Job Description
PAY RANGE: $16.00-$20.00 based upon experience.
THE COMPANY: Intrinsic Development is a full service real estate development company that specializes in upscale multi-family and commercial mixed-use developments. Our organization has built more than 3.5 million square feet of projects, with an additional 300,000 square feet currently under construction. The Intrinsic Development team has successfully developed everything from hospitality venues, to mixed-use, multi-family, hotels, clinics, offices and restaurants across 6 Midwestern states. We are excited to expand into Lee's Summit, Missouri which will be the new home for our corporate office. This expansion coincides with the launch of our new 260+ acre mixed-use development, which will feature approximately 2,900 luxury multi-family units, as well as over 660,000 square feet of retail, office, entertainment, hospitality space, and other related commercial uses.
THE PRECONSTRUCTION INTERN POSITION: Intrinsic Development is seeking a Preconstruction Intern to support our Project Management and Estimating teams with early-phase project planning and coordination. This role offers hands-on experience in the preconstruction process, from document management and bid coordination to cost estimating and subcontractor outreach, providing valuable exposure to the business side of real estate development and construction.
PRECONSTRUCTION INTERN RESPONSIBILITIES:
Assist the Preconstruction Team with organizing bid invitations, drawing sets, and project documentation.
Support the solicitation and qualification of subcontractors and vendors.
Help prepare and distribute bid packages, track responses, and compile comparison spreadsheets.
Review plans and specifications to assist in quantity takeoffs and cost estimating.
Coordinate preconstruction meetings and document meeting notes for team distribution.
Assist in assembling budgets, schedules, and proposals for upcoming projects.
Maintain accurate records of bids, proposals, and contract documentation.
Participate in learning opportunities across departments to gain a full understanding of the development process from concept through construction.
PRECONSTRUCTION INTERN QUALIFICATIONS:
Currently pursuing a degree in Construction Management, Architecture, Civil Engineering, or a related field.
Strong interest in multi-family and mixed-use development projects.
Excellent attention to detail and organizational skills.
Proficient in Microsoft Office (Excel, Word, Outlook); familiarity with Bluebeam or Procore is a plus.
Strong written and verbal communication skills.
Analytical mindset and eagerness to learn the technical and financial aspects of construction.
Availability to work up to 20 hours per week during the semester and up to 40 hours per week during the summer.

Under the guidance of the Safety Coordinator and Superintendent, the intern assists in promoting a strong safety culture, ensuring compliance with company policies, client requirements, and OSHA standards.
Duties and Responsibilities
Assist the project Safety Coordinator and Superintendent in daily safety activities and inspections.
Help ensure contractor compliance with company safety plans and policies.
Participate in routine job site inspections and document observations in the HCSS system or other reporting tools.
Support the collection, organization, and maintenance of safety documentation such as Job Safety Analyses (JSAs), Toolbox Talks, Safety Data Sheets (SDS), inspection reports, and permits.
Observe and assist in incident investigations and preparation of related reports.
Participate in new employee safety orientations and other safety meetings.
Support the review of safety submittals, training records, and equipment inspection reports.
Promote company safety initiatives and culture across the project team.
Assist with administrative tasks related to safety compliance tracking and recordkeeping.
Attend project and corporate safety committee meetings as directed.
Qualifications
Current student actively pursuing a Bachelor's Degree in Safety Management, Environmental Health, Construction Management, or a related field.
Basic knowledge of construction safety principles and OSHA regulations.

Proficient in Microsoft Office and comfortable using digital reporting tools.
Able to work both independently and in a team environment.
Valid driver's license and ability to travel to project sites.
Comfortable working outdoors and in varying weather conditions.
Working Conditions
Work is performed indoors and/or outdoors. The noise level is usually moderate to loud. While performing the duties of this position, the employee may be required to travel and be exposed to inclement weather including cold and heat.
