Essential Duties include, but are not limited to:
Monitor all interior and exterior for maintenance issues. Perform inspections of all apartments, buildings, and common areas.
Maintain and keep all tools and equipment in acceptable working conditions and work area neat and clean.
Electrical: replace or fix outlets, light switches, fixtures, and breakers.
Plumbing: replace or fix faucets, re-piping, toilets, sinks, and unclogging drains.
Heating and Cooling: general heating repairs and cleaning filters, compressors, and condenser coils.
Groundskeeping, including but not limited to: Picking up trash and keeping the building clean and presentable both inside and out. Shoveling and salting sidewalks and entry ways in winter, and lawn care and landscaping as needed.
General carpentry and drywall repairs as needed.
Assist with any cleaning and janitorial requests as needed.
Paint units and general common areas as needed.
Repair and replace windows and screens as needed.
Troubleshoot, repair, or replace appliances.
Maintain an accurate log of trash pick -ups and snow removal to ensure timeliness and billing is correct.
Repair and replace locks and deadbolt locks as needed.
Communicate with the manager on daily work orders and provide status update to ensure all orders are current and collected.
Perform and conduct all unit turnovers within ACC policies and by provided deadlines.
Create and maintain a safe work environment and all concerns or hazards be directed to the manager immediately.
Perform preventative maintenance per the ACC policies and operations manual by testing all emergency fighting, smoke detectors, fire alarm systems, emergency exits, and any other systems in place.
Available for all on-call emergencies after work hours and weekends per a rotating or established schedule per management.
All on-call emergencies must be responded to within 20 minutes from the time when the call is received.
Report and document all accident and emergency situations in a timely manner.
Keep all resident and sensitive information confidential per the company policy.
Maintain relationships with all vendors, suppliers, and professionals servicing the company and/or property.
Assist other properties with maintenance requests as needed.

Requirements
Knowledge, Skill & Ability Requirements:
1-2 years of maintenance experience required.
Multi-family property maintenance experience is preferred.
Basic knowledge and understanding of electrical, plumbing, groundskeeping, and troubleshooting.
Must be able to physically inspect the properties.
Basic knowledge and able to use a variety of equipment including circular saw, drill, jig saw, electrical tester, hand tools, power tools, and cordless tools.
Maintain valid driver's license with acceptable driving record.
Flexibility with working hours and availability for on-call emergencies
Ability to prioritize and possess efficient time management skills.
Demonstrates excellent verbal and written communication skills.
Strong customer service skills with ability to handle complaints in a positive and time efficient manner.

Personal Tools:
It is expected that all Maintenance Technicians will furnish their own basic tools. The exception would be any specialty terns, i.e., ladders, that are property specific.

This position has no supervisory responsibilities.
Work Environment:
This operates between an indoors and outdoors environment. This role routinely uses tools and equipment and consists of a lot of moving around and walking to perform the tasks.

**Position Summary:**
**Night shift- $26 an hour**
This role is responsible to safely drive commercial truck on designated route to deliver product to a series of customers. Assist to unload products at each delivery location; obtain delivery confirmation and complete necessary paperwork. Perform routine vehicle inspection and operate vehicle in a safe and efficient manner, in compliance with DOT regulations. Perform pre and post trip inspection and complete daily drivers logs.
**Here's what you'll do:**
+ Responsible to safely drive commercial truck with trailer(s) on designated route to deliver products as per delivery schedule, in accordance with all current DOT rules and regulations; regularly make out-of-town deliveries.
+ Maintain DOT driverslogbook or electronic logging device (onboard computer) and other delivery documentation.
+ Assist to unload truck/trailers at each delivery location and verify correct products are delivered and obtain delivery confirmation and customer signature.
+ Inform management of any deviations and/or invoice discrepancies; pickup of damaged goods and customer returns; ensure necessary paperwork is completed and relevant documents are attached.
+ Report any unsafe unloading conditions at delivery location to dispatcher/supervisor.
+ Perform pre-post trip inspection on vehicle before every run to ensure all mechanical, safety, and emergency components are in working condition and in accordance to DOT regulations.
+ Responsible to perform pre-trip duties such as to review driver itinerary and check route details for assigned deliveries; check customer invoices, may move tractors to the loading dock to attach the preloaded trailers and if necessary, maintain required trailer temperature.
+ Responsible to perform post-trip duties such as to unload damaged, customer returns products and ensure necessary paperwork is attached; unhook and secure the trailer; refill fuel; park and secure the tractor and hand truck; complete DOT logs and record all deliveries/pickup made, reconcile records with the appropriate company representative as required. Perform simple vehicle maintenance (i.e. clean interiors and exteriors, take vehicle for state inspection, filling tires with air, etc.).
+ Report damage and/or repair requirements; coordinate with the dispatcher/supervisor to accomplish routine vehicle maintenance and repairs.
+ Provide quality customer service at every delivery location; note and report issues and complaints received about schedules and quality of service to dispatcher/ supervisor for resolution.
+ Additional responsibilities may be assigned as needed.
**Here's what you'll need:**
+ High school diploma or GED (preferred)
+ Must have a valid Class A Commercial Driver's License (required)
+ Six Months or at least 50,000 miles of all seasons commercial driving experience (required)
+ Must pass DOT physical examination and DOT pre-employment drug test, subject to periodic random alcohol and drug test.
+ Must be able to work up to 60 hours per week including nights and weekends.
+ Good communication skills: ability to follow written and verbal instructions.
+ Good organizational, prioritization and attention to detail skills.
+ Good customer service skills.
+ Ability to read maps, route schedules, and operate vehicles in a variety of traffic and weather conditions.
+ Knowledge of federal regulations and DOT guidelines.
+ Must be flexible working in shifts including evenings and weekends.
+ Ability to work safely and carefully to prevent injury to self and others while driving, loading, and unloading vehicles.
+ Ability to operate global positioning systems (GPS) /Electronic On-Board Recorders to communicate with dispatch.
+ Basic computer skills preferred.
+ Ability to travel with overnights on occasion.
