Operates, inspects, and maintains all HVAC, mechanical, electrical and plumbing equipment and systems in assigned facilities to obtain most efficient operating results and life expectancy. Assures that site equipment is being maintained in an energy efficient, safe manner and that down time is reduced to a minimum by anticipation of necessary repairs keeping records of past operating experiences. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
Site Maintenance
Oversee the preventative maintenance program which can include - scheduling of preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks to maintenance team members orders parts and equipment required for repair, maintenance and installation of new or legacy equipment, and maintains inventory.
Maintains good facility relations through prompt and courteous response to facility requests within the guidelines set forth by JLL and Client.
Responsible for assisting the building engineering team with protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function.
Performs building and utility plant maintenance across the site including but not limited to carpentry, painting, plumbing, electrical, mechanical, mill wright, and machinist functions.
Monitor the quality of maintenance work performed by outside contractors and/or more junior staff.
Work closely with contractors. Assist in providing access to machinery rooms, electric closets and other restricted areas, as assigned by the Assistant Chief Engineer or other supervisor.
Perform daily building rounds and document readings on equipment logs.
Compliance
Ensure that work performed in facility space is accomplished with a minimum of disruption and is followed by adequate cleanup
Review monthly facility service request summaries to pinpoint and correct recurrent operational problems
Complies with all written JLL and regional company policies.

Education
High School Diploma or equivalent.
Experience
Must possess (4) years of technical experience in all aspects of building engineering with a strong background in technical aspects of machinery, plumbing, electrical, equipment repair and maintenance.
Skills and knowledge
Must be proficient using computers & software programs such as MS Word, Excel, Outlook, Explorer, etc.

What You Will Do
Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and appliances. Repair and maintain interior and exterior features of the property, including doors, windows, walls, flooring, and fixtures. Respond to maintenance requests from residents, ensuring timely and efficient resolution of issues.
Prepare vacant units for new residents, including painting, cleaning, and repairing or replacing damaged or worn items. Ensure that all units meet the community's standards for cleanliness and functionality before new residents move in.
Conduct regular inspections of the property, including common areas, equipment, and building systems, to identify maintenance needs. Implement and follow a preventive maintenance schedule to reduce the likelihood of equipment failure or costly repairs.
Respond promptly to emergency maintenance requests, such as plumbing leaks, electrical outages, or HVAC failures. Be available for on-call duty as required, including evenings, weekends, and holidays.
Ensure that all work is performed in accordance with safety regulations, building codes and report any safety hazards or compliance issues to the Maintenance Supervisor, Community Manager or General Operations Manager.

Pay rate: $17.43/hour - $23.00/hour
The successful candidate is expected to work 16-19 hours per week. This position typically assigned as needed on a quarterly basis, with no expectation of continued employment beyond the current appointment.
The temporary hourly employment is limited to the earlier of 1,050 hours or 12 consecutive months beginning from the original date of hire. Per WAC 357-04-045, following 1,050 hours or 12 consecutive months, an individual is not eligible for re-employment at Bellevue College in another temporary part-time hourly position. About the Department
Bellevue College Grounds Crew maintains landscapes and hardscapes. The Grounds Crew supports the College's mission and goals by carrying an awareness throughout their work with regards to safety, accessibility, inclusivity and sustainability. The Grounds Crew is a large contributor to ensuring the College campus is free of litter and debris, is accessible to pedestrian and vehicular traffic, and ensuring public gathering spaces are well kept and available to the College community. In addition to maintaining an exceptional campus aesthetic the Grounds Crew is also responsible for renovating landscapes to better compliment the native environment and make them more sustainable in maintenance and future development. By collaborating with various groups on campus the Grounds Crew strives to involve multiple perspectives of those on campus and allow for group and interactive projects related to campus grounds; thus, incorporating all the knowledge and experience within the college community to ensure work being done is both transparent and in alignment with the College's goals.
Essential Functions
* Collecting loose trash around the exterior of campus, changing trash and recycling receptacles around campus exterior, cleaning designated smoking areas, monitoring main campus compactor, continual daily effort to minimize litter and monitor waste receptacles.
* Regular/routine mowing, trimming, blowing off parking lots/lawns/garden beds/ roadways/sidewalks/paths/curbs, weeding of planted areas, horticultural care, planting bed preparation, equipment maintenance and upkeep, tree/bush trimming, mulch application/spreading, plant transplanting and installations, plant cultivation and propagation, planting bed renovations, planting area development and reconfigurations, aid/assist/contribute to landscape design and development of College landscape.
* Repairing damages to sprinklers/pipes/valves/, winterizing irrigation systems on campus upgrading/installing/or modifying irrigation systems to be appropriate for the plant areas being watered.
* Pressure washing hard surfaces at ground level and/or on buildings faces/structures, pressure washing moss/mold off of walking surfaces, removing/cleaning vandalism to College property, keeping drains clear.
* Assisting with College sponsored events, participation in department events (Hayride, wreath making event and other events), assisting in traffic control for planned and unplanned events, and various tasks as needed to aid in normal campus operations.
Minimum Qualifications
* Valid Washington State driver's license at the time of the interview AND two years driving experience.
* Ability to work outside in ALL weather conditions.
* Physical ability to do the required work (i.e. lift/push/or pull at a minimum 50lbs). Must be able to bend, kneel, and or crouch repeatedly.
* Some experience or training involving grounds maintenance, plant care, or equivalent education and/or experience.

