General Job Description
Dogwood Industries LLC is seeking an experienced Maintenance Technician to join our team in Sedro-Woolley, WA. A successful candidate will be able to successfully perform preventative and unscheduled maintenance tasks on production equipment in Dogwood Industries metals fabrication shop.
Duties & Responsibilities
Use test and diagnostic equipment to identify and fix problems
Perform equipment modifications as directed by the supervisor

POSITION SUMMARY: Under the general supervision of the Maintenance Manager, the Maintenance Technician is responsible for performing a variety of tasks related to the maintenance, troubleshooting, and repair of the hotel's physical plant and equipment. This role ensures that all systems and equipment function efficiently and that the property remains in optimal condition, meeting safety, sanitation, and cleanliness standards.
ESSENTIAL DUTIES & RESPONSIBILITIES: All duties and responsibilities of this position are to be performed with exceptional caring and genuine guest service upholding the Oxford Collection of hotels standards and culture at all times.
Safety & Preventative Maintenance (50%):
Conduct routine preventive maintenance for guest rooms, public areas, hotel equipment, and carpet care as scheduled under the direction of the Supervisor or Maintenance Manager
Flip mattresses and move furniture as assigned by the supervisor
Assist with preventative maintenance tasks such as replacing ceiling tiles, light bulbs, patching vinyl, and other basic repairs to maintain the hotel and keep the product quality standard
Refurbish furniture and fixtures within guest rooms, such as cabinets, tables, chairs, doors, windows, and counters. Paint and finish furniture and fixtures as needed
Provide general grounds keeping services such as trash removal, pool and spa maintenance, grounds upkeep, kitchen Equipment cleaning and service, and security rounds
Maintain organized work areas and equipment in alignment with sanitation and cleanliness standards whiling ensuring equipment operating logs are up to date
Be knowledgeable about and able to respond to emergency situations

Maintenance Repairs (30%):
Assist in maintaining and repair of the exterior and interior of the property
Using hand tools; painting or repairing windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures
Trouble shoot and perform maintenance on hotel systems and equipment including plumbing systems and fixtures such as pipelines, toilets, sinks, kitchen, and laundry equipment
Troubleshoot and repair electrical systems, including air conditioning controls, television sets, and lighting systems, or make minor replacements as needed
Service the hotel's pool, including adjusting chemicals, cleaning filters, and maintaining record logs
Maintain the building exterior and "curb appeal" (e.g., snow removal, lawn care, painting, and gardening)
Stay in touch with the Front Desk, bistro and housekeeping departments regarding guest needs that arise during the shift
Assist property leadership in meeting and exceeding all company benchmarks for preventative maintenance, response time, customer satisfaction, etc.
Guest Relations (15%):
Engage with guests in a friendly, customer-focused manner, providing a high level of service to ensure their needs are met and expectations exceeded.

Responsibilities
1. Perform basic electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc. and light plumbing work, such as clearing stoppages, replacing fittings, etc.

5. Responds to work orders, resident requests and concerns in a timely and professional manner.
6. Assist in apartment move-in and move-out inspections and assist the Maintenance Manager or Community Manager in scheduling annual apartment inspections. Complete make-ready process of vacant apartments as directed by Manager.
7. Have knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, sewer clean-outs and post map of same.
8. Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and perform scheduled maintenance on all equipment based on the manufacturers operating manuals.
9. Report any maintenance or resident related concerns to manager in a timely manner.
10. Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as needed. Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained.
11. Attend and participate in training seminars as requested. Be aware and operate within OSHA (Occupational Safety and Health Act) standards and company safety policies and procedures at all times.
12. Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.
13. May be required to track stock control and utilization of maintenance materials.
14. Perform other duties as assigned.
