Trade Contractor and Materials Management:
Manage trade contractors to ensure proper communication and prompt resolution of any questions or problems.
Promptly inspect all material deliveries to ensure their accuracy and quality.
Manage the storage and installation of all materials in order to minimize damage and theft.
Provide feedback to the Purchasing team regarding the quality of suppliers.
Provide an on-going evaluation of the options selected for each project and their impact on both the construction schedule and customer satisfaction.
Inspect all trade contractor work and supplier deliveries prior to approving invoices for payment.
Cost Control:
Deliver all homes within the established budget parameters by keeping extra work to a minimum.
Job Site and Subdivision Management:
Ensure the cleanliness of homes under construction as well as the overall subdivision.
Ensure all site personnel comply with New Home Co. safety standards and with OSHA standards by monitoring job sites on a daily basis, and promptly notify trade contractors of any violations.
Enforce all established job site rules, regulations and policies including those outlined in the SWPPP.
Assist in the start-up of all new subdivisions, including the set-up of field offices and storage.
Construction Team Management:
Provide initial and ongoing coaching to Assistant Site Managers and Field Assistants.
Provide leadership to team members by modeling the company's values, vision, and operating principles.
Managerial Responsibility:
This position supervises other employees and trade contractors.
Position Qualifications
High school diploma or equivalent required; College degree preferred.
5-7 years' progressive construction management experience required.
Possess excellent communication skills in order to work with both external and internal customers.
Ability to read and understand plans.
Ability to perform the essential functions of the job in accordance with corporate requirements and professional business practices.
This position often requires driving during the workday; Valid Driver License required. As a contingency of employment, a background check, inclusive of an MVR, will be completed. The occurrence of major violations including but not limited to DUI, DWI and Reckless Driving may preclude coverage by New Home Co.'s auto insurance carrier and as a result may preclude employment with the Company.
Base Salary: The expected base salary range for this position is between $95,000 to $110,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday.

Qualifications:
* Six months to 1-year related experience and/or training; High School diploma or general education degree (GED); or equivalent combination of education and experience.
* May be required to have a valid driver's license.
* Forklift Certified preferred.
* Knowledge of Database software; Internet software; Spreadsheet software and Word Processing software
* Good written and verbal skills, excellent customer service skills, training abilities, and time management skills
* Problem solving, presentation, and coaching
* Ability to read and understand documents such as safety rules, operating and maintenance instructions, and procedure manuals

**A DAY IN THE LIFE**
While no two events are quite the same, here's what you can expect as a Premium Supervisor -
- Ensure all suites are properly set before guests arrive
- Review guest orders and other production needs to oversee and manage daily functions
- Supervise suites staff to ensure all systems and tools are being used correctly
- Visit guest service areas to assess satisfaction levels
- Handle any issues that may arise among staff or guests calmly and professionally
- Maintain in-depth knowledge of complete menu and products on hand during event
- Assist the Premium Department with administrative work including client invoices and monthly inventory
- Assist the Premium Department with creating staff schedules in compliance with Oregon labor laws
- Ensure compliance with OLCC alcohol service standards
- Maintain cleanliness of service areas and restaurants in compliance with all sanitation and safety requirements
- Ensure compliance with Levy standards, policies, and procedures
- Pivot between tasks in a dynamic environment (never a dull moment!)
- Perform any other duties as assigned

Hours: Saturday - Wednesday 12:00am -8:00am
Wage: $27.56 hourly + $1.00 hourly grave shift differential, eligible for language differential

GENERAL RESPONSIBILITIES
Assist in the oversight of shelter services and programming in a manner that is consistent with Transition Projects mission, values, policies and procedures. Function as the operational supervisor of shelter shift activities. Provide advocacy, information, and referral services to participants staying in emergency shelters. Actively participate in shelter processes and work as part of a team to provide services to participants. This is a non-exempt, unrepresented full-time position.
SPECIFIC RESPONSIBILITIES
Provide leadership, support, and positive role modeling for shelter staff. Promote a team environment where participant needs and success are paramount.
Demonstrate and empower staff to take initiative, problem solve, prevent and deescalate crises, and while maintaining a safe space.
Function as an active member of the shelter staff team.
Perform all of the functions of residential positions, including but not limited to Residential Advocate and Custodian.
Facilitate staff and team meetings in the absence of the manager.
Coordinate and provide coverage for team members when they are absent.
Assist in developing and implementing on-the-job training and guidance for Residential Advocates.
Provide support and assist staff in following policies and procedures.
Assist with program design, implementation, and evaluation to increase access to and efficiency of the residential programs, as directed.
Function as the managing supervisor of operations and staff as directed or in absence of manager and/or director, including extended absence and position vacancy.
Contribute to the selection of staff during the hiring process.
Contribute to the performance evaluation of staff, including performance appraisals, performance improvement plans, and disciplinary action. As directed, assist in the bi-weekly review and approval of staff timecards in Paycom, including correcting all clocking errors and approving time off requests in a timely manner.
Other duties as assigned.
PERFORMANCE REQUIREMENTS
Each Transition Projects employee must:
Acquire First Aid/CPR/AED certification within 30 days of hire and be retested biannually thereafter throughout employment.
Complete Bloodborne Pathogens and Narcan Training within 30 days of hire and be retested annually thereafter throughout employment.
Demonstrate reliability by being present for work as scheduled, arriving and leaving on time and taking breaks in expected time frames.
Interact effectively with individuals of different backgrounds, beliefs, and perspectives, treating each person with respect and dignity.
Attend agency and program staff meetings.
PHYSICAL/MENTAL REQUIREMENTS
The physical and mental demands described here are representative of those that must be met by an employee, with or without accommodation, to successfully perform the essential functions of this job.

Hearing adequate for telephone work. Vision adequate for close work.

MINIMUM QUALIFICATIONS

Bachelor's degree in related field -OR- 2 years of experience in social services (shelter environment preferred).
Experience working with homeless/low-income population helpful.
Demonstrated ability to train, lead, and provide support to colleagues.
Demonstrated ability to be an effective problem solver.
Understanding of the issues surrounding homelessness, chemical dependency, mental health, domestic violence and sexual assault.
Demonstrated ability to work independently. Ability to appropriately assess a situation and take corrective action as necessary.
Knowledge of services available to low-income and homeless persons through Transition Projects and other agencies or the demonstrated ability to obtain such knowledge.
Demonstrated ability to work as part of a team in the delivery of services to participants.
Computer literacy. Demonstrated ability to use word processing, database, spreadsheet, e- mail, and Internet programs.
Excellent oral, written, and telephone communication skills. Excellent interpersonal skills.
Bilingual English/Spanish fluency is strongly preferred.
Office/clerical experience. Familiarity with office equipment (copier, fax, multi-line phone system, etc.).
