What you'll be doing
The MaintenanceSupervisor reports to a Property Manager and works to ensure apartment homes and facilities are in good working order and maintained to standards. The MaintenanceSupervisor assists with hiring, training, and developing assigned maintenance staff.
Supervise and schedule maintenance activities for apartment community and maintenance staff.
Determine weekly apartment make-ready and Service Request schedules.
Report apartments that are ready to show to the Property Manager.
Periodically check the work progress of each maintenance employee.
Ensure all repairs/replacements necessary for apartment to be occupied are completed.
Ensure all trash from apartments are cleaned out before, during and after make-ready activity.
Make regular inspections of equipment.

Coordinate, schedule and respond to resident/management requests and Service requests for occupied apartments.
Periodically complete written property safety audits.
Order supplies and manage maintenance budget.

Education and Qualifications
Three to five years of experience in multifamily property management, facility maintenance.
Must be able to troubleshoot and repair plumbing systems, electronic systems, all major appliances, HVAC, pool and spa equipment and other systems on community (gates, phone jacks, irrigation systems, etc.)
EPA Type II or EPA Universal license preferred.
Valid driver's license.
Available or on-call for emergencies when assigned.

The ideal candidate is self-motivated and has proven skills in diagnosing, repairing, and maintaining industrial equipment and vehicles, with working electrical knowledge of the equipment; must have experience with diesel equipment.
Essential Functions
Troubleshoot, diagnose, repair and maintain industrial equipment in the Precast Facility, including but not limited to.
* Conveyors
* Motors
* Pumps
* Hydraulics
* Concrete Batching Systems
* Basic understanding of high and low voltage equipment
* Large Cranes
* Aerial Platform Equipment
* Industrial vehicles (diesel and gas powered)
* Domestic gas vehicles
Key Skills and Competencies
