Providing comprehensive management of campus facilities requires the employment of approximately 325 personnel ranging in classification from custodians and groundskeepers to more technical skilled crafts such as electricians and plumbers, and professional design staff and engineers.
These services cover more than 150 buildings of approximately 6 million gross square feet, and1,475 acres of grounds.
Facilities Management has an annual operating budget exceeding $80 million in expenditures, with operating funds of $30 million and $15 million for reimbursable campus activities.
Project Services a construction department within Facilities Management manages a portfolio of major infrastructure and renovation projects totaling $200M per year.
Your Role on the Team Under direction of the HVAC Supervisor, be responsible for the operation, maintenance and repair of all equipment used in providing utilities, and environmental conditioning to buildings serviced by the Central Plant and package equipment.
What It Takes to be Successful Required: Ability to communicate effectively, verbally and in writing with peers, supervisors, and campus population.
Ability to work from as-built mechanical, electrical, and site drawings to identify and analyze HVAC and refrigeration equipment malfunctions and performs remedial skilled work.
Knowledge and experience in the use of test equipment and power tools to perform such work.
Experience in utilizing manufacturers equipment manuals and specifications in order to ascertain proper equipment operation and maintenance procedures.
Use of this information in ordering and replacement of necessary parts.
A working knowledge of computers, microprocessors, and programmable controllers as applied to HVAC and refrigeration systems.
Ability to wear a respirator.
EPA technician certification for refrigerant handling.
Two years-technical school training or job related equipment-training seminars in HVAC/refrigeration mechanics.
Four years work experience in a similar position or an equivalent of education and experience EPA technician certification for refrigerant handling.
1-3 years Two years-technical school training or job related equipment-training seminars in HVAC/refrigeration mechanics.
Four years work experience in a similar position or an equivalent of education and experience Preferred: Technical training with Siemens or Johnson Controls building automation systems.

Under general supervision, the Air Conditioning Mechanic performs inspections, maintenance, and repairs and installation of HVAC equipment, and related components.
ESSENTIAL FUNCTIONS
The following are the essential duties and responsibilities the incumbent must be able to perform.
Maintain and repair HVAC equipment including split systems, VRF ducted and ductless systems, package units, water pumps, heat pumps, fans, air handler units, heating units, refrigeration equipment, and air compressors.
From interpreting blueprints, manufactures' instructions, and written or verbal instructions, determine the sequence of operations required to maintain, repair, and adjust air conditioning and refrigeration equipment.
Perform periodic or special preventive maintenance inspections to ascertain the general condition of the equipment and make recommendations for repairs as necessary to keep the equipment in good operating condition.
Perform the recommended routine preventive maintenance on the equipment.
Troubleshoot problems using appropriate electrical, mechanical, or pneumatic testing equipment.
Adjust pneumatic, mechanical, and electric controls, including calibrating, replacing, and setting for appropriate temperatures and pressures.
Assist in the installation of major new air conditioning systems, including installation of ducts, piping, various air conditioning units, and related equipment.
Perform Air Conditioning Shop and Central Facilities Services duties.

**JOB PURPOSE:**

Detect malfunctions in plumbing systems, such as heating hot water, chilled water, process cooling water; shut systems down and makes repairs
Work on glass, plastic, copper, brass, steel and cast iron pipe varying in size
Repair and install cast iron pipe joints with bands or lead caulking
Install and repair gas lines
May do minor plumbing-related welding and brazing
Respond to quick response calls throughout campus using good judgment in accurately assessing problems
Perform preventive maintenance and repairs
**HVAC:**
Under the direction of a lead or supervisor, perform skilled heating, ventilating, and air conditioning work at the journey level

JOB PURPOSE:
This job series describes positions in which the major responsibilities are a variety of plumbing and heating, ventilation, and air conditioning maintenance duties performed at the journey level. Work may include any plumbing function as described in the Uniform Plumbing Code and Uniform Mechanical Code. Work is done on pipes of various materials, such as brass, steel, cast iron, copper, glass, or plastic, and of various sizes. SDSU Facilities Services (FS) is a customer-service based organization providing facility maintenance activities through a transparent and deliberate process. It is responsible for the operation, maintenance, repair, renovation, remodel, and alteration activities in support of the academic and research mission of the university. Facilities Services employs approximately 250 employees and supports approximately eight million square feet of buildings (including residence halls and parking structures) and 280 acres of improved and unimproved land.

