As a Licensed Insurance Sales Professional, you will be on the cutting edge of what AWL is offering our partners - a fully outsourced sales and marketing solution. You will act directly on behalf of our carrier partners to quote and sell consumers insurance who AWL engages online and over the phone. We are currently hiring licensed insurance sales agents with experience in selling Auto and Home products with a strong desire to help people while working from home as part of a virtual team to improve the customer experience and help the group achieve better results. This role is not a seasonal or temporary position. This a full time work from home position.
Unlike many insurance sales roles, our sales agents take primarily inbound sales calls. Because of this, the close rate and commission potential is much greater than at most other insurance agencies, and we pay commissions for every policy sold (no caps or commission limits). Not to mention, our agents are SELLING agents, no service involved.
Top contributors will be rewarded with bonuses in addition to their commissions. This is an exciting opportunity for motivated individuals who want to make money, help people, and telecommute.
General Responsibilities:
Meet or exceed monthly policy sales targets
Discover needs of pre-qualified insurance shoppers
Ability to overcome sales objections and close over the phone
Ability to cross sell related insurance products
Continued development of product knowledge and script comfortability outside of scheduled shift time
Accurately record all required information in agency management platform
Communicate with the management team on a regular basis to discuss personal performance and make recommendations about system and software improvements
Must have state resident license to sell insurance in the state of residence
Requirements:
A valid state-issued insurance license
Experience in cross selling auto and home insurance packages preferred
1 year of auto/home insurance sales required
Must provide your own high speed internet
Ability to work from home in a quiet, professional, distraction free environment with reliable high speed internet connection.
Ability to follow script - this is a highly streamlined sales process selling a regulated product where compliance is critical

Assists in the coordination of activities between Engineering and Operations. MINIMUM REQUIREMENTS Educational/Experience: Bachelor's degree in Business, Real Estate, Engineering, or related field; or equivalent. Experience in right of way or natural gas is preferred. Communication Skills: Requires the ability to communicate with internal and/or external customers in order to obtain and/or provide basic types of factual information. Requires the ability to negotiate or persuade others. Numeric Skills: Requires the ability to perform basic addition, subtraction, multiplication and division. Computer Skills: Requires a working knowledge of various business computer applications in order to create standardized documents, reports or graphs. Primary Job Duties & Responsibilities:
Acquire property and property rights in support of client operations.
Protect, preserve, and maximize the value of client property and property rights.
Protect and preserve client property rights through prevention and removal of encroachments (Assent Agreements).
Prepare documentation for real estate transactions (Sale of land, Grant of Easements, Release of Easements, Licenses, Leases).
Research, examine and interpret public records and plans at Registries of Deeds, Registries of Probate and other public repositories relative to property ownership, title, and encumbrances.
Record client property records electronically and physically at various Registries of Deeds and other venues
Provide real estate support in the siting of facilities, future planning, abutter lists and notification.
Interact with customers, developers, engineers, public officials, real estate brokers, attorneys, and others to facilitate property transactions.
Manage and prioritize tasks for complex property rights projects
Respond to inquiries about property and property rights from internal and external clients as well as inquiries requesting third-party use of land and rights-of-way.

Knowledge, Skills & Abilities Required:
Knowledge of real estate principles gained through education and experience
Completion of professional level courses in Real Estate Practice, Real Estate Law, Contracts, Title Examination, Negotiation, Appraisal, Environmental or related educational concentrations.
Understanding of engineering and survey plans, maps, and related design drawings, deeds, and appraisal reports.
Computer experience including Microsoft Office and project management software.
Understanding the use of GIS systems.
Ability to research and interpret land and conveyance records.
Capacity to interact effectively with internal and external parties on property transactions.
Must possess desire to provide excellent service to clients.
Negotiation and conflict resolution proficiency.
Strong verbal and written communication skills.
Strong organizational skills including the ability to manage and coordinate multiple projects and other assignments at the same time.
Possession of a valid driver's license, and an ability and willingness to use personal vehicle on company business.
Preferred:
Four (4) year Degree, preferred. from accredited college preferably in Business/Real Estate/Paralegal Studies/Economics/Civil Engineering/Surveying, or an equivalent combination of education and experience.
Four (4) years Utility Property & Property Rights experience preferred
Right of Way Agents may have prior experience as attorneys, paralegals, real estate, or land professionals, working in industries such as electric utility power or communication companies, pipeline, engineering firms or government agencies specializing in land development.

