Job Description Role and Responsibilities Safely lead, delegate, and prioritize tasks for maintenance technicians and mechanics in a multi-shift operation Train, coach and develop a cohesive team that promotes continuous improvement, problem solving techniques and root cause counter measures (RCCM) Utilize problem solving techniques, teamwork building strategies and process control to meet or exceed KPIs Interface with vendors to plan, schedule and complete necessary projects Manage maintenance spend and work within maintenance general ledger budgets Understand PLC's, control systems, relays, input/output modules, fuses, circuit breakers, VFD's, inverters, transformers, switches, safety circuits, thermos overloads, AC/DC motors, and power distribution Logically report equipment failures and analyze data to increase performance and reliability Read and interpret electrical, pneumatic and hydraulics schematics Understand the theory and operation of automated systems: homing routines, I/O status, servo systems, control architecture Utilize SAP for reporting, KPIs, preventative maintenance tasks and workflow scheduling Comply with company safety standards including, but not limited to- PPE, LOTO and Arc Flash Champion OSHA and EPA guidelines related to maintenance including disposal of hazardous chemicals and waste as well as the maintenance of the building and grounds. Support production TPM initiative through development and training Collaborate with Production, Continuous Improvement, Quality, Engineering, EH&S and plant leadership to align and achieve goals Partner with Maintenance Managers and Engineering on CAPEX projects, new installs, and ROIs Coordinate facility and ground maintenance On call availability for emergency situations or equipment repairs/diagnosis Qualifications Hands on leader with strong organizational, decision-making, and interpersonal skills Complete understanding of electrical controls, power distribution, pneumatic and hydraulic systems, electric motors, AC/DC, servo, heating circuits, PID logic, 3 phase and motion control systems Proven ability to drive employee engagement and interact with associates at all levels Knowledge of Lean manufacturing and 5S concepts and practices is preferred Understand priorities and have the ability to redirect resources to support production needs Experience working with SAP is a plus. Ensures team is not being wasteful with materials and supplies and is practicing the correct use for tools and equipment. * Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure property compliance. * Demonstrates customer services skills by treating residents and others with respect, answering questions from team members and residents, and responding sensitively to complaints about maintenance services and assigned work orders with efficiency and urgency. * Evaluates vendors and suppliers and their services on an annual basis based on quality, customer service, and pricing. * Assists in the interview process for the hiring of Service team members when needed at the site level. Qualifications: * Multi-site, multifamily service/maintenance supervisory experience required. The salary range for the position is $105,000 - $115,000.
