Key Responsibilities:
Review and Prepare Loan Documents
Prepare and review files for docs
Review data input to assure loan document information is accurate for signing
Provide an accurate review to ensure compliance with Federal, State, Investor and company policies
Up to date with all compliance with Federal, State, Investor and company policies
Conventional, VA, & FHA loans
Provide and Sign-Off Outstanding Funding Conditions
Complete funding review within the required turn time
Review outstanding funding conditions in a timely manner to make scheduled funding
Properly communicate and update applicable parties of funding status
Complete loan package for funding
Screen and/or protect documents for loan requirements
Resolve Discrepancies and Post-Closing Closer
Communicate with applicable parties regarding loan closing and loan delivery
Deliver loan file to investor with no funding purchase suspense
Assist in resolving any purchase suspense issues required before investor lock expiration
Review TRID Compliance
Finalize Final Closing Disclosure and issue Post Consummation Closing Disclosure if required
Properly review Final Closing Disclosure to ensure RESPA Compliance and validate tolerance thresholds
Upload and complete system entries with Final Closing Disclosure
Retrieve correct principal reduction check and correct system entry if required
Complete and verify Uniform Closing Dataset (UCD) for loan delivery
Review all LE's & CD's for correspondent loans if applicable
Run compliance test for correspondent loans if applicable
Requirements
2 years of hands-on experience in mortgage as a Loan Closer
Thorough understanding of the guidelines and TRID with a minimum of 2 years of practical experience

Position Purpose
Capital Bank is looking for a Mortgage Loan Processor to join our team. The Mortgage Loan Processor works closely with loan originators to process mortgage loans in order to provide a seamless customer experience. The Mortgage Loan Processor's primary function is to ensure the timely and accurate submission of loans to Underwriting.
Position Responsibilities
Gathers and analyzes documentation and other information to take each loan application from once setup to closing
Contacts borrowers and referral sources as an introduction within 3 days (72 hours) of receipt
Reviews all income documentation to ensure that is accurate and supports the guidelines in place for a specific loan product
Reviews product guidelines to make sure that the loan fits and the necessary documentation is obtained, including:
Verify 2 years of continued employment - document any gaps
Review asset documentation
Review credit report
Review appraisal
Review title work
Review hazard insurance
Obtain payoffs on refinances by contacting current mortgage holder
Make sure all documentation is legible
Obtain all required certifications from agent - termite, well, septic, etc. and review upon receipt. Actions as needed.
Monitor daily closing schedule and make sure all loan are scheduled - if not scheduled notify Title Company, Agent and/or Loan Officer and schedule with closing department
Submit loan to underwriting in appropriate file order
Clear all Prior to Closing conditions. - Loans must be “clear to close” at least 48 hours prior to closing
Advise borrower of loan decision and any required conditions
Inputs proper loan information into Encompass so that data and supporting documentation are accurate.
Contacts borrowers to obtain additional documentation as necessary to meet loan guidelines
Follows Processing procedures as designated by Processing Manager
Must meet crucial deadlines such as financing contingencies and closing dates
Works with the MLO and/or LOA regarding missing/requested items
Updates conversation logs in Encompass
Minimum Education & Experience
3-5 years experience in a loan processing role with experience handling loans from start to finish.
Recent experience in the mortgage industry as an assistant, loan processor or loan officer is preferred.
Experience communicating with borrowers regarding lending requirements.
Experience processing conventional, FHA and VA loans.
Experience with Encompass software is required.
Preferred Skills & Qualifications
Strong background in calculating income is preferred.
Proficient in Microsoft Office Suite including Word, Excel, PowerPoint and Outlook.
Excellent verbal and written communication skills.
Proven customer service ability is required.
Must have knowledge of lending terminology and the ability to effectively communicate to borrowers.
Knowledge of underwriting would be helpful.

Compensation:
Base Salary Range: $25.51 - $35.71 per hour. Final determination of where you are at in the salary range is based on numerous factors such as relevant experience, skill set, education, geographic location, and ability to meet qualifications within the job description.

