About the Role:
The Assistant Property Manager at Indigo Stuart Apartments plays a critical role in supporting the overall management and operational success of the residential community. This position is responsible for assisting in the day-to-day administration of property activities, ensuring high levels of resident satisfaction, and maintaining the physical and financial integrity of the property. The Assistant Property Manager collaborates closely with the Property Manager to implement leasing strategies, coordinate maintenance and repair efforts, and enforce community policies. Ultimately, the Assistant Property Manager contributes to maximizing occupancy rates and optimizing property performance through efficient management practices.
Minimum Qualifications:
High school diploma or equivalent required.
Minimum of 2 years experience in property management or a related customer service role.
Basic knowledge of property management software and Microsoft Office Suite.
Strong organizational skills with the ability to manage multiple tasks and priorities effectively.
Excellent verbal and written communication skills.
Preferred Qualifications:
Experience working in residential property management, preferably in multi-family housing.
Familiarity with Fair Housing laws and local landlord-tenant regulations..
Proficiency with property management platforms such as Yardi, RealPage, or Entrata.
Demonstrated ability to work collaboratively in a team-oriented environment.
Responsibilities:
Assist in managing daily property operations including leasing, rent collection, and resident relations.
Coordinate maintenance requests and ensure timely resolution of repair issues to maintain property standards.
Support marketing and leasing efforts by conducting property tours, processing applications, and preparing lease agreements.
Maintain accurate records of financial transactions, occupancy reports, and resident communications.
Enforce community policies and procedures to ensure compliance and promote a safe, respectful living environment.
Collaborate with vendors and contractors to oversee property maintenance and capital improvement projects.
Respond promptly to resident inquiries and resolve conflicts or concerns to enhance resident satisfaction.
Assist in preparing budgets, financial reports, and operational plans under the guidance of the Property Manager.
Skills:
The Assistant Property Manager utilizes strong communication skills daily to interact effectively with residents, vendors, and team members, ensuring clear and professional exchanges. The Property Manager is responsible for directly managing all aspects of their assigned commercial and/or residential properties. Responsibilities
Advertise vacant properties
Show properties to prospective tenants and inform them of all available amenities
Hold open houses
Qualify prospective tenants using background checks and references
Accept rental payments and provide receipts
Respond to tenant inquiries
Maintain deep knowledge of the local market and housing trends
Negotiate leasing terms and close deals
Inspect properties on a regular basis and schedule necessary maintenance/repairs
Provide administrative support and other duties as assigned
Follow all Equal Housing Opportunity guidelines, local laws, and company policies
Qualifications
Proven working experience in property management
High school diploma/GED required, Bachelor's degree preferred
Property Management or Real Estate License preferred
Deep understanding of real estate law and leasing practices
Up-to-date on the local real estate market
Excellent communication, negotiation, and sales skills
Experience with property management software preferred
Compensation: $20.00 - $25.00 per hour
