In close collaboration with the maintenance supervisor & technical manager, delivers KPI's to drive continuous improvement. The maintenance engineer will review the data with the Maintenance Supervisor and enact combined effort plans to improve:
Regulatory Compliance
Safety Compliance
Overall Work Order Completion
Analyses key maintenance performance KPI's (work order close out, time to repair, etc.) to understand trends and develop action plans where necessary.
Apply knowledge of general industry standards to improve equipment and organizational performance, as well as become fluent in the Vopak Standards
Delivers ownership of the mechanical integrity system:
Sets PM frequency and reviews all mechanical integrity inspection reports with the maintenance and operations teams to develop repair plans and improvements.
Participates in assessment team meetings for mechanical integrity of critical assets
Ensures regulatory, safety critical, and business critical assets are managed per the global mechanical integrity system.
Conduct and maintain equipment criticality assessments to ensure proper priority and critical nature of equipment is addressed
Conducts and Assists maintenance supervisor in root cause analysis on bad actor equipment:
Assist in developing low cost solutions
Assist in changes resulting in long term reliability improvements.
Use findings to inform the Sustaining Capex Program
Works with Vendors and Third parties to ensure proper equipment and continuous improvement of service.
Serves as the “super user” for the computerized maintenance system.
Accountable for product movement to ensure operations are consistently performed according to Vopak and customer standards.
Serves as Management of Change system owner. Ensures correct documentation & procedures are followed.
Updates or manages updates of drawings to be uploaded into the database.

This is a temporary position with an expected duration of ninety (90) days from the date of the employee's hire.
The Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Handles service requests for repairs and improvements of vacant apartments to a market-ready status.
DUTIES/RESPONSIBILITIES
Receives maintenance requests, prioritizes work orders, and handles each most efficiently, as directed by the Property Manager and Maintenance Supervisor.
Examines and diagnoses problems with heating, ventilation, and air conditioning units for property facilities. Determines the best method to repair or replace all or part of the unit. Makes repairs and/or replacements according to standard. Performs preventative maintenance on HVAC units by replacing filters, cleaning coils, etc.
Check all appliances, sinks, faucets, commodes, drapes, blinds, etc.
Performs minor to moderate-level plumbing repairs, replacements, and/or installations, including repairing leaks and removing clogs in sinks and toilets.
Change air conditioning filters at least once every three months.
Performs minor electrical repairs and replacements of light fixtures and related items.
Repairs locks and other miscellaneous items.
May perform painting projects ranging from a complete interior painting of property units to minor touch-ups and repair of walls and woodwork.
May perform “make ready” projects to prepare vacant units available for prospective tenants.
Review condition of floors, walls, carpet, linoleum, tile, etc. Make necessary repairs to above.
Responds to resident service requests and concerns in a timely manner.
Delivers various communications to residents as needed. Leave a completed work order or a note in all apartments.
Clean up any debris that is caused by maintenance work. Do not use personal items belonging to the resident for clean-up.
Record time spent in each unit on the work order.
Inform Property Manager of any repair work needing an outside contractor or replacement of significant appliances necessary.
Perform any necessary maintenance in the leasing office, clubroom, models, pools, the exterior of the property, etc.
Pick up trash, water grounds, and flower beds from the grounds daily. Empty pool area trash cans.
Sweep leasing office front porch and parking area.
Sweep and clean around the breezeways, dumpster area maintenance, boiler, and supply rooms.
Clean pool(s) and maintain correct chemical levels. Sweep pool areas and arrange pool furniture.
Inventory pool and ground supplies, inform Maintenance Supervisor when running low.
Be alert to physical problems seen in the course of work and notify the Property Manager at once.
Maintain adequate inventory of supplies.

Perform all duties necessary for the completion of resident work orders and requests for service
Travel to suppliers to pick up parcels and supplies as directed

Oil States Energy Services is currently hiring for a Tool Maintenance Technician at our New Iberia, LA location. Tool Maintenance Technicians provide labor and skilled support for assigned product lines.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Abides by all Oil States Energy Services, LLC Safety and Operational Policies and Procedures.
· Performs routine maintenance on tools and supporting equipment.
· Inspects and maintains equipment, checks operating conditions, and logs repair needs.
· May perform maintenance jobs as required, as well as preventative maintenance.
· May provide assistance to assigned mechanic as needed.
· Rebuilds broken equipment and replace parts in accordance with specifications.
· Assemble and disassemble universal tools.
· Maintain required and related records as necessary.
· Track and record equipment test results.
· Complete work orders, list materials issued and used and submit paperwork with appropriate personnel.
· May perform basic inventory and basic preparation of tools and equipment.
· Replaces expendable parts, gaskets, seals, lines, fittings, etc.
· Hot Shots: Delivers and picks up equipment from vendors or job site.
· Test or refit equipment off the shelf.
· Pressure washes equipment with a high temperature/high pressure washer.
· Paints (or removes paint from) equipment within the confines of a paint booth equipped with exhaust fan and respirator.
· Maintains paint booth.
· Load and unload freight.
· May assist on well site locations as needed/required.
· Pressure tests equipment in controlled environment from behind a blast wall; subsequently completes documentation of pressure test or certification of equipment.
· Operates heavy equipment including a forklift, overhead crane, and break-out vise.
· Operates powered and standard hand tools (grinding equipment, buffing threads, etc.).
· Recognizes problems while cleaning and dressing tools and reports to supervisor for corrective action.
· Keeps shop and equipment clean and organized by performing basic housekeeping and maintenance duties.
· Other duties as assigned.
SPECIALIZED DUTIES BY PRODUCT LINE
· Production Services- Pumps, Flow Iron, Manifold, Gas Busters, BOP Testing, Crossovers & Spools.
KNOWLEDGE, SKILLS AND ABILITIES:
· Must be able to travel for extensive amount of days and be on call 24/7.
· Must maintain a safe driving record as required by company policy.
· Must be able to read, write and speak in English.
· Must have mechanical aptitude and basic computer skills.
· General knowledge of hand tools and power tools.
· Operate materiel handling equipment such as hand trucks, forklifts, hoists and overhead cranes.
· Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
· Ability to use all related equipment and maintenance tools.
· Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram forms. Ability to deal with problems involving several concrete variables in standardized situations.
QUALIFICATION REQUIREMENTS:
· High School Diploma or General Education Degree (GED)
· 3-6 months related experience or training in Oil and Gas industry preferred.
