RESPONSIBLE FOR\: Perform minor level maintenance and repair work on a wide variety of Medical Center plumbing, electrical, heating, air conditioning, facilities and equipment; troubleshooting pneumatic tube system; perform routine vehicle maintenance and assume independent responsibility for the overall maintenance of assigned Medical Center facilities during other than normal working hours. MINIMUM EDUCATION REQUIRED: High School diploma or equivalent required. Under the direction of the Supervisor, this position directly responsible for the maintenance and upkeep of the Hospital buildings, facilities and equipment at the "expert", "master craftsman", or "specialist" level in one of the building trades. Must be familiar with and reasonably proficient in the other trades. Provides technical direction/advice to helpers/workers/mechanics on maintenance operations. Assists Supervisor in determining optimal maintenance and operations methods. Must be able to work with little or no direct supervision as employee is solely responsible for ascertaining what maintenance or repair is required, determining its priority and responding appropriately. Customer Service orientation is mandatory. Hours: Full time, day shift Job Requirements: Associate's Degree (Required) 3 - 4 years experience in a related field (Required) Mechanical / electrical background including familiarity with repair and maintenance tools and terms Ability to read and interpret blueprints and technical manuals Equivalent relevant experience is acceptable in lieu of minimum education. KEY RESPONSIBILITIES: + Performs all responsibilities of the Maintenance Mechanic II role: + Reads and interprets blueprints, drawings, schematics and written technical documents of general machineries to locate area of trouble and complete repairs accurately. + Repairs and adjusts doors, windows, closures, panic devices and locks. + Patches holes, installs escutcheons, repairs ceiling and floor tile as needed to maintain building appearance. + Makes minor masonry and wood repairs. + Installs pictures, coat hooks, other wall hung furnishings, and equipment as requested. + Responsible for operating and maintaining specific equipment, conducting surveys and inventories, performing preventive maintenance activities, responding to customer complaints, and repairing equipment. + May perform daily chemical tests on water systems and adjust chemical mixtures and feed rates. + Is responsible for conducting surveys and inventories of buildings and equipment. + Enters data into computer systems and databases. + Maintains records and files; interprets applicable regulations and filing and auditing policies and procedures to ensure accuracy and compliance. + Ensures compliance with applicable regulations, policies and procedures. + Practices all applicable safety regulations and uses personal protective equipment as required. + Responds to customer requests and complaints in a timely and appropriate manner; identifies and records need or problem and determines best approach to resolve situation following departmental guidelines. + In addition to Mechanic II responsibilities, participates in the onboarding and training of all staff. + Provides guidance to staff to ensure work orders are completed accurately and in a timely manner. + Assigns and schedules work. + Operates and maintains building facilities, systems and equipment related to plumbing, electricity, HVAC, and steam control. + Operates and maintains building equipment and systems such as vacuum systems, control air systems, building air systems, emergency generators, electrical distribution systems, liquid pumping systems, steam, air handling systems, hot/cold water systems and natural gas and fuel oil systems. + Performs related duties as required. MINIMUM QUALIFICATIONS: + A high school diploma and three years of experience in building maintenance, OR an equivalent combination of education, training, and experience. + Working knowledge of commercial HVAC, plumbing, electrical, structural, and general carpentry. + Working knowledge of computer or mobile applications. + Ability to conduct hands-on training for others. + Positions in this classification may require a valid Georgia driver's license and an insurable driving record. + Some positions within this classification may require the ability to lift 50 pounds and to bend, stoop, twist, climb a ladder, and walk for distances up to one mile. NOTE: Position tasks are required to be performed in-person at an Emory University location; working remote is not an option.