Education and Experience
Knowledge: Work requires thorough knowledge of the theory and operation of major types of refrigeration and air conditioning equipment and of the materials, equipment and techniques used in the repair and maintenance of such equipment; and working knowledge of electrical voltage, plumbing refrigeration, electrical and plumbing codes, thermodynamics and automated energy/environmental management systems.
Abilities: In addition to the abilities required of a Building Service Engineer, the Air Conditioning/Refrigeration Mechanic must be able to use judgment and discretion in determining the methods and priorities of work orders; perform skilled electrical and plumbing work; diagnose and repair major malfunctions in the complex multi-zone air conditioning systems; devise and control air distribution efficiently with maximum comfort; and diagnose and repair the full range of refrigeration equipment including centrifugal and absorber equipment and/or screw, scroll and reciprocating refrigeration equipment.
Experience: These abilities normally would be acquired through progressively responsible experience in the installation, adjustment, maintenance and repair of commercial and domestic refrigeration and air conditioning systems involving modulatory and safety controls, thermostats, humidifiers and duct stats as well as one year of experience in the installation and repair of central multi-zone air conditioning systems. In addition, journey-level skill equivalent to that acquired through the completion of a refrigeration or air conditioning mechanic's apprenticeship program is required.

Key Qualifications
* Ability to analyze, respond appropriately to emergency situations and to recognize, secure and report unsafe conditions immediately.

Position Summary

Position Information
Performs heating, ventilation, air conditioning (HVAC) and refrigeration preventive maintenance as following:
* Under limited supervision from the Chief Engineer and/or Supervising BSE, incumbents install, modify and adjust computer-based heating, ventilation and air conditioning equipment, refrigeration systems, chillers and cooling towers.
* Troubleshoot, designs and modify air condition and refrigeration systems.
* Repair and maintain individual hardware and software component of applicable systems; perform major and minor overhauls, which include disassembling and Inspecting of all parts.
* Diagnose and troubleshoot system problems and correct as necessary for optimizing energy use; will serve as the department specialist on air conditioning and refrigeration systems and train other on the troubleshooting, overhaul, repair, calibration, and testing these systems.
* Lubricates, cleans, prepares and paints mechanical system.
* Supports, maintains and assists to design of air conditioning systems, applicable to existing and new campus wide buildings.
Completes scheduled maintenance tasks of cleaning/replacing filters, calibration of controls and functional tests to ensure operation of equipment and repairs as following:
* Operates, maintains, repairs and inspects heating, ventilating air conditioning, refrigeration and water systems and equipment.
* Maintains, inspects, diagnose, and makes emergency repairs to air conditioning and refrigeration systems.
* Maintains logs of maintenance and repairs using manual and computerized recordkeeping systems.

Minimum Qualifications
Knowledge:
Work requires thorough knowledge of the theory and operation of major types of refrigeration and air conditioning equipment and of the materials, equipment and techniques used in the repair and maintenance of such equipment; and working knowledge of electrical voltage, plumbing refrigeration, electrical and plumbing codes, thermodynamics and automated energy/environmental management systems.
Abilities:
In addition to the abilities required of a Building Service Engineer, the Air Conditioning/Refrigeration Mechanic must be able to use judgment and discretion in determining the methods and priorities of work orders; perform skilled electrical and plumbing work; diagnose and repair major malfunctions in the complex multi-zone air conditioning systems; devise and control air distribution efficiently with maximum comfort; and diagnose and repair the full range of refrigeration equipment including centrifugal and absorber equipment and/or screw, scroll and reciprocating refrigeration equipment.
Experience:
These abilities normally would be acquired t**ough progressively responsible experience in the installation, adjustment, maintenance and repair of commercial and domestic refrigeration and air conditioning systems involving modulatory and safety controls, thermostats, humidifiers and duct stats as well as one year of experience in the installation and repair of central multi-zone air conditioning systems. In addition, journey-level skill equivalent to that acquired t**ough the completion of a refrigeration or air conditioning mechanic's apprenticeship program is required.
Special Requirements: Incumbents typically must possess certification in the use of refrigerants.

