Key Responsibilities: * Perform advanced maintenance tasks across HVAC, electrical, plumbing, carpentry, and mechanical systems and/or manage external vendors to perform such tasks. * Oversee and execute preventive maintenance schedules and work orders using a facilities management platform. * Troubleshoot and resolve facilities-related issues with minimal supervision. * Supervise vendors and contractors, ensuring quality standards, safety compliance, and adherence to contracts. * Support buildouts, relocations, and space planning projects in partnership with internal teams. * Respond to emergency maintenance calls during and outside of regular business hours, as needed. * Assist with office moves, furniture setups, and workspace reconfigurations. * Maintain cleanliness and organization of mechanical rooms, storage areas, and workspaces. * Coordinate with vendors and contractors for specialized repairs or services. * Conduct routine inspections of equipment, common areas, and building spaces. * Maintain building access control systems, fire/life safety equipment, and security protocols. * Assist with energy efficiency and sustainability initiatives. * Maintain accurate documentation of inspections, repairs, and permits. * Support the overall maintenance of Granite's buildings across all offices. * Perform patching and painting in common areas and mechanical spaces as needed. * Assist with the replacement of air filters and belts on HVAC equipment. * Replace lightbulbs and lamps, notify Electrician when ballast change is required. * Make light plumbing repairs to faucets, soap dispensers, toilets, and restroom partition Qualifications: * Minimum 5 years of facilities maintenance experience in a commercial or corporate environment. * High school diploma or GED required; trade school certification or associate degree preferred. * Strong problem-solving skills and attention to detail. * Basic knowledge of HVAC, electrical, and plumbing systems. * Excellent communication and customer service skills. * Valid driver's license and clean driving record. * Ability to read blueprints, technical manuals, and schematics. * Strong understanding of safety protocols and building codes. * Excellent problem-solving, time management, and interpersonal skills. * Ability to lift up to 50 lbs and perform physical tasks (climbing, bending, etc.).
