The Project Manager provides management and administrative support to the Senior Project Manager and Superintendent to facilitate completion of the project within the constraints of the scope, schedule, and budget.

PRIMARY RESPONSIBILITIES OF THE PROJECT MANAGER:
Responsible to the Senior Project Manager for effective jobsite administration (RFIs, submittals, ASIs, as-builts), either directly or in collaboration with the Project Engineer.
Timely, accurate review of submittals and their approvals in order to adhere to delivery dates required to maintain the project schedule.
Review and QC of all critical submittal packages.
Attendance and active participation in critical pre-installation meetings.
Attendance and active participation in Superintendent/Foreman meetings.
Accurate projections and financial analysis by working with the Senior PM.
Effective discovery, tracking, notification and pricing for any changes to the work.
CPM analysis and timely substantiation for any delays or changes to the schedule.
Contribution to owner dispute resolution and maintenance of positive owner and design team relations.
Understanding of labor relations and maintenance of labor harmony on the job site.
Collaboration with SPM to maintain positive financial health of the project (overbillings, A/R management).
Participation in development plans for Project Engineers.
Subcontract and purchase order negotiation with SPM.
Coordinate and facilitate project close out, including O&Ms, punch lists, commissioning, and associated documentation.
Work in conjunction with SPM to provide relevant constructability, budget, and phasing feedback during all phases of design.
Provide support to Estimating and SPM in pursuit of DBB opportunities, including subcontractor outreach and bid day support.
A FORMA Project Manager has the ability and understanding to execute all contract administrative duties (RFIs, submittals etc.), but responds to the Senior Project Manager for the effective execution of the system. The PM has full responsibility for balancing delivery dates with submittal reviews, and is expected to be intimately involved with the details of the project and still provide submittal reviews for key scopes (steel, M/E/P, building envelope).
Project Managers should be comfortable navigating CPM, as-built, and Viewpoint software. Previous Project Management experience (2+ years), within Job Order Contracting (JOC) and public works a plus.

The MEP Project Manager is responsible for managing, field inspections, problem solving, and coordinating all necessary Mechanical, Electrical, Plumbing and Fire Protection project resources and documentation throughout the entire project lifecycle. This includes the selection and management of MEP subcontractors, and the review, management, and administration of mechanical bid tabs/Exhibit Bs, MEP submittals, monthly MEP requisitions and change orders, and MEP contractor schedule/performance.
Responsibilities
Review mechanical bid tabs and Exhibit B in contracts to ensure accuracy and compliance
Interview, evaluate, and select subcontractors for each project
Oversee daily operations and performance of MEP subcontractors
Approve MEP monthly requisitions and change orders after thorough review
Conduct site walks to monitor progress, update schedules, and ensure adherence to project timelines
Collaborate with BIM/VDC teams and Superintendents to maintain coordination aligned with the schedule
Partner with the A/E team to resolve coordination challenges and develop effective solutions
Review and approve all MEP submittals for compliance with project requirements
Secure documentation from inspections and testing, based on project size and scope
Manage and supervise MEP & FP contractors and the Commissioning agent throughout the project lifecycle
Coordinate with owner's third-party MEP contractors and testing agencies as needed
Collect mechanical closeout documentation, including as-builts, attic stock, and O&M manuals
Facilitate multi-trade coordination (e.g., curtain wall integration with security, electrical, and hardware)
Develop and track equipment delivery logs; prioritize submittals for long-lead items
Participate in weekly meetings with owners, subcontractors, and coordination teams
Obtain approvals and sign-offs from all Authorities Having Jurisdiction (AHJs)
Support retail and tenant fit-out activities where applicable
Prepare and complete MEP punch lists and work lists
Organize owner training sessions and manage project turnover
Liaise with public utility companies to meet project requirements, including temporary services (electrical, steam, natural gas)
Direct and coordinate all parties to successfully complete life safety inspections
Ensure accurate electrical requirements for mechanical systems and verify alignment between drawings and specifications
Qualifications
Bachelor of Science (technical/engineering degree) Mechanical, HVAC, Plumbing, Electrical and Fire protection
Minimum 5+ years experience with Mechanical, Electrical, Plumbing and Fire Protection Systems
Minimum of 2+ years of project management experience
Strong computer skills are required i.e. MS Excel, Word, Outlook
Ability to read and comprehend drawings and specifications
Complete understanding of BIM/VDC coordination including various hit detection programs
Knowledge of Local, City, State, and International building codes for the location of the project
Knowledge of ASHRAE, NEC, NFPA, and LEED requirements
Extensive knowledge of testing and balancing and commissioning practices
Ability to make decisions quickly and accurately
Ability to communicate at all levels

