Under the direction of the facilities, repair and maintenance leader, the Licensed HVAC Tech III Inspects, maintains, repairs, modifies, improves, and operates central heating, ventilating, refrigeration and air conditioning systems to insure proper functioning at all times. This includes assisting on other projects including but not limited to, painting, tiling, and other maintenance related duties.
Minimum Qualifications:
1. High school diploma or equivalent.
2. Current HVAC/Refrigeration License.
3. Three (3) years of experience as an HVAC Technician.
Hours: 40 hours per week, 1st shift 6:30am -3:00pm
Every other weekend and every other holiday shifts required

Duties Include:
1. Performs installation, preventative and corrective maintenance on a variety of HVAC and refrigeration systems.
2. Responds to, evaluates, and rectifies problems with HVAC equipment and systems, pneumatic and digital controls, refrigerators, freezers, ice machines, and other miscellaneous HVAC and refrigeration equipment
3. Follows work orders, drawings, diagrams, other specifications and/or verbal instructions.
4. Plan, install, inspect, test, and maintain/repair systems and/or equipment.
5. Check completed work to ensure system/equipment is properly functioning.
6. Develop and follow preventative maintenance schedule.
7. Responds to repair calls, analyzes problems and makes recommendation for and/or repairs.

The HVAC Technician troubleshoots equipment, performs maintenance, repairs and installs HVAC Building and Data Center systems and equipment, supports the operation of the Facilities Emergency Management Systems. This role provides back up support for all other trades, such as electrical, plumbing, roofing, general construction, grounds, irrigation, and snow removal. They also participate in an on call program, responding to emergency call during and after hours and working overtime for snow removal and other building related needs.
Who We Are Looking For: You.
Trouble shoot, maintain, repair and install HVAC systems and equipment at the TJX Buildings and Data Center Facility. This equipment includes pumps, motors, water source heat pumps, cooling towers, boilers, roof top units, unit heaters and chillers.
Work with other skilled trades such as electrical, plumbing, general construction, grounds, irrigation and snow removal. Respond to emergency calls as part of an on-call program and participate in any activity necessary to keep the Facility operating properly.
Operate, troubleshoot, and repair the Energy Management System software and hardware controlling the Home Office complex.
Oversee contractors working in the facility to insure the quality of work and minimize the disruption to the facility.
Perform other duties as assigned.
Qualifications
5 years as an HVAC Technician
2 years in service and troubleshooting of commercial buildings
2 years with experience in operating energy management systems
Technical or trade school education in heating, ventilating and air conditioning

What you will be doing

About the Role - Installs and repairs HVAC equipment, which may require performing basic maintenance, adding refrigerant, replacing defective parts, and installing or building new units. Uses diagnostic equipment to identify and address system problems. Refers to blueprints and schematics to install new systems and to troubleshoot, maintain, and repair existing equipment. Ensures lines, components, and connections are free of leaks and defects. Examines and tests systems using appropriate tools, gauges, and instruments. Removes and replaces ceiling and ductwork. Performs regular maintenance on compressors and motors, using appropriate diagnostic tools and devices. Maintains records of repairs, work hours, and underlying causes of system problems. Complies with federal, state, and local laws and requirements for refrigerant handling. On-Call rotation. Performs other duties as assigned.

POSITION SUMMARY:
The Pavement Marking Technician is responsible for driving and operating pavement marking equipment for road construction and maintenance projects. This role ensures the precise application of road markings, adherence to safety protocols, and proper maintenance of equipment. ESSENTIAL FUNCTIONS:
Operate equipment to place paint, thermoplastic, and other pavement markings.
Prepare work areas, transport materials, and operate company trucks for job site logistics.
Implement striping plans and perform layout, including intersection markings.
Lift, carry, load, and unload construction items, including pavement marking supplies and signs.
Use hand grinders to remove old lines and pavement markings; install, remove, and reset delineators, signs, posts, and supports.
Cut, lay out, and install heat tape; apply and remove temporary and permanent reflective tape.
Install Cold Applied Plastic and Preformed Thermoplastic to job specifications.
Maintain and operate all hand and pavement marking equipment, including milling, and grinding equipment.
Perform shop work, including equipment maintenance and repair, ensuring operational efficiency.
Communicate with contractors, field inspectors, and supervise field personnel.
Complete daily required paperwork, including logging yield conversions and verifying specifications.
Follow all safety rules and regulations to ensure a safe work environment.
Adhere to all Company Policies and Procedures.
Perform other work-related duties as assigned.
EDUCATION, EXPERIENCE AND SKILLS REQUIRED:
Valid Commercial Driver's License (CDL) preferred not required; Must obtain CDL Class B within 60 days of employment.

