Under the general direction of the Facilities Manager or Director of Facilities, the Facilities Maintenance Lead will lead the local Facilities team with day-to-day tasks/requests and is responsible for the operation and maintenance of facilities, and grounds. Additionally, the Facilities Maintenance Lead is responsible for leading projects or project sections involving the enhancement and design of all interior and exterior occupied space which includes the remodel of existing space and construction of new space.
The incumbent leads or assists in, facility inspections, building operations, maintenance, safety, and security. Also included are duties associated with the supervision of facilities employees which report directly to the incumbent. *Position is on-site in our Bloomington, IL office.*
Essential Functions and Responsibilities:
Perform maintenance (and lead/mentor/supervise team members) to the interior/exterior of facilities including, but not limited to, restrooms, break rooms, sidewalks, and lobby. Perform basic repairs and maintenance of building and equipment such as chairs, tables, doors, light fixtures, floor tiles, walls, pipes/plumbing, vents, ceiling tiles, picnic tables, awnings, and move file cabinets, hang pictures, banners, and decorations. Help keep facilities and grounds free of trash and debris.
Analyze, troubleshoot, and research mechanical issues to repair and/or provide recommendations to solve issues. Meet with vendors who provide maintenance to HVAC systems, fire, backflow, plumbing, electrical, security, and generator systems.
Ensure routine maintenance to the HVAC systems (belt, filter, and thermostat replacements), and assist with specific maintenance to the systems.
Assists in preparing construction specifications and project plans. Directs contracted projects to ensure adherence, follows all specifications. Assists management in solving issues with service providers. Coordinates all facility inspections; report findings and coordinates required repairs and/or replacements. Maintains and controls adequate building temperatures utilizing software systems at sites where applicable.
Work with maintenance vendors for mowing, trees, shrubs, bedding areas, and snow removal. Also works with janitorial vendor to ensure quality services are provided.
Work with vendors and fuel distributors on preventative maintenance plans. Inspect and perform weekly generator maintenance tests.

Minimum Job Requirements (Education, Experience, Skills):
Must be at least 18 years of age and possess a high school diploma or general education Degree (GED) and 5-8 years of relevant experience.
Previous knowledge and abilities in electrical, plumbing, carpentry, drywall, painting, office furniture assembly/repair, and reading blueprints is required.
Proficient understanding and proper use of hand and power tools is required.
Understand, exhibit, identify, and use appropriate safety procedures in all aspects of work. performing proactively and ability to mitigate and control emergency conditions effectively.
Previous experience in managing and collaborating with external contractors and vendors is preferred.

JOB SUMMARY
Under the supervision of the Maintenance Manager, performs various duties relating to Building and Grounds maintenance, Vehicle Maintenance, and Housekeeping. Will be responsible for driving fleet vehicles to pick up and drop off clients when needed. Will be required to perform clerical duties to document various items for the Department. Should be independent as possible and support all other departments as needed.
AREA OF RESPONSIBILITY:
Work Schedule: Full Time; standard work week is Monday through Friday from 8am to 5pm with occasional overtime/weekend work required.
Location/Travel: Onsite in Vista Care locations.
RESPONSIBILITIES:
Ensure the upkeep of maintenance items across all buildings and grounds.
Perform trimming and mowing of grounds as needed.
Execute painting tasks as required.
Replace light bulbs and similar items as necessary.
Conduct routine vehicle checks.
Transport vehicles for repairs, fueling, and inspections in Springfield.
Inspect and replace furnace filters as needed.
Complete all assigned monthly paperwork in a timely manner.
Maintain buildings in a state suitable for inspections.
Willingness to work early morning hours for snow removal.
Ability to shovel snow.
Willingness to work some weekends (as needed).
Responsible for completing yearly training in a timely manner.
Complete all assigned monthly items in a timely manner.

The maintenance technician will require employees to troubleshoot and repair active production processes, complete preventative machine maintenance, perform facility upkeep and complete projects/work orders. Assigned tasks will support the production, quality, cost and safety goals of the manufacturing operation and plant facilities.
Regardless of tier, expectations are that employees will follow all general company policies. These include but are not limited to attendance, safety and ergonomic rules, Personal Protective Equipment (PPE) use, and specific task Work Instructions (WIs) or Standard Operating Procedures (SOPs). Activities in this group also require team lifting, scissor and boom lift operations, forklift use, and confined space entry. All tasks or duties assigned should be performed with a high degree of proficiency and mindfulness for the employee's safety, and those around you. Adherence to desired practices of these and other factors along with tenure will be used to evaluate progression through defined tier structure.
Personal tools are not directly provided by Cim-Tek Filtration. General hand tools necessary are the responsibility of an applicant and should be immediately available if an offer of employment is extended. Specialty tools such as drills/drivers, large box wrenches, various test instruments, etc. are company owned and available to the Maintenance group for daily use.
Essential Duties and Responsibilities:
Possess thorough and extensive knowledge of bearings, power transmission equipment, hydraulics/pneumatics, lubrication, fluid pumping systems, heat transfer, welding principles, rigging practices, mobile equipment operation, and electrical systems.
Operates mechanical tools or test equipment as required to repair industrial parts and equipment.
High level troubleshooting experience for all manner of equipment and mechanical systems employed in production operations. This includes the ability to run root cause analysis and provide feedback for potential improvements to improve overall reliability in operations.
Provide support for safe start of new or revised equipment being released into manufacturing use, ensuring design specifications have been met.
Ability to interpret electrical schematics, I/O wiring, panel drawings, P&IDs and loop sheets. Provide feedback for revision should any issues develop during implementation.
Actively respond to site equipment, process alarms or line calls. Troubleshooting and making effective repairs as necessary, reporting additional issues into MRO systems for review.
Perform equipment set up as deemed necessary per applicable procedures and operating instructions.
This role will interact with peers in Maintenance, Operations, and Engineering for various improvement activities. Ideally providing constructive input on viable solutions to current or future problems.
Experience in PLC operations including basic system configurations and hardware, data manipulation, data communications, advanced programming commands, interfacing, troubleshooting, application and program development.
As the company expands and functional operations evolve, perform other duties as assigned.

The Project Maintenance Planner leads the planning of the maintenance activities for turnaround's and outages.. This person will also support the with planning outages to include parts order placement, Field Service Representative (FSR) needs, work pack creation, customer coordination, and overall coordination of the site outages. The maintenance planner and forecaster reports to the head of planning and risk to ensure that the outages are planned, managed, and forecasted adequately.
Responsibilities
This role will be responsible for ensuring the maintenance planning details and schedules are complete and contain the correct information with respect to project milestones, on-time delivery, hardware demands, and resource demands. This includes parts demand planning as well as maintenance forecasting. Objectives and tasks for the position include:
· Establish detailed plans for each outage assigned including the following
· Schedule of events with major milestones and deliveries
