Scope:
Maintenancemanager for liquid division will be leading all maintenance activities to ensure reliable operation of packaging, blending and CIP systems. The maintenancemanager will oversee all aspects of maintenance including preventive maintenance, corrective maintenance, maintenance and shutdown scheduling, spare parts strategy, equipment reliability, technical training of asset care technicians and equipment re-design.
Essential Duties and Key Responsibilities:
Define propose and monitor the implementation of the company's maintenance and reliability objectives with key overall objectives of improving overall line efficiency and reducing unplanned downtime associated with breakdowns.
Responsible for the maintenance/repair of all equipment in the liquid plants.
Implement work processes and procedures related to maintenance including the management of PM and PdM programs.
Train, develop and mentor maintenance employees to ensure future growth objectives can be accomplished. Includes troubleshooting, root cause analysis, and continuous improvement.
Ensure maintenance function operates with clear and open communications. Key technical resources for the issue escalation, MOC and project design review processes.
Promote a continuous improvement culture by developing processes to analyze data to solve reliability problems and reduce unplanned downtime using MTTF, PM frequency, FMEA and implementing reliability initiatives
Ensure spare parts inventory is optimized and aligned to support operations objectives.
Protect proprietary technology through approved and certified relationships with third party companies
Develop and manage the annual maintenance budget.
Manage all outsourced contractors as needed and all other duties as assigned.
Qualifications:
BS Degree in Engineering
10-15 years of progressive and diversified “MaintenanceManagement” with minimum of 5 years' experience in food and beverage manufacturing.
Strong experience in Continuous improvement, lean manufacturing, TPM, maintenance programs, equipment installation, and automation.
Interpersonal skills and track record of teamwork, leadership, adaptability, coaching, and taking initiatives.
Ability to read electrical schematics, P&ID, construction drawings, and other related work documents.
Familiar with maintenance program management, CMMS, GMPs, SOP's development
Prior maintenancemanagement experience
Experience with high-speed packaging equipment required. Aseptic experience preferred.
Ability to work in a fast paced, dynamic environment
Strong ability to coach, lead teams.
Possess visual acuity to document company records
Physical Demands:

About the role
This position is reporting to the Facility (Plant) Manager, the MaintenanceManager, and is directly responsible for the personnel and activities of the maintenance department in Indianapolis, IN. 10. The MaintenanceManager's primary responsibilities include
Managing the maintenance team and overseeing all projects and responsibilities.
Performing various maintenance duties necessary to maintain and enhance the value of the community.
Handling repairs and improvements of vacant apartments for market ready status and works as a team participant along with the maintenance team and community manager to ensure the community meets the quality maintenance standards set by the Company.
Qualifications & Experience:
A high school diploma or GED equivalent is required.
Valid driver s license and good driving record required.
Reliable transportation with auto insurance required.
May have HVAC and other related state-required certifications, such as Certified Pool Operator. EPA certifiable status preferred.
A minimum of one to three years verifiable hands-on general maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, painting, etc. is preferred with proficiency in at least one major area.
Intermediate level understanding and experience in most maintenance trades: HVAC, Plumbing, Electrical, Painting, Appliance Repair, Carpentry, Landscaping, and/or Pool Operation.
Machines, Tools and Equipment, Software: Hand tools normally used in construction, maintenance and landscaping including but not limited to hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, auger, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Power tools including circular saw, power drill, bench grinder, and reciprocating saw. Motorized vehicles. Smartphone w/Internet .
Compensation:
$28 - $30 Hourly

As Task Force MaintenanceManager, you will:
Travel to all hotels in the portfolio to support the maintenance effort on an interim basis
Maintain a friendly, cheerful, and courteous demeanor always

Perform scheduled preventative maintenancein guest rooms, meeting rooms, and/or public spaces a required, including flipping/inspecting mattresses, box springs, and assembling bed frames
Visually inspect tools, equipment, or machines
Display above average engineering operations skills and strong general mechanical ability
Display advanced knowledge or ability to acquire knowledge in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, carpentry and finish skills, kitchen equipment, energy conservation, and/or general building
Perform all surface preparation, painting, minor drywall and wood trip repair, light bulb and A/C filter replacement and complete thorough clean-up of painting or repair area
Inspecting and repairing grout and caulking
Maintain pool, chemicals and pool equipment
Test, troubleshoot and perform basic repair on all types of equipment (i.e. plunge toilets, change toilet seats, and unclog drains), electrical components including lamps, cosmetic items, extension cords, vacuum cleaners, internet devices, replace electrical switches and outlets, and other guestroom items. Program TV's and perform general housekeeping and engineering-related inventory duties.
Use the Lockout/Tagout system before performing maintenance work
Follow company safety and security policies and procedures; report accidents injuries and unsafe work conditions
Protect company assets
Develop relationships with all departments and communicate regularly

Move up and down stairs, service ramps, and/or ladders. Reach overhead and below knees, including bending, twisting, pulling and stooping. Perform other reasonable job duties as requested by Supervisors.
