Primary Responsibilities Responsible for reviewing plans and specifications for coordination and construction Supervises and delegates work to the positions of Assistant Superintendent, Field Engineer, and Punch Carpenters Coordinates all on-site activities of subcontractors and suppliers Responsible for the implementation and enforcement of all job site safety procedures in compliance with OSHA and Company procedures Makes decisions, solve conflicts, coordinate subcontractors, and inspectors as they relate to the project at hand Schedules and reports on all inspections and develops and maintains working relationships with the projects building officials and inspectors Develops creation and ensures the completion of punch lists prior to turnover Identifies and makes recommendations regarding projects risks including safety/loss control, subcontractor/supplier issues, differing site condition, schedule, change orders, and document conflicts Aids the Project Manager with management duties as required Directs and supervises the Construction field staff Ensures work with subcontractors is coordinated with regard to deliveries, change orders, plan discrepancies, and coordination Reports the progress of projects to Project Manager, Construction President, and Development Partner Oversees the day-to-day on-sight construction activity and ensures projects are on schedule and according to budget Ensures all permits are valid and on file for the project Develops and maintains the work schedule and short interval schedules to comply with the designated times in the Critical Path Method Solicits and negotiates bids for miscellaneous sections of work not included in the major Buy-Out by estimating and review and forward to the Project Manager for review, approval, and issuance of a contract or purchase order Responsible for drafting daily reports and punch lists Purchase miscellaneous materials during the course of construction not included in the major Buy-Out while obtaining approval from the Project Manager Reviews and ensures complete knowledge of all owner contract and subcontract agreements, project estimates, drawings, and agreements Plans and reviews the construction program with the Project Manager including procedures, job layout, equipment, systems, and workforce Meets with Project Engineer to review plans, schedule, issues, reports, equipment, and supplies as well as any other areas of the project Completes necessary paperwork and verifies subcontractors and suppliers have proper insurance requirements in accordance with Company requirements prior to working on site Participates in Company-provided training such as safety, non-discrimination, and harassment prevention Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws Desired Skills & Experience 10+ years of multi-family construction experience Bachelor's degree in construction management or related field is required Knowledge of construction procedures, building codes, construction procedures, materials and schedule practices Ability to accommodate changing priorities and manage expectations accordingly Exceptional and consistently positive communication and interpersonal skills with internal and external partners Experience with managing a team, including training, delating, conduct interviews, and setting goals for direct reports Knowledge of federal, state and local codes for ADA, FHA, Waterproof Professional verbal and written communication skills as well as proficient in Microsoft Office Some travel may be required
