Essential Duties and Responsibilities
Cultivates partnerships with local Long & Foster Sales offices by marketing property management services to agents and managers.

Communicates with owners regarding vacancies, leasing activity, applications, new tenants, lease renewals and property legal matters such as HOA, condo or formal complaints in.
Stays informed on maintenance, inspections, and other items that involve the property.
Qualifications
College degree preferred or equivalent combination of training and experience, with experience in a real estate and or management related field (preferably in residential or commercial property management).
Must be licensed to practice real estate in the jurisdictions where properties are located.
Excellent verbal and written communications skills, ability to work independently and maintain flexible schedule including in-office and field hours.
Knowledge of accounting/bookkeeping fundamentals helpful.
Knowledge of property maintenance and improvements.
Knowledge of property rental values.
Effective problem-solving skills.
This job requires the ability to effectively work with team members and contractors.

Exempt (ineligible for overtime).
Duties & Responsibilities:
Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, the Fair Credit Reporting Act, and all other Federal and State laws.
Financial:
In conjunction with the RPM, the property manager will assist in the formulation of budgets for each upcoming calendar year. The property manager is responsible for staying within the established budget guidelines throughout the year.
Actively maintain and report monthly variances and narratives.
Ensure that all rents are collected when due, and posted in a timely manner. Make sure that all bank deposits are made immediately and deposits are reported to the corporate office on a daily basis.
Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.
Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance. The property manager is responsible for approving and submitting all invoices to the corporate office for payment.
Make rental rate recommendations to Regional Property Manager.
Human Resources:
Hire, train, motivate and supervise all on-site staff in order to achieve operational goals of assigned community. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of timesheets, and instructing and advising on-site staff of employee procedures and guidelines.
Provide comprehensive feedback to non-performing employees. Facilitate disciplinary procedures and documentation up to and including terminations of employment if necessary.
Conduct on-going training with office staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis.
Safety:
Report all liability and community incidents to the corporate office immediately. Ensure that all workers' compensations claims are reported and proper paperwork is completed.
The Property Manager will complete any pertinent safety checklists with maintenance staff.
Administrative/Office:
Ensure that lease files are complete and that completion of leases is being executed properly. Approve in writing all leases on the property.
Responsible for offices opening on schedule, the condition of the office and model apartment.
Maintain records on all aspects of management activity on a daily, weekly, and monthly basis. Submit required reports to corporate offices on a daily, weekly, and monthly basis.
Resident Relations:
Maintain a positive customer service attitude.
Periodic inspection with resident move-ins/move-outs.
Review all notices to vacate to determine the cause of the move-out.
Initiate and implement policies/procedures to manage resident communications; e.g., complaints, service requests, etc.
Maintenance:
Physically walk and inspect community on a regular basis; check on vacant apartments.
Update board indicating vacancy status on a daily basis. Coordinate with maintenance and make-ready staff to ensure the timely cleaning of apartments after move-out.
Work closely with Maintenance Supervisor to monitor and schedule all maintenance activity.
Marketing/Leasing:
Conduct market surveys monthly and provide trend report information. Shop competition and be aware of neighborhood market conditions.
Welcome and show community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork.
Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
Qualifications:
Prefer 3 years experience in on-site property management; 2 as a property manager.
Must have a background in supervision and successful track record of accomplishments.
Computer Skills: Microsoft Office (Word, Excel, Outlook, etc.), proficiency with Yardi Voyager, able to learn new systems quickly and utilize them in daily work
Work Hours: Full-time - salaried position. Must be available on weekends for staffing needs and emergencies.
Some financial/accounting experience preferred.
Frequent need (20% to 25% of the time) to utilize personal transportation to inspect apartment community and surrounding neighborhood, make trips to the bank, and visit the corporate office.
Occasional use of golf cart may be necessary.
Must have valid driver's license, automobile insurance, and a clean driving record.
Must be willing to submit to a criminal background check.

POSITION SUMMARY:

POSITION REQUIREMENTS

Responsible for hiring (for open positions approved by the Regional Property Manager), training, completing and conducting performance evaluations for all staff at the property, recommending salary increases, and when required counseling, disciplining and terminating employees under his/her direct control in accordance with company policy.
3. Establish schedules and assign staff for office work as well as routine and emergency work. Approve and schedule paid and unpaid time off requests from staff.
4. Train staff in safe operating procedures, and accurately report all accidents and emergency situations to appropriate personnel.
5. Creates, designs and executes marketing campaigns for leasing of rental units, including promotion, tours of property and rental units. Prepares, processes, modifies and signs lease agreements and related forms. Maintains knowledge of competition and market conditions effecting leasing and operations and makes adjustments to the business and marketing models to ensure the Company remains competitive and in compliance with applicable federal and state laws.
6. Ensures all residents living in community meet compliance and eligibility requirements as established by the appropriate local, state and/or federal agencies. Address any non-compliant issues swiftly and appropriately.
7. Assist in preparation and implementation the annual budget and maintain accurate financial records for the property, including payroll records, daily bank deposits and control of the cash accounts at the property. Maintain vacancy information reports as required by corporate, investors and monitoring agencies.
8. Supervise any outside contractors working on the property. Perform physical needs assessment, negotiate contracts with vendors, and ensure work is completed by the agreed upon deadline.
9. Participate in and direct office and maintenance staff regarding all move in/out and agency inspections and inspection processes.
10. Meet and work with residents, resident organizations and resident services providers to address issues, make improvements, and maintain positive relations.
11. Comply with all Company Accounting and Operations directives, policies and procedures.
12. Continually inspect property recording deficiencies, making improvements and taking any required actions according to Company guidelines.
13. Obtain all certifications or licenses that are required by the company, state or agencies within first year of employment. Remain current on and compliant with all laws and policies effecting the leasing of the property and all required certifications.
14. Perform other duties as assigned.
Qualifications
Required Experience:
Two or more years' experience in multi-family residential property management, preferably with experience with direct supervision of employees.
Multi-family residential leasing experience required.Accredited Resident Manager or similar designation preferred.
Accounting/Financial and Administrative background preferred.
Tax Credit, Section 8 and/or Public housing experience preferred.
Required Education/Training:
High School Diploma or equivalent required.
Two or more years of college preferred.
