The Maintenance Manager will lead a team of facilities associates, as well as potentially supervise Area Maintenance Managers, and will ensure a safe working environment for all.

Key job responsibilities
Support the Operations team by working in a safe, customer-focused manner; and must be highly self-motivated and customer-centric.
Develop and design innovative solutions to difficult problems, manage outside contractors and be on call for emergencies.
Handle multiple internally- and externally-sponsored projects and daily activities, manage and meet deadlines, and develop & track plans on how to accomplish departmental and distribution goals.
Work with local site Safety department leadership to understand, implement, and audit safety programs. Ensure that all safety programs and procedures are followed.
Develop and maintain preventative maintenance programs and good working relationships with Operations leadership.
Facilitate technical and safety training, as well as help to develop professional development of departmental Maintenance technicians.
Mentor all Maintenance technicians by motivating and providing direction to help them achieve their goals and make a consistent effort to go above and beyond.
Develop Maintenance department business plans and provide guidance and direction for the successful implementation of those plans.
Work with site Finance team to develop, set and track budgets.
Participate in and support efficiency improvement Kaizen activities for the site, as well as the network when needed.
Develop capital spending plans, facilitate cross-functional project planning and perform cost analysis.
Own and promote excellent housekeeping.
Participate in weekly network Maintenance calls and periodic Maintenance Manager conferences.
Candidates must have the ability to provide specific, enriched feedback to enhance individual performance, and provide associates with written performance appraisals including discipline and up to termination.
Basic Qualifications
* Bachelor's degree, or 2+ years of Amazon experience
* Work a flexible schedule/shift/work area, including weekends, nights, and/or holidays

Analyzes the workload of the maintenance division and schedules activities; works with supervisors to establish priorities in the maintenance, repair, overhaul, and cleaning of transit vehicles.
Reviews the previous day's road calls to ensure proper repairs, in addition to reviewing the 30-day history ensuring proper repairs.
Analyzes and maintains a wide variety of computerized and paper records, including road call statistics and reasons; breakdown reports by specific manufacturer and equipment type; fuel, oil, and lubricant consumption; vehicle repairs; accumulated engine mileage; tire life, and overhaul status.
Reviews and analyzes long term out-of-service buses; establishes and implements a plan to get buses out of service greater than ten (10) days, back into passenger service or have/prepare a detailed explanation of cause.
Assists in establishing a process of accepting and inspecting newly purchased and the disposal of retired vehicles. Establishes and implements various maintenance programs; works collaboratively to establish goals and objectives for the maintenance division.
Performs regular self-audits to include but not limited to, PM's, PM sheet revision, engine/chassis wash, WC lift, HVAC, fleet cleanliness, wheel lug nut retorque, interior/exterior bus condition, alternator DC terminal torque check, thread depth and tire wear, destination sign survey, OPR process review, wheel bearing pre-load, and bus fluid consumption.
Performs random audits of PM's, PM follow-ups, and road call follow-ups, etc.
Performs random head counts to ensure personnel are on property and are working productively and efficiently.
Collaborates with the maintenance analysis to determine root cause of failures plaguing the fleet; implements a plan for improvement; and determines parts and labor needed.
Assists in managing the maintenance budget; monitors and analyzes daily overtime for maximum productivity.
Collaborates with MaintenanceSupervisors and Material Control (Procurement) to ensure effective forecasting to ensure parts are readily available for timely repairs of all revenue and non-revenue vehicles.
Analyzes the cause of unscheduled maintenance; implements reduction plans; reviews results; and modifies as needed to attain LYNX on-time performance standards.
Develops and implements procedures to ensure warranty recovery is maximized; coordinates work with outside agencies and vendors for maximum warranty recovery.
Drafts specifications for buses, tools, equipment, and support vehicles; consults with the staff of the Procurement Department and Inventory Control to set specifications and review parts and equipment orders.
Consults with Transportation Division personnel regarding the availability of revenue vehicles and other requirements.
Supervises staff; monitors the assignment and completion of projects and jobs; and counsels employees on problems affecting work performance. Investigates and documents employee complaints, performance, and behavior issues. Completes Incident Investigation Forms accurately with findings and conclusion and administers corrective action as needed. Participates in disciplinary and/or grievance hearings.
Meets informally with union officials and/or shop stewards to resolve concerns regarding working conditions in order to avoid formal grievances.
Applies the provisions of the labor agreement in accordance to LYNX guidelines.
Enforces and ensures compliance with all Local, State and Federal regulations
Regular and reliable attendance and punctuality is required as an essential function of the position.