Job Description
The Site Regulated Services Lead/Quality Technician will have a primary focus on overseeing select site services which require additional oversight due to the regulated environment, including but not exclusive of GMP cleaning and pest control. The person in the role will strive toward innovation, assist in lowering cost of delivery and work with suppliers to integrate the service into operations while dramatically enhancing the customer experience.
The Regulated Services Lead will collaborate with Quality Assurance and the client to ensure effective participation in and adherence to quality programs. They will drive towards a higher level of cleanliness as well as achieve minimum scoring metrics as stipulated in both Client and Vendor contracts. The candidate will have a proven career history of successfully managing change and GMP/Quality experience. This position reports directly to the Site Facility Manager.
ESSENTIAL FUNCTIONS
Understand and ensure compliance in GMP space
Customer Focus: Be a true innovator and genuine service-oriented individual to continuously monitor established quality procedures and resolve internal quality issues and customer complaints concerning product and or service dissatisfaction.
Communication: Directly interface, both verbally and written, with client vendors, and JLL Management

Analytical capability: Analyze trends and utilize data to anticipate and proactively address issues in the environment.
Financial Acumen: Challenge year-over-year cost increases and proactively identify ways to reduce “process waste” and costs.
Qualifications
EDUCATION AND EXPERIENCE
Bachelor's degree in Engineering, Mathematics, Science or another relevant field is desired but not required; experience in lieu of degree will be considered.
5 years of GMP or ISO 9000 experience in manufacturing.
Experience in pharmaceutical manufacturing preferred.
Must have proven, successful GMP or Quality Compliance/Assurance experience working with vendors performing services in GMP space

Job Summary:
The Bath Tech supports the installation of high-quality bath and shower remodeling projects by performing hands-on construction, carpentry, and finishing tasks. This role assists with jobsite preparation, material handling, demolition, installation tasks, and cleanup. What you will do
Under minimal supervision, conducts preventive maintenance, repair, installation, and commissioning and general servicing of systems (including detailed troubleshooting of systems). Responsible for high levels of customer satisfaction through direct, on site, customer interface. With a high level of complete technical competence, mentors control technicians, service technicians and mechanical technicians on building automation activities. Properly completes required project and service documentation. Provide our customers with the highest level of service to solve building inefficiencies and resolve service-related items. As a trusted advisor to our customers, you will provide solutions and outcomes at the time of service
How you will do it
Diagnoses and repairs complex control systems malfunctions requiring extensive knowledge of a variety of electronic or digital controls systems and ability to test and write modifications in multiple languages of systems software.
Consults with the customer through data gathered and site assessments. Provides field proposals for retrofits, upgrades and or enhancements to existing equipment. Assists sales by providing technical recommendations for sales leads.
Manages assigned work to meet professional and efficient execution of time and customer satisfaction. Reports problems or changes to management immediately. Interfaces with branch manager, service manager, service project manager or subcontractors on projects to coordinate activities as required ethically and professionally.
Provides sketches of field changes and discrepancies for engineering corrections and drawings. May assist with job layouts and bid proposals.
Install and modify software and graphics.
Communicates with customers upon arrival and before leaving the work site. Ensures high levels of customer satisfaction. Meets regularly with customers to become familiar with operating problems. Keeps customer informed on the service provided, outstanding issues and recommends system enhancements, upgrades, and replacement. Promotes the sale of add-on work.
Adheres to all Johnson Controls and customer safety standards. Provides safety leadership and instruction to all control's technicians in the branch. Provides safety awareness while working onsite with Johnson Controls subcontractors.
Trains the customer in control systems operations. Delivers manuals and documentation to the customer for training needs as required.
Provides mentorship for certification of Controls Technicians and Service Technicians on complex building automation systems. Coaches, supports and trains the technical workforce on non-complex, non-critical equipment.
Compiles job documentation, such as certificate of completion, customer training form, training certificates and punch lists.
Conducts extensive self-study (reading, research and practice) to improve and maintain technical proficiency in company's product lines. Completes certifications as required by the company.
Other duties related to the installing, commissioning and servicing of building controls and facilities management systems and energy management systems, as assigned.
Assists in the design and configuration of building control systems as defined by the contract documents. Creates flow diagrams, sequence of operations, and bill of material, network layouts and electrical schematics as required.
Assists in developing and testing software programs necessary to operate the system per the project requirements' intent.
Compiles and/or completes project as built and close-out documentation.
Assists in the coordination and creation of necessary drawings and equipment schedules for submittals and installation.
Selects, orders, and tracks the delivery of materials for assigned.
Assists in the loading and commissioning of all system and network-level controllers as required. Assists in validation of complete system functionality and troubleshoots problems with subcontractors and other trades to ensure proper operation.
May provide field change information to the project team for the creation of as-built drawings and software.
Keeps management and JCI contractor or customer informed of job progress and issues.
Assists in performing site-specific training for owner / operator on the total building control system.
Participates in release meeting with project field team.
Provide recommendations and solutions to ensure facility is running efficiently to include upselling opportunities.
Provide quotes to support recommendations and solutions.

Required
Be a dedicated member of a North America Branch team willing to learn and be responsible for system trouble shooting, repair and aftermarket services for this fast-growing business.
Minimum of Six (6) years Commercial Controls troubleshooting experience in the HVAC industry. This includes buildings, chiller plants and systems.
Vocational School program graduate or associate's degree in a technical field, or two years' experience in servicing electronic and or mechanical systems.
Demonstrated ability to install and/or service electronic control systems and HVAC equipment.
Effective communication skills to represent Johnson Controls on customer sites.
Possesses the ability to explain technical information to technical and non-technical people.
Demonstrate effective writing skills as well as understanding of programs and software applications.
Knowledge of control theory, automatic temperature controls, building automation systems and other building subsystems.
