
• Requests quotations from suppliers and subcontractors. Conducts a thorough evaluation of incoming scopes of work and conducts a cost analysis on quotations
• Considers and analyzes risk factors
• Conducts onsite analysis of pre-existing conditions when applicable
• Performs post-bid analysis and participates in bid review meetings with owner or owner's representatives, when required
• Participates in project turnover to Operations team
ESSENTIAL SKILLS AND EXPERIENCE:
• Undergraduate Degree or equivalent technical training and/or experience
• Computer skills, particularly Excel
• 2-5 years construction field experience desirable
OTHER QUALIFICATIONS:
• Ability to conceptualize the project schedule from project start through completion, including sequencing/phasing of work
• Knowledge of assigned discipline, estimating techniques and cost control
• Ability to interpret computerized cost data and systems

Position Description: Prepare detailed estimates for the project based on the design documents, narratives, and specifications, focusing on the Mechanical/Plumbing/Fire Protection trades.

Essential Duties & Responsibilities*:
Specifically relating to the mechanical systems:
* Communicate mechanical estimate and scopes of work to Turner staff, architects, engineers, and owners.
* Prepare quantity take-offs, analysis, estimates, and studies for Mechanical, Plumbing, and Fire Protection items incorporated in scope from conceptual design through completed construction documents. Preliminary design work may be required to complete conceptual estimates.
* Analyze existing site conditions and contract documents (e.g., plans, specifications ) to determine required scope not already indicated.
* Develop working relationships with local material suppliers and equipment vendors to solicit accurate and current pricing of plumbing fixtures, HVAC equipment, piping and sheet metal material, and other material pricing.
* Develop working relationships with local Mechanical, Plumbing, and Fire Protection trade partners to build and maintain list of qualified bidders for projects.
* Perform constructability analysis of project documents. Communicate design and constructability issues to project team per project contract.
* Provide first costs analysis and participate in life cycle analysis with Design team.
* Properly address General Conditions and General Requirements (GC/GR) items in estimate including, but not limited to, items such as temporary heating/cooling, including estimating of natural gas consumption during construction.
* Coordinate equipment pricing with SourceBlue for Mechanical, Plumbing, and Fire Protection estimates.
* Develop value analysis to define more cost-efficient alternatives to the proposed Mechanical, Plumbing, and Fire Protection systems, materials and equipment.
* Serve as liaison with engineers, design consultants, trade partners, Turner staff, and owner's representatives to resolve Mechanical, Plumbing, and Fire Protection issues related to the project preconstruction efforts.
* Prepare estimates and proposals for various contract types including lump sum, GMP, and Cost Plus.
* Participate in estimate reviews with Design team and client.

DPR Construction is seeking an estimator with at least 5 years of commercial construction experience. Estimators will work primarily on negotiated commercial projects within our core markets and work closely with architects, engineers, owners, and subcontractors. Responsibilities for this position and required skills include:
* Handling the project from first estimate all the way through subcontracts being formalized.
* Ability to look beyond the information that has been given, to ask the right questions and work to provide a complete project cost evaluation.
* Must be a collaborative and passionate advocate for our customers, empowering and informing them throughout the project.
* Must be aggressive in providing innovative solutions to complex issues as they arise related to cost, lead-times, trade partners, and/or specified products or materials.
* Ability to make reliable predictions as it relates to cost and be comfortable estimating across all scopes of work.
* Must have experience preparing detailed conceptual costestimates and conceptual cost studies from schematic or feasibility level documentation.
* Ability to prepare detailed estimates and as the design evolves, develop variance summaries between estimates and value engineering studies throughout.
* Ability to assemble a complete presentation-worthy estimate package that clearly communicates project cost.
* Must be able to collaborate with project team to establish the necessary staffing and project requirements.
* Must have knowledge and understanding of unit costs and the factors that affect construction cost.
* Ability to prepare detailed instructions to bidders, trade specific clarifications and comprehensive bid packages.
* Must have experience with the bidding process: soliciting bids, communicating with bidders, evaluating subcontractor proposals, using bid tally sheets, etc.
* Make subcontractor award recommendations to the customer/owner and negotiate and finalize subcontracts with trade partners.
* Must be prepared to participate and often lead the preparation and presentation of cost / budget information to the customer/owner.
* Must have experience being a member of the team involved in request for proposal responses (RFP's) and the formal presentation for a project.
* Able to engage and develop business with new and existing customers.
Qualifications
We are looking for a flexible, detail-oriented team player with the ability to manage multiple tasks, produce quality work, and consistently meet deadlines. The successful candidate will possess:
* Excellent listening skills and strong communication skills.
* Creative and innovative approaches and solutions on a project-by-project basis.
* Ability to identify, adapt to, and resolve complex issues.
* Effective participation in a team environment, with both external and internal teammates.
* Proficient computer skills in Microsoft Office Suite, estimating software (WinEst, Timberline or similar), take-off software (On-Screen Takeoff or similar), BIM tools (Revit, Assemble, etc.), project management software (CMiC or similar), and scheduling software (Primavera or similar).
* 5+ years of experience as a commercial construction estimator, preferably within DPR's core markets.
* Bachelor's degree a plus but not required.
* A strong work ethic and a "can-do" attitude.
