How hard is it to become a realtor?
It is not too hard to become a realtor. In most states, you can just sign up for a course, pass the state licensing exam, and start selling houses (and paying dues) under a local brokerage. It usually takes only a few months to take all of your classes and get your license. However, some states have more rigorous requirements requiring more time to complete.
While a training course and exam will cost several hundred dollars and a couple of weeks of your life -- and association dues, marketing costs, and other fees can quickly top $1,000 a year -- it's nowhere near the cost or time commitment of a four-year college degree. Most states also allow the work to be completed in person or online.
The number of hours can vary from around 40 to 80 for each state, with a few requiring less and a few requiring much more (up to 200 in Texas).
Each state also has its own real estate licensing exams with varying levels of difficulty. The tests are designed to be difficult and have about a 50% pass rate at the national level. Usually, you are given anywhere between 90 minutes and three and a half hours to complete both the state and national sections of the real estate exam, depending on what state you are in.
Once you earn your real estate license, now the difficult part begins. Over 87% of realtors fail within their first years. You really need to find your flow and build your knowledge and client base before you really start to make any money in this business.