Responsibilities
+ Lead all activities related to contract administration, change orders, procurement, schedule, and financial reporting
+ Have thorough knowledge of the company's contracts and understanding of all parties involved
+ Secure required permits and verify insurance coverage for subcontractors
+ Facilitate project meetings to successfully coordinate work activity
+ Lead, train, and develop project team members
+ Prepare and submit monthly job status reports that outline project priorities and issues
+ Lead project close-out of project, including turnover of manuals and warranties and preparation of final payment documents for subcontractors
+ Develop and maintain positive working relationships with counterparts at owner, engineering and design firms
+ Establish a deadline and monitor the progress of the project
+ Drive a culture of safety on the project site

Basic Qualifications
+ Undergraduate or graduate degree in engineering, architecture, construction management, a related discipline, or relevant work experience
+ 4+ years of construction experience required; working for a general contractor on large-scale construction projects is highly preferred
+ 2+ years leading, developing, and motivating teams
+ Understanding of the strategic, operational, and financial components of a construction project
+ Ability to make timely and effective decisions
+ Experience managing projects successfully from start to finish
+ Skilled at developing and negotiating relationships with owners and trade contractors
+ Strong work ethic, leadership, and the ability to work in a fast-paced environment

As a Project Manager at Brodson, you will join a dynamic team environment collaborating on exceptional residential projects in Miami. Our residential projects are large in scale and of the highest quality in the industry.
The Project Manager is responsible for the profitable execution of the projects under their management including safe, on-time, on budget completion, adherence to corporate and contract compliance, quality control and customer satisfaction. Projects may include ground-up retail, restaurants, and TI remodels of both large and small scale.
We have projects in Miami-Dade, Broward, and Palm Beach counties. Project Managers will work in our office located in the Wynwood neighborhood of Miami, with job site visits required on a regular basis.
Essential Duties:
Accept projects from the estimating department after budget and preliminary schedule is created; review and adjust for constructability.
Review all construction contracts with preconstruction team inclusive of allowances, exclusions, and qualifications.
Familiarize self with all construction documents (plans, bulletins, sketches, memos, etc); maintain and distribute documents as needed.
Follow submittal and RFI processes by maintaining logs and ensure timely completion and distribution.
Manage the schedule and expectations in accordance with the MSA / Prime Contract Agreement throughout the life of the project.
Visit each project site on a scheduled and regular basis to remain updated on construction activities and conduct safety checks.
Work with Superintendents to develop the project plans, weekly schedule updates and monitor QA/QC.
Review daily field reports submitted by project superintendent.
Work closely with the jobsite Supervisor and Director of Construction to monitor project management compliance with reporting related to corporate policy and the contract documents.
Manage the change order process ensuring budget and schedule changes are communicated, changes are approved, and scheduled in a timely manner.
Verify, negotiate, and issue subcontractors, purchase orders, and all change orders submitted by subcontractor.
Reviews general conditions items with field staff throughout project.
Maintain periodic contact with the “Principle in Charge” for the architect, programmanager and the owner.
Lead weekly OAC meetings and meet as needed, maintaining issues list with weekly status updates.
Maintains timely and accurate communication with project team throughout the course of the project.
Manages pay application process including reviewing and coding of project related invoices for payment, timely billing of client, follow through on collection of payments, and coordination of check issuance to subcontractors.
Reconciles subcontractor billings prior to project completion and resolves whatever is necessary to complete close out of each subcontractor and vendor in a timely manner.
Review the safety training program and the safety procedures for the projects under his/her management on a regular basis to ensure that an effective program is being conducted. Review and mitigate safety trends. Conduct thorough “root cause” investigations on any accidents.
Elevate and coordinate all legal matters involving construction to the Director of Construction.
Develop risk management and recovery strategies when project schedules or budgets are in jeopardy.
Conducts walk punch list walk-thru with ownership for projection completion and sign-off.
Manage all facets of project close-out, including archiving of documents, maintenance and warranty manuals, deficiencies, and warranty work.
Maintain awareness of current marketplace and trends to gain and maintain our competitive advantage and develop effective bid strategies.
Ensure customer satisfaction. This will be reviewed based on repeat business and client references.