Position Summary:
The Building Maintenance Tech (BMT) is responsible for the overall maintenance, repair, and improvement of Climate Pledge Arena. Under the supervision of the Facilities Manager, this position includes the areas of carpentry, dry wall, wall finishes including wallpaper, engineered materials, tile, furniture assembly, door locks and doors. Additionally, this job also includes working with vendors and subcontractors.
This is a full-time position based in Seattle WA.
Essential Duties & Responsibilities:
Ensure building systems are in proper working condition. ADA entry, doors and locks, roll up doors, loading dock levelers, safety and security equipment, lifts/Forks/carts and restroom partitions, carpet, tile, and concrete repair.
Repair and install drywall, wall coverings, and glazing.
Assist in major repairs, upgrades, and participating in large-scale maintenance duties as part of the operations team
Documenting procedures, processes, and best practices in on-plan sets and end-user manuals or modifying what has previously been documented.
Performing preventative maintenance and scheduled predictive maintenance checks following manufacturers' recommendation and/or as assigned.
Log into the work order management system to find, accept, and complete the work request.
Work in conjunction with the Facilities Manager to help implement an effective P.M. program for all equipment and systems.
Assist in daily, weekly, monthly, semi-annual required building inspections, and institute required corrections and/or Preventative Maintenance systems, and schedule as needed.
Collaborate with other workers, company's officials, and staff to effectively provide solutions to maintenance problems.
Support the successful completion of 50 NHL games, 20 WNBA games, 80 major music/entertainment events, and 25 miscellaneous events each year.
Work with subcontractors and vendors as required to carry out the various responsibilities of such 3rd party services.
Perform other duties as assigned and as needed to assist in the management of responsibilities associated with the facility.

BASIC FUNCTION
The Moderate Risk Waste (MRW) Technician I is an entry-level position in the MRW career ladder. This position involves acquiring foundational knowledge related to Household Hazardous Waste (HHW) or MRW. The MRW Technician I will assist with both skilled and unskilled tasks to support the operations of the HHW Facility and provide general assistance to businesses and the public regarding hazardous waste management inquiries.
STATEMENT OF ESSENTIAL JOB DUTIES
* Receives, tracks, and categorizes MRW received from the general public and qualified commercial generators at the facility. Prepares for safe transport and ensures the transportation of MRW from solid waste transfer stations, drop box sites, and community drop-off locations sponsored by the county.
* Provides general assistance to the public and businesses, on the telephone and in person, regarding proper MRW disposal, waste tracking, and the use of less toxic alternative products.
* Assists other staff assigned to the facility with a wide range of tasks.
* Inspects facility supplies and personal protective equipment.
* Assists with hazardous substance spill control, containment, and clean up. Works closely with the MRW Technician Lead to assess immediate risk to facility staff and others on site, assists with evacuation of the area.

PHYSICAL EFFORT

When working at the facility, the incumbent will be working with paints, pesticides, herbicides, cleaning solutions, acids, oxidizers, oils, and unknown chemicals, which require wearing protective gear, including a respirator. Use of a respirator requires no facial hair (such as a beard or mustache), which could interfere with the proper function of a respirator. Must be willing to participate in the medical monitoring program, adopted for HHW facility staff. Incumbent must be able to carry up to fifty (50) pounds on their own and be able to safely move fifty-five (55) gallon drums weighing up to five hundred (500) pounds with a hand cart designed for that purpose. Assigned job duties will require the safe operation of a forklift.
SUPERVISION
The employee receives supervision from the MRW Supervisor or MRW Technician Lead as assigned. Assignments are made indicating generally what is to be done, the quantity of work expected, and any deadlines that are to be met. The employee carries out recurring assignments as he/she becomes proficient and receives additional specific instructions for new or unusual assignments. The work may be reviewed for completeness and accuracy, or the employee may perform tasks that have inherent checks built into the nature of the work.
WORKING CONDITIONS
The majority of the work will be performed at the HHW Facility. Some duties will require work at other county facilities, and/or special event sites, and/or community-based drop-off sites.

Responsibilities:
Take additional maintenance requests as assigned
Record when any equipment was serviced and repairs were made
Establish and implement preventative maintenance protocols to keep equipment operations smooth and eliminate safety risks
Examine building windows, walls, and doors for damage and perform repairs when needed
Perform routine maintenance on equipment and systems such as plumbing fixtures, HVAC units, and electrical wiring to ensure optimal performance and make any repairs
Qualifications:
Available to be on call and respond to maintenance requests on nights and weekends
Advanced understanding of maintenance equipment, procedures, and techniques
High school diploma/GED or equivalent
Over 2 years of maintenance experience
Knowledge of heating and air conditioning units, plumbing systems, and electrical systems

Job Duties and Responsibilities
What You'll Do:
You'll visit customers' homes, solve problems, and introduce them to smart home tech.
Install and service DISH equipment and smart home products in customers' homes
Teach customers how to use their tech and offer additional services when helpful
Keep a clean work area and maintain a professional attitude while working independently but staying connected with the team

Valid Driver's License: Clean record required