Required Qualifications:
Bachelor's degree from a regionally or nationally accredited institution with major coursework in vehicle maintenance, mechanical/electrical engineering, business administration or a related field.

About the role
The Area Maintenance Manager (AMM) is responsible for consistent execution of maintenance related initiatives for our South Region facilities. The AMM is responsible for supporting multiple facilities in the Reworld South Region. The AMM will establish & champion best practices in maintenance management for both corrective, preventive and predictive maintenance, aligned with Reworld's corporate Operations and Maintenance standard initiatives. The AMM will assist with mentoring and the development of facility Maintenance Managers, oversee and audit facility-based maintenance skills and focus on all maintenance work execution from work assignment to documentation close out. The AMM will assist each facility with guidance and instruction to build a Long-Term Maintenance Plan (LTMP) following regional templates and coordinate with the Area Operations Manager to support their facilities during outages as required. Outage support shall consist of outage preparation, outage readiness completion and support the Director of Maintenance in developing the LTMP for the area. It will also include coordinating with the corporate and regional subject matter experts (SME) and ensure all Maintenance Standards are completed as well as planning for their completion in the outgoing years. The AMM should have excellent organizational and leadership abilities that demonstrate a good understanding of foundational maintenance activities that assure a high level of uptime of facility equipment.
Responsibilities:
Maintenance Oversight
Oversight responsibility for work assignment and performance for Area Planners, scheduler and/or project managers, Facility maintenance manager performance development and mentoring, Implement corporate initiatives/training across assigned assets and establish regional best practices for, assure conformance to Corporate maintenance standards, Coordinating with facility teams and area managers to complete outage readiness index requirements as well as developing a long term maintenance plan, auditing facilities to ensure compliance with corporate maintenance standards.
Outage/Project Management
Provide technical support and review of annual outage work identification, scope development, and detailed planning activities. Collaborate with plant maintenance managers to review and critique contractor bid packages/proposals to ensure maintenance excellence standards are built into all planned outage work. Oversee, audit, and provide coaching for outage execution to meet work management standards using industry best practices and corporate maintenance standards. Leverage interplant cooperation identifying and developing key personnel to support active outages within region Participate in contractor selection, development, and performance evaluation. Utilize SME feedback to assist in the future planning of all LTMP work.
Cost and Work Management
Facilitate LTMP meetings for area facilities to validate that facilities USDT issues are being reviewed as well as all SME recommendations are implemented where required. Participate in Facility Maintenance budgeting and participate/co-host the Monthly South Region Maintenance Managers Meeting. Assist facilities as needed in MOH management/ supervision with a focus KPI analysis finding with Regional Maintenance Director. Frequently review legacy practices to improve the Outage process and establish facility maintenance management workflow consistent with a standardized cost tracking process. Assist in the review of critical spares for each facility and make recommendations on inventory levels. Coordinate pricing on LTMP projects and assist in gathering costing for outage scopes of work.
Requirements:
10 years in industrial maintenance/reliability management minimum with outage planning and execution responsibility.
5 years minimum maintenance supervision.
Strong facility process understanding via P&IDs, drawings, and specifications.
Knowledge of required and/or former use of following are desirable:
Detail work/job planning and work hazard analysis.
Failure mode analysis and failure analysis techniques.
Industrial facility maintenance practices.
Knowledge of machinery vibration analysis methods, thermography, condition assessment via instrumentation and field experience performing each or other NDT methods.

CUSTOMER SERVICE RESPONSIBILITIES
A complete clean and neat uniform must be worn when working on any PAC Property including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to PAC policy.
Communicate with residents and prospects in a manner consistent with PAC's standards.
Read and/or listen to resident requests/complaints.
Receive resident complaints in a calm, open and professional manner.
Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance.

