SUMMARY: Bear Real Estate Group is seeking an experienced Construction Superintendent to lead the onsite execution of a major rehabilitation project at Ravine Terrace, a 98-unit senior housing community built in 1964. This HUD-funded Rental Assistance Demonstration (RAD) project includes extensive upgrades, system replacements, and interior reconfigurations that will modernize the building and expand high-quality affordable housing options for low-income seniors in Waukegan, Illinois.
The Superintendent will oversee all field operations, coordinate subcontractors, ensure safety and quality standards, and deliver the project on schedule and within budget.
DUTIES AND RESPONSIBILITIES:
The Superintendent will be responsible for all functions of the job site as it relates to day to day on-site construction activities. The position must be able to manage multiple projects and multiple subcontractors from site development through occupancy while monitoring job costs, construction quality and scheduling.
Initial Job Site Set Up (Construction Fence, Trailer, Temp Elec, etc)
Plan and direct construction activities of the Subcontractors, Laborers, and other staff as assigned
Responsible for construction and presentation of the project in a timely manner
Scheduling of all subcontractors
Approves work being performed by subcontractors and handles any issues that may arise.
Monitor project to ensure it is built per plans and specifications.
Prepare and Submit Daily Field Reports
Assist with the preparation of RFI's
Maintain a safe work site by implementing good housekeeping regulations and safety requirements, enforcing safe work habits and observing OSHA and any state-level agencies` regulations
Monitor site cleanliness
Conduct detailed inspections after each trade has completed its tasks and before any work is authorized for payment
Work with appropriate city officials and inspectors as needed
Perform checklists and reports that aid in controlling aspects of the construction process under his or her responsibility
Prepare punch-list for each project and ensure that all punch-list items have been completed prior to customer orientations/occupancy
Manage project close-out and final documentation
QUALIFICATIONS:
5+ years of solid hands-on experience with a GC or with a developer as a Superintendent
Knowledge of local Building Codes is required
OSHA certified
Knowledge of Project Management Scheduling Software
Knowledge with Excel based Project budgets

Essential Duties and Responsibilities
Implement, interpret and apply technical specifications, construction drawings, and work plans
Support project design team and provide constructability reviews of design plans and drawings
Effectively communicate proposed design modifications to the Engineer-of-Record in a timely and professional manner
Ensure materials, tools, and equipment are delivered and utilized properly to facilitate quality construction
Review, recommend and approve contractor change orders delegated under client authority
Prepare detailed responses to contractor requests for information and clarification to the contract documents in a timely manner
Review and approve contractors' construction quality control (CQC) procedures including material submittals and manufacturers' quality control (MQC) documents for completeness and compliance. Maintain complete and accurate files for each submittal
Maintain time and production records, analyze construction schedules and critical path management (CPM), and monitor construction progress with respect to scheduling and CPM tasks
Review, track, and approve contractor and subcontractor pay requests, invoices, and payments on a timely basis
Prepare and approve subordinates' final reports, work plans, health and safety documents, and the assembly of report appendices
Prepare progress meeting agendas and meeting minutes in an orderly and timely manner
Approve and issue field change requests and request change orders
Review and edit field document corrective action strategies to address substandard or non-compliant workmanship or materials
Develop and prepare sampling, testing schedules, and detailed test data summaries
Review field documentation and laboratory tests of construction materials and verify their accuracy and compliance with the project specifications
Establish, organize, and maintain field offices to ensure accurate, secure, and well-organized project records
Identify project staffing requirements and prepare and maintain on-site personnel schedules to meet project deadlines

This opportunity will be posted for at least five days. The right Manager would lead large, sophisticated controls construction projects that are $1M or more in the Charlotte area.

The duties and responsibilities of the Project Manager are far ranging and include all aspects of project control. The Project Manager will be involved in the assigned projects very early in the development process. The Project Manager will work closely with senior leadership to develop a working plan for each project and will have an in-depth, thorough knowledge of the entire project, ranging from the plans and specifications to all financial aspects of the project.
Responsibilities of the Project Manager:
Be on site at the project as necessary
Participate in obtaining subcontractor bids and assist in site walkthroughs
Take part in subcontractor buy-out, selection, qualification, and contract creation
Perform commercial/industrial construction cost estimation
Prepare, review, advance and monitor logs for tracking RFIs, submittals, contract documents, change orders and subcontractor's applications for payment
Follow-up and maintain and of all project related communications
Work with senior leadership and other stake holders to prepare, monitor and update the project
Review drawings in accordance with plans and specifications, scope, procedure, installation, site consideration and coordination between trades
Assist in the close-out process of the project, including the punch list, and submitting the close out package to the owner
Required Skills & Qualifications:
At least 3 years' experience in industrial/commercial building construction,
4 year college degree in engineering, or construction management (or similar)
Strong multi-tasking and organizational skills
Excellent written and verbal communication skills