Essential Duties and Responsibilities
ESSENTIAL DUTIES AND RESPONSIBILITIES:

Builds and maintains relationships in the real estate community, which includes but is not limited to realtors, attorneys, abstractors, and insurance companies. Fields and returns phone calls/emails from borrowers regarding their mortgage loan. Schedules closings with members and all other involved parties in the absence of the MLO or Mortgage Associate. Orders final inspections, flood determinations, when necessary, verification of employment, verification of mortgage or rents and other documents necessary to support the loan application and ensure complete documentation of the loan file. Orders the necessary title work through abstract/title companies and attorney's office. This would include but is not limited to (abstract update, 900/901 searches, buyer's searches and day of closing searches). Reviews and verifies title work is clear to close and works with all parties involved to clear title objections. Orders and reviews both the compliance report and fraud report for accuracy and discrepancies and makes any necessary corrections. Submits file information to automated underwriting system when necessary and verifies accuracy of the findings. Organizes documents in appropriate order in the LOS system and submits final applications to underwriting for approval when necessary. Follows up on any prior to docs and closing conditions for secondary market and in-house loans. Verifies accuracy of homeowners insurance and flood insurance if applicable (personal and association) and requests mortgagee clause change prior to closing. Requests closing numbers and all transfer documentation from closing agents, realtors, and attorneys in order to prepare closing documents. Works closely with all attorneys and realtor companies to obtain this information. Sends and monitors the closing disclosure to verify the closing disclosure has been sent at least 3 days in advance of closing. Will notify MLO/Associate if CD is not viewed 3 days prior to closing. Responsible for re-disclosing any additional fees, changes on rates and terms, etc. after the initial CD has gone out and there are changes to be made. Prepares closing documents and closing disclosure statement. Verifies all fees and invoices have been collected. Issues all checks and posts general ledger entries for those invoices and fees. Overnights and/or wires payoffs and proceeds as requested on all purchase transactions. Verifies the accuracy of the closing documents to ensure the address, legal description, initial escrow disclosure, etc. is correct. Organizes documents in LOS system to be sent to post closing department in a timely manner to ensure prompt delivery to investors and prompt recording of the mortgages. Ensures accuracy of Warranty Deed, Ground Water Hazard Statement, Declaration of Value, Mortgage and any additional documents that are to be recorded prior to closing Resolves any secondary market suspensions or deficiencies and follows-up on any missing documentation in mortgage file in a timely manner. Assists in year-end verification of HMDA reporting and 1098/1099 statements. Assists in all other necessary mortgage duties and projects when needed. Adheres to all state, federal and credit union regulations, policies and guidelines.

JOB REQUIREMENTS:

Interpersonal skills to represent the Credit Union in a positive way during member contact. Interpersonal skills necessary to gather data from a number of sources and to represent positively the Credit Union during such contacts. Ability to provide quality service to members by phone or in person or by email. Ability to develop and maintain effective working relationships with co-workers. Ability to prioritize assignments and organize work efficiently, to handle large volumes of details. Ability to operate related computer applications, on-line terminal and other standard office equipment such as a calculator and typewriter. Accuracy and attention to detail required. Lending policies and Real Estate knowledge helpful. High school diploma or equivalent (i.e. GED) with a minimum of one year previous related work experience. Must be bondable.

Position Overview:
The Loan Processor position supports the Melville, NY office of CrossCountry Mortgage. The Loan Processor is responsible for accurately setting up new purchase applications, issuing pre-approval letters, processing and disclosing loans, and overseeing the success of every loan from contract to close. Job Responsibilities:
Serve as Primary contact and liaison between clients, Branch Manager, Branch Sales Manager and/or assigned Loan Originator(s).
Contact all borrower(s) within 24 hours after the LO appointment, fully review the loan applications and other documents with borrowers and effectively communicate all pre-approval parameters to borrowers.
Request and review the cash, credit, and income qualifications of all borrowers.
Review documentation received within 24 hours of receipt for discrepancies, omissions, verified income calculation, asset verification and Encompass updates based on verified information; immediately notify Loan Originators when any discrepancies are found on documentation. Track all requested documents in Encompass.
Communicate any red flags or major potential issues to the LO or Team Captain (if applicable) and Realtor partner and ensure understanding of all required conditions before contacting borrowers or third parties.
Meet deadlines (loan documents to title 3 days before closing) while maintaining multiple assignments/projects.
Handle all payment scenario requests.
Accurately pre-approve all borrowers and supplement the pre-approval letter with any pertinent documents (i.e., Pre-Approval Addendum, completed All About You form, etc.). Rush pre-approval requests when necessary.
Provide a courtesy phone call to the referring Realtor within 24 hours of issuance, ensuring they fully understand any important details of the pre-approval. Communicate effectively to all respective Realtor partners with updates as needed.
Accurately onboard all newly received contracts for Rate Lock consultation.
Expeditiously submit and disclose the loan application to remain TRID compliant.
Provide outstanding Borrower Tuesday Updates, Pre-Closing, and Funding Calls (if applicable).
Ensure 95% of all loans close on time with a mandatory daily gauge check to address choke points.
Attend weekly pipeline calls to handle 95% of all loan problems before escalating to the LO and ensure all required time-to-task objectives are met.
Provide excellent customer service both internally and externally.
Available to work varying hours and overtime if needed.
Qualifications and Skills:
High School Diploma or equivalent.
Minimum 5 years' current conventional fixed and ARM, HELOC and construction mortgage loan processing or origination experience.
State and Federal NMLS License preferred.
Experience in Mortgage Loan Processing.
Experience with RESPA and mortgage and consumer lending regulations and loan documents, preferred.
Working knowledge of all major investors' guidelines.
Experience with Encompass.

