Lead Estimator/Preconstruction will:
Manage the bid process beginning with receiving the lead thru the execution of the contract.
Facilitate the project turnover to the Operations Team in an intentional, comprehensive and timely manner.
Support and at times lead business development efforts in order to support growth.
Assign responsibilities, target areas of improvement and training, and supervise the performance of the junior Estimators.
Read and fully comprehend the construction documents (plans & specs) and the implications on project planning and general conditions/requirements.
Research items and price products through multiple vendors.
Manage several activities/projects at once, organize and prioritize work.
Define scopes of work for construction trades and prepare subcontract bid packages.
Complete estimates by deadlines.
Present to groups in person and via conference calls.
Procure and track relevant bid information.
Negotiate bid prices with subcontractors to include assisting Operations with the buyout.
Qualifications
5+ years experience in the construction industry, ideally in preconstruction or estimating department.
Completion of bachelors degree in related field
Physically located in or around the greater Raleigh/Durham/Chapel Hill area.

May assist the Chief Estimator in coordination of overall corporate estimating functions, including staff training.
Assign work to subordinates, direct and review their assignments, and be responsible for accuracy and completeness of estimates prepared by subordinates.
Review, discuss and incorporate similar past project knowledge, i.e safety concerns, productions, crew sizes, job costs into current job cost analysis.
Review proposal specifications, drawings and geotechnical information, labor and material requirements, prepare itemized lists, and attend pre-bid meetings to determine scope of work and contents of estimate.
Prepare estimates by calculating complete takeoff of scope of work. Determine cost effectiveness. Accurately quantify and price the labor, equipment, materials and subcontractors needed to perform the work.
Write detailed scopes of work including pertinent terms and conditions, inclusions and exclusions for bid proposals.
Interface with Owners and Architects/Engineers to provide necessary price, proposal and value management information.
Follow up on submitted proposals and be prepared to discuss in weekly estimating meeting.
Support Operations Staff as required
Maintain knowledge of relevant software, i.e. takeoff, estimate/bid creation, scheduling, subcontractor solicitation, office management
Research future opportunities and projects.
Attend relevant industry events and participate in business development with Owners, Architects/Engineers, vendors and other contractors.

Summary

Essential Duties & Responsibilities: Review and comprehend Architectural and Structural Drawings. Review and comprehend M, E and P drawings for relevant prefabrication interface. Perform material takeoff for prefabricated exterior panels modules. Compose and distribute budgets/proposals for prefab scope. Be able to masterfully to participate in our Design Assist process. Assess schedules for our manufacturing process tethered to the erection process. Compose pre-bid RFI s. Compose schedules inclusive of design, programing, fabrication, and installation. Embrace emerging technologies to complement our design, sales and construction process. Communicate effectively as part of a team and understand sales and negotiating techniques. Develop and deliver presentations. Develop and present building estimates and feasibility studies. Read schematics, blueprints, drawings and/or technical manuals. Maintain technical knowledge of building components and their function. Knowledge of building components life cycle values and maintenance requirements. Ability to gather data, compile information, and prepare reports. Ability to provide technical guidance and/or supervision to architects, structural engineers, and independent building contractors. Knowledge of the operating practices of construction, architectural, and building firms. Skill in organizing resources and establishing priorities. Knowledge of federal, state and local building codes, ordinances, and regulations. Ability to negotiate and manage contractual arrangements. Ability to make complex operating, administrative, and procedural decisions. Knowledge of procurement rules and regulations. Ability to assess contract compliance and product/service quality. Knowledge of budgeting, cost estimating, and fiscal management principles and procedures. Other duties as assigned. Requirements / Experience: Ability to read and comprehend construction documents including but not limited to architectural drawings, structural drawings, shop drawings, and schedules Commercial LGMF and Drywall Construction background required. Commercial pre-fab background preferred. Vast cladding knowledge preferred (EIFS, Metal Panels, Thin Brick, etc.) Talented communication skills: In-person, verbal, and written. Strong work ethic with ability to multi-task and focus. Team learner and leader- must have growth mindset. Dedicated to customer service, outgoing, and likable attitude. Exhibits high attention to detail. Computer and technology savvy: Estimating software, Excel, Microsoft Office, etc. Ability to form strong relationships with owners, architects and customers to create repeat business. Responsibilities
The Sales Associate / Estimator role is a sales role. Your main responsibilities include doing in-home estimates with residential customers who have requested home repair or remodeling services, evaluating the project, estimating the cost of services for the customer using Handyman Connections estimating software and selling the service to the customer.
The Sales Associate / Estimator will meet with customers, take pictures, diagram the work, and write a proposal (complete with pricing) for the project.
The Sales Associate / Estimator will present proposals to the customers and schedule jobs through the office using Handyman Connection software.
The Sales Associate / Estimator should agree to work one Saturday or Sunday for each trade show Handyman Connection participates inusually 1 or 2 trade shows annually.
There will be a weekly meeting with Owner/General Manager to discuss sales quota requirements and determine whether or not quotas are being met. It is the Sales Associate / Estimator responsibility to have all required documentation prepared for the meeting.
Sales Associate / Estimator will be expected to maintain clean and well-groomed appearance. Nice jeans or slacks or shorts with button up or polo logoed shirts are acceptable attire for customer sales calls.