Overview: Coates Field Service, Inc. is seeking a highly motivated and experienced in-house Right of Agent . This position merges elements from data and document management, right of way acquisition, and project coordination. The ideal candidate will have strong technical skills, advanced knowledge of right of way processes, and exceptional organizational abilities to manage and oversee multiple responsibilities efficiently. The position is based in our Oklahoma City, OK Centralized Operations Center, with potential for a hybrid work schedule following initial in-person training. Local candidates are encouraged to apply. Professionals in right of way/land acquisition may have prior experience as attorneys, paralegals, real estate, oil & gas leasing, or land professionals, working in industries such as electric utility power or communication companies, title companies, pipeline, engineering firms or government agencies specializing in land development.
Primary Job Duties & Responsibilities:
Right of Way Acquisition:
Negotiate and acquire property rights, including easements, leases, and temporary rights of way for electric transmission, sub-transmission, and distribution projects.
Respond to inquiries from stakeholders regarding property rights and project status.
Collaborate with field teams to ensure accurate communication and documentation of landowner interactions, agreements, and payments.
Data & Document Management:
Maintain and manage project databases, including generating accurate reports, performing bulk data manipulation, and ensuring data integrity.
Review, analyze, and process easement and land acquisition documents, including deeds, legal descriptions, permits, and contracts.
Perform quality control for legal documents, ensuring proper execution and notarization.
Manage document filing systems, including electronic filing with county clerks.
Utilize Geographic Information Systems (GIS) tools such as Google Earth/Pro or Esri for mapping and analysis.
Project Coordination:
Draft and review right of way and land acquisition documents; provide training and process improvements for the team.
Coordinate with internal personnel, field agents, subcontractors, landowners, clients, and other stakeholders to resolve issues before reaching critical status.
Knowledge, Skills & Abilities:
Advanced computer literacy, including Microsoft Office Suite (Excel, Word, Outlook) and cloud-based applications (e.g., OneDrive).
Knowledge of land and right of way acquisition processes, including drafting and negotiating property rights documents such as easements, leases, and agreements.
Ability to read and interpret title reports, design sketches, legal descriptions, and survey/engineering drawings.
Skilled in property research methods, including courthouse searches and internet research.
Strong written and verbal communication skills, with attention to detail and accuracy.
Exceptional organizational and time management skills, with the ability to adapt to changing priorities and deadlines.
Understanding of valuation processes for crops, timber, and other damages related to property rights.
Familiarity with GIS mapping tools is a plus.
Minimum Requirements:
Undergraduate degree in business, communications, or a related field, or equivalent experience.
Proven ability to manage electronic data and documents effectively in a fast-paced environment.
Previous experience in drafting, reviewing, and processing land and right of way acquisition documents.