What this job looks like:
Mortgage Closers are responsible for preparing all loan-closing documents and ensuring that they are accurate in order to have a fully compliant mortgage loan. They carefully review all documents, (such as: Title Commitments, Surveys, Tax Certificates, and the like) for any errors, and confirm that pricing and program are correct to insure loan will be funded. They also act as a point of contact between all parties in the real estate closing transaction. They communicate with attorneys, closing agents, lenders, and title companies to gather all the necessary information for accurate document preparation and resolve any issues that arise in that process. They make sure that the loan closing proceedings run smoothly and in a timely manner. Lastly, mortgage closers review all closing details to ensure compliance with state and federal regulations and all terms of the loan are met.
Specifics:
Hours to be determined with OT when necessary. This position is remote and the training will take place remotely as well. This position is full time, hourly, and offers benefits (health, vision, dental, and 401k). Salary range is 55k to 65k depending on experience.

Full-time Description
A Mortgage Loan Closer will prepare the closing package in accordance with product type, investor guidelines, and state and federal guidelines. The Loan Closer will perform a quality control and data integrity review for compliance, completeness and accuracy. The Loan Closer will function as the liaison between the Operations Department (processors, insurance) and the Legal Department (title companies). Once the loan has been Cleared-To-Close, the Loan Closer will coordinate with the Legal Department (title company) to facilitate the loan's closing.
Responsibilities
Comprehensive knowledge of TILA/RESPA fee tolerance comparison and change of Circumstances.
Review the closing documents for completeness and accuracy.
Thorough proficiency of Closing and Legal documents: CD, disclosure documents such as LE and Right of Rescission.
Review loans accurately, complete all data input into Loan Origination System.
Update and ensure all the fees and costs are accurately calculated.
Problem solving, identify and resolve problems in a timely manner.
Perform preliminary reviews of Title reports.
Liaise with Borrower and Bank Attorneys to clear title issues.
Adhere to established quality and service standards (ex. Review and prepare closing documents within established turn times).
Other duties as assigned.

Summary
The Mortgage Loan Closer (Temporary) is responsible for closing all first and second mortgages, working closely with the Loan Officers and Processors from final approval through post-closing of the mortgage loan. This position requires strong communication and time management skills, as well as strict attention to detail.
Key Job Responsibilities and Accountabilities
1. Closes first and second mortgage applications in accordance with secondary market/Credit Union guidelines and ensures loan documentation complies with Federal, State, and local rules and regulations.
2. Works with the lending team to maintain archiving of mortgage files.
3. Facilitates mortgage loan closing; this includes but is not limited to reviewing loan file, preparing closing instructions, reviewing settlement statements, issuing final closing documents, and confirming closing successfully occurred by obtaining signed document copies.
4. Funds mortgage loan ensuring all rules and regulations are followed. In addition, ensures all internal wire controls are followed and necessary notification is provided to Finance.
5. Boards mortgage loan to third party sub-servicer, ensuring all required data and documents are transmitted accurately, timely and successfully - understanding the downstream impact of errors in this process (to the borrower, Finance, Loan Sales, and more).
6. Monitors closing pipeline to identify areas that require intervention in order to expedite the mortgage process and takes action accordingly.
7. Inputs and updates data into loan origination systems and assures adequate file integrity. Generates and/or ensures timely generation of all required documentation and closing disclosures.
8. Submits mortgage loans through Desktop Underwriter and reviews the automated underwriting conditions to ensure loan still meets original approval eligibility.
9. Interacts with assigned Loan Officer, Processor and Underwriter to resolve any file discrepancies in order to ensure timeliness of closing, compliance, and loan delivery for committed loans.
10. Maintains a high level of customer service by being proactive in communication with members, vendors, attorneys, relocation agents, title company representatives and staff members in order to ensure proficient closing of all loans and a positive experience for borrowers and referral partners.
11. Works with outside vendors and service providers to facilitate the loan process.
12. Supports Mortgage Operations area as necessary, including overflow support for Loan Submission and Loan Processing.