Position is designated non-exempt under FLSA and is eligible for overtime compensation.
Standard SDSU work hours are Monday - Friday, 7:00 a.m. to 3:45 p.m., but may vary based on operational needs.

Education and Experience
Knowledge: Work requires thorough knowledge of the theory and operation of major types of refrigeration and air conditioning equipment and of the materials, equipment and techniques used in the repair and maintenance of such equipment; and working knowledge of electrical voltage, plumbing refrigeration, electrical and plumbing codes, thermodynamics and automated energy/environmental management systems.
Abilities: In addition to the abilities required of a Building Service Engineer, the Air Conditioning/Refrigeration Mechanic must be able to use judgment and discretion in determining the methods and priorities of work orders; perform skilled electrical and plumbing work; diagnose and repair major malfunctions in the complex multi-zone air conditioning systems; devise and control air distribution efficiently with maximum comfort; and diagnose and repair the full range of refrigeration equipment including centrifugal and absorber equipment and/or screw, scroll and reciprocating refrigeration equipment.

Five (5) or more years of progressively responsible experience in the installation, adjustment, maintenance and repair of commercial and domestic refrigeration and air conditioning systems involving modulatory and safety controls, thermostats, humidifiers, and duct stats.
Five (5) or more years of experience in the installation and repair of central multi-zone air conditioning systems.
Five (5) or more years of experience at a journey-level skill equivalent to that acquired through the completion of a refrigeration or air conditioning mechanic's apprenticeship program.
Project Planning and Coordination Experience.

Basic Function and Responsibilities:
According to available resources, the HVAC Technician will perform the duties peculiar to and normally required in the HVAC trade, follow recognized procedures and techniques for such work and assist other technicians in installation and service work requiring multiple technicians as needed. The HVAC Technician may also perform a wide range of multi-trade activities beyond the scope of normal HVAC service activities based on need and the ability of the technician to perform such multi-trade tasks.

Typical Job Duties and Responsibilities:
Inspects and operates air conditioning units and machinery to determine that all are functioning properly.
Read thermometers and gauges; records readings.
Maintains and repairs HVAC systems.
Tests efficiency of systems with instruments and makes adjustments to thermostatic controls and blowers.
Lubricates and/or services compressors, motors, and other moving parts of HVAC equipment as needed.
Tests systems upon repair before placing them in normal operation.
Insures, according to available resources, that all Campus, learning, working and living environments are suitable for their designed purposes to the extent that HVAC equipment is required to provide that suitability.
As needed, assist other Service Technicians with repairs and installations requiring multiple technicians.
As needed, assist the HVAC preventive maintenance program.
Keep supervisor informed of significant events and circumstances related to technician's responsibilities. Also ensure that all communication with members of management, co-workers, students, staff, and faculty is accurate and to the point as it relates to the business at hand.
As needed and as skill levels permit, assist other trades in the overall maintenance of the Campus.
Take responsibility for the accurate and timely completion of paperwork.
Perform each day's tasks according to the work-order system as dispatched by the Facilities Services Dispatch Office.
Provide maximum customer service, accurate communication, and extreme courtesy to all students and members of staff and faculty.

Qualifications:
A. General:
4 years-minimum experience in maintenance of HVAC systems. Self motivating; ability to work with others in support of HVAC installations and repairs; ability to share knowledge; ability to meet due dates on paperwork and work orders; able to remain steadfastly positive in the face of adversity.
B. Education:
High School graduate or it's equivalent.
C. Skills:
Superior skills in the operation of most basic power and hand tools common to the trades' areas. A basic electrical knowledge; ability to work from plans customary to the trades areas; electrical schematic reading; simple piping knowledge; ability to braze piping.