Coates Field Service, Inc. is seeking an experienced Right of Way Permitting Agent for an multiple projects. Computer literacy and technical skills are necessary for this fast-paced position. Overview of Duties:
Coordinates with Right of Way, Engineering, and other departments to first establish where the line route is located
Handle permitting and miscellaneous duties
Permits with railroads (Union Pacific and BNSF), road permitting, crossing agreements for foreign pipelines, zoning issues and research, etc.
Determine the non-environmental permits (road/railroad/highway/MBTA) that will be required
Ensure all required permits are obtained prior to any construction activities
Organizes consultations with local officials, inspectors, and assessors to verify required permits, licenses, and/or agreements, and organizes and delivers all the required documents for obtaining permits
Explains project to permitting agencies and answers their questions
Documents all contact with permitting agencies (mail, telephone, e-mail, personal visits)
Assimilates contact information and project activities, enters details into project database
Secures permission from permitting agencies for various types of surveys and studies on and across public or private lands
Records legal documents in appropriate county offices, if applicable
Provides liaison between permitting agency and other contractors such as construction crews, inspectors, surveyors, archaeologists, etc.
Maintains assigned parcel files from beginning to end of project
Specialized knowledge/education required:
In-depth knowledge of legal terminology that applies to land acquisition and permitting
Capable of completing legal documents and forms such as permits and agreements
Knowledge of the sequence of processes required to complete permitting
Ability to plot metes and bounds descriptions of property and read a variety of maps, electronic and paper
Ability to read and analyze engineering drawings and right of way plans in order to properly explain the taking
The ability to read, understand and communicate property valuation information to landowners, as contained in formal real estate appraisals prepared by professional state certified appraisers.
The further ability to render independent land value judgments and determine when compensation beyond the value outlined in an appraisal is justified
Proficient in programs necessary to maintain documentation and produce reports
Understands technology of projects well enough to explain and discuss with property owners
Skilled in variety of research methods, particularly internet, courthouse, and recorded documents
Knowledge of how to determine valuations of crops, trees, pastures, etc. for damage settlement
Completion of courses relating to current issues and processes, as sanctioned and/or offered by the International Right of Way Association

Job responsibilities:
Facilitate the loading and unloading of cargo to and from trucks.
Check freight for proper piece count, weight, dimensions and documents as appropriate when accepting or delivering cargo.
Issue appropriate warehouse receipt or collect signed copy of delivery receipt.
Ensure that cargo has a proper release issued by office personnel controlling the cargo before cargo is delivered to consignee or agent.
Operate basic cargo handling equipment such as forklift, aircraft pallets and pallet jacks.
Break down cargo from import flights, sort as required, check freight against manifest and store in proper manner and location in warehouse.
Build up cargo for export flights, following instructions of supervisor or person directing the buildup of the freight.
Keep inventory of on hand freight, warehouse supplies, airline equipment and containers.
Maintain security of the cargo and company's equipment. Observe that cargo has not been tampered with or that pilferage has taken place. Report incidents to supervisor as needed.
Maintain work area in clean condition, reporting damaged or broken equipment as needed.
Accept related assignments from lead agents, supervisors or management.
Complete paperwork and forms connected with work assignments pertaining to procedures and enter data into company's information system as required.
Follow company procedures and protocols to ensure we are always operating in a safe and responsible manner.
Complete all training when required by company, airport governing authority, or customer when required.
Be on time, be prepared, and be safe. Be willing to work flexible hours, including nights, weekends, and holidays.

Must be able to walk, climb, bend, kneel, crawl, and stoop on a frequent basis and for extended periods.
Must be able to be alerted to moving vehicles and use radio equipment to communicate with crew and airport authorities.

Knowledge, Skills & Abilities
Good Communication Skills: Warehouse Agents must be able to communicate information and instructions verbally and/or via radio equipment effectively in a professional manner with the flight crew, gate agents, and other ground crew to coordinate the movement and handling of trucks, equipment, and cargo.
Basic math skills: Warehouse Agents may be required to calculate piece count, weight and dimensions.

Qualifications:
Be at least 18 years of age and possess a high school diploma, GED, or work experience equivalent.
Possess a valid driver's license with a clean driving record.
If work location is in the United States, must have authorization to work in the United States as defined by the Immigration Reform Act of 1986. If work location is in Canada, must have authorization to work in Canada as defined by the Immigration and Refugee Protection Act (IRPA) of 2001.
Must complete ramp and SIDA training to obtain airport authority identification security.
If required by customer or role access, be able to secure a Customs Seal through the respective governing agency.
