Position Overview
HouseMax Funding is seeking a detail-oriented and proactive Senior Loan Processor to join our team. The ideal candidate will process a variety of real estate loan products, set up files for underwriting, coordinate loans through the processing stage, and engage borrowers to ensure a smooth and satisfying experience.
Key Responsibilities
Process Multiple Loan Products:
Handle all aspects of processing for HouseMax Funding's loan products, including DSCR and Bridge (Fix & Flip, Ground-Up Construction). Average file load of 20 to 25 each month
File Setup for Underwriting:
Collect, review, and organize borrower documentation; set up complete loan files for underwriting review with a goal of minimizing post UW conditions.
Coordinate Loan Processing:
Oversee and facilitate the movement of loans through the processing stage by working closely with loan originators, underwriters, title agents, insurance agents, and other stakeholders to ensure timely and accurate completion.
Borrower Engagement:
Daily proactive communication with borrowers via phone, email, and text to request documentation, provide updates, and answer questions.
Increase Borrower Satisfaction:
Deliver outstanding customer service, resolve issues quickly, and ensure borrowers have a positive experience throughout the loan process.
Compliance & Accuracy:
Ensure all files and documentation meet regulatory and company standards.
System Management:
Input and update loan data in LOS (Lendingwise) operating systems along with other 3

The middle market underwriter reviews risks, determines acceptability, and successfully writes profitable business accounts. 3. Identify, create and initiate new business opportunities within current book of business and assigned agencies.
4. Gather and analyze information necessary to make an accurate evaluation of risk.
5. Accept or reject commercial lines accounts that fall outside of straight through processing rules through exposure identification and risk analysis, including:
* understanding all exposures that might cause a policy to incur losses;
* conservatively assessing the likelihood of any exposure actually causing a loss and the probable cost if it does;

6. Apply discretionary pricing appropriately based on risk exposures, risk quality, loss potential, pricing model indications and your letter of authority.
7. Determine acceptability of revision requests that fall outside straight through processing rules and communicate how the revision will be handled to the Associate Underwriter.
8. Communicate all underwriting decisions or changes on coverage, limits, exposures and/or pricing, discussing alternatives with assigned agents as needed.
9. Promote effective agency relationships and encourage continued use of our company products and technology.
10. Provide support to appointed agents by serving as a resource for underwriting questions.
11. Utilizes Encova systems to transact requests and endorsements.

Position Summary
In conjunction with loan officers, approves or denies mortgage loans through the evaluation of mortgage applications.
Essential Duties & Responsibilities include, but are not limited to, the following:
Reviews real estate applications according to FannieMae (FNMA), FHA, VA, Rural Housing (RH), Private Mortgage Insurance (PMI), Secondary Market, Special Programs and Bank guidelines, to determine credit worthiness of loan applicants

Reviews tax transcripts for borrowers on all secondary market loans
Researches all persons involved with the transaction for GSA and Limited Denials through FHA Connection on all secondary market loans
Orders Certificate of Eligibility for veterans on all VA loans using the VA Online Portal
Obtains VA Loan Guarantee on all VA loans using the VA Online Portal
Reviews documentation prior to loan closing including, but not limited to, re-verification of employment/income ten (10) days prior to loan closing
Reviews denied loan files in an effort to confirm the decisions made
Compliance training is assigned to all Bank personnel based on their position with the Bank. Employees are required to complete all assigned training timely and in accordance with Bank policy.
Minimum Qualifications
Associate's degree or equivalent from a two (2) year college or technical school in a business-related field
Minimum of two (2) years related loan underwriting or processing experience with a financial institution

Job Summary: Responsible for ensuring both real estate and non-real estate secured commercial loans originated in the Bank are closed in accordance with the proper loan approval and meet the Bank's credit policy requirements. Essential Functions:
Manages and leads the coordination of complex commercial loan closings from term sheet to initial funding for both internal and attorney-prepared loan documents by collaborating with internal lending partners, clients, title companies, attorneys, and third-party vendors.
Responsible for reviewing loan documentation against credit approval and ensure documents comply with Bank, federal, and state regulations.
Collects, reviews, and analyzes due diligence required to close a commercial loan including but not limited to, entity documentation, UCC searches, flood certificates, appraisals, environmental reports, insurance, lien searches, title commitments, surveys and all required documentation based on the collateral type.
Prepares documents internally or engages attorneys, as applicable.
Coordinates the flow of information between the Bank, borrower, and attorney firm.
Processes initial funding upon receipt and review of executed closing package.
Sets up initial collateral tracking for new loans, such as required recorded instruments, insurance, lien releases, etc.
Perfects collateral based on collateral type which includes filing UCCs and recording security instruments, as applicable.
Completes the Doc Prep tab within nCino. Uploads copies of Loan Agreement, Note, Boarding Data, and moves stage to booking.
Builds and maintains effective relationships with lending partners, clients, and team members to ensure an exception client experience.

The E&S Small Business Production Underwriter will produce new business as part of an assigned territory underwriting team(s). The SBU will help manage the assigned underwriting territory(s) to achieve profitable grown, including underwriting new business and marketing to our Agent partners.