SPECIAL PHYSICAL REQUIREMENTS
As part of your daily maintenance routine, you may be required to move appliances from one apartment unit to another apartment unit on opposite ends of the property. The appliance may have to be transferred by means of a hand truck up one to three flights of steps. These appliances will range in weight from 75 to well over 300 pounds.
Commercial laundry rooms are equipped with single washing machines and/or stacked (double) clothes dryers which you will be required to move in order to repair and perform preventative maintenance. These machines range in weight from 120 to 300 pounds.
On occasion, you may be required to move furniture from one model unit to another or move furniture items in a resident's apartment to accomplish certain repairs or to correct flood damage. This would require that you move items weighing several pounds to over 300 pounds.
On occasion, you may be involved in repairs to the building structure. You may be required to move or transport several different building type materials weighing several pounds to over 300 pounds.
At certain times you will be required to perform maintenance on special equipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All functions require different physical exertion, and their weight depends on the equipment (usually in excess of 100 pounds).
You will be required to perform certain resident service functions or make upgrades to the apartment home. An example would be to install lighting or ceiling fans. Both duties would require the work to be done using a step ladder while lifting.

The Solairus Aviation MaintenanceSupervisor will conduct or lead all aspects of maintenance performed on assigned aircraft and ensuring compliance to company policies and procedures regarding airworthiness standards. Specific duties include, but are not limited to, routine maintenance tracking, long term planning, scheduling and completion of maintenance events, and financial responsibility for costs incurred associated with maintenance operations. This position reports to the Director of Maintenance, and/or the Client Aviation Manager (CAM).
Essential Responsibilities/Duties
Maintain a valid Airframe and Powerplant Certificate.
Lead all maintenance activities of assigned aircraft, to include implementing the maintenance standards, methods, and procedures established by Solairus Aviation to ensure compliance with Federal Aviation Regulations, manufacturer's recommendations and company policies.
Coordinate maintenance training requirements with the DOM and/or CAM.
Develop a budget outlining and projecting financial expenses related to aircraft maintenance, parts & labor, tooling, equipment and base facilities.
Supervise and approve expenditures related to assigned aircraft.
Participates in the Safety Management Systems; and Assumes any duties delegated by the DOM, Manager of Maintenance Operations, and CAM.
Supervises aircraft maintenance personnel (both company employees and non-company personnel), including aircraft interior and exterior cleaning, and ensuring the quality and completeness of maintenance performed under the authority of the Director of Maintenance.
Coordinates with all non-company personnel or Approved Maintenance Organizations (AMOs) performing maintenance on company aircraft with Manager of Maintenance Operation, DOM, and CAM, and conduct vendor evaluations for outside maintenance.
Ensures that complete records of all inspections, repairs and component changes, airframe flight time, engine times, AD notes, Service letters from the airframe, engine and component manufacturers, and FAA maintenance instructions are accurately maintained.
Ensures compliance with Airworthiness Directives (ADs) and Service Bulletins affecting company aircraft.
Removes known unsafe aircraft and those that do not comply with the CFRs from service, and ensures the airworthiness of aircraft returned to service.
Ensures operational readiness of the aircraft with as little schedule impact as practical.
Serves as liaison between the company and the FAA regarding all maintenance policies.
Maintains certification and technical recency requirements per 14 CFR 65.83.
Performs internal audits of tool calibration and material control and ensure that adequate tools, parts, materials, support equipment, and facilities are available to perform scheduled and unscheduled maintenance
Qualifications
Must hold a valid A&P Certificate.
Minimum 10 years' experience in Corporate Aircraft Maintenance Operations.
Demonstrates knowledge of the CFRs and aircraft maintenance standards.
Proficient with planning, implementation, and direction of the maintenance programs and control system for the aircraft operated.
Be a highly motivated individual committed to Safety, Regulatory Compliance, and Operational Excellence!
Remains fit for duty and abstain from drug and alcohol abuse.
Specific Qualifications/Certifications
Recent experience in Gulfstream G450 (6 months within the past 24 mos.).
Must be located or willing to relocate to within 1 hour of KMCO.

Essential Functions
Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
Develops standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and FPG standards.
Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
Periodically inspects work performed by contractors, vendors, and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
Maintains adequate inventory of spare parts and maintenance materials and works with Community Director to order supplies and tools as needed to stay within budgetary guidelines.
Completes preventative maintenance procedures and inspections as outlined in the Policy and Procedure Manual.
Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Conducts regularly scheduled FPG safety meetings, ensure all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance.
Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.
Tour property daily to look for needed maintenance and liability hazards and report to Community Director.
