Primary Responsibilities and Essential Functions:
1. Maintenance and Inspections:

The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.

Facilities Maintenance Lead

We are seeking talented individuals to join our care giving team at Florence Home. Qualified candidates must have a passion for working with the elderly and be committed to upholding our core values of Integrity, Dignity, Teamwork, and Compassion.
As a Maintenance Lead, you will:
Responsible for drywall repair and painting, as dictated by need and/or supervisor.
Perform maintenance tasks for all buildings, equipment, and grounds including basic plumbing, electrical repair as work orders dictate & as directed by supervisor.
Assist in resident room moves as needed.
Inside trash removal at least twice daily.
Cover on-call on a rotational basis. During on-call, must be able to arrive at facility within 60 minutes of being notified of an issue that must be resolved before normal business hours.
Maintain cleanliness of all property grounds including sidewalks, driveways and parking lots on a daily basis including picking up litter.
Assist in the planning and care of a total lawn care program including mowing grass; trimming trees, bushes or hedges; raking & removal of leaves, other branches.
Assist in the planning, maintenance, and care of snow removal and other inclement weather routines for physical property safety and appearance.
Perform maintenance tasks for ALL organization vehicles including scheduling of routine oil changes, repairs, filling tanks & cleanliness of vehicles.
Assist in routine fire drills in accordance with state and federal regulations.
Assist in the education of employees regarding fire and safety procedures for the facility by providing tour of facility to point out location and use of fire and safety equipment, physically demonstrating safety equipment operation, and answering questions regarding fire and safety equipment.
We require our Maintenance Assistants to:
Experience in general maintenance of buildings, equipment, and grounds including basic plumbing, electrical repair, and the knowledge and use of lawn care tools and products including snow removal.
Must have and maintain a valid drivers license and have reliable transportation.
Specific physical requirements: must be able to lift 75 pounds from ground to waist, have the ability to move around the grounds and buildings in a timely manner, and use stair and ladders.
Be able to fluently read, write, speak and understand English
Have a high school diploma or equivalent
Have a valid in good standing drivers license and a clean criminal record
Arrive on time and work as scheduled

* Supervise and lead a team of maintenance technicians.

Qualifications

* At least 2 years in a supervisory role. Basic knowledge in MS Office, Word, Excel, Outlook. Experience with any property management software (i.e. Yardi, Appfolio, MRI, etc.) is preferred.
* Freon recovery certification /EPA Certification Min Type II
* Certified apartment service technician (CAMT) is preferred.
* Valid Driver's License is required to complete the essential function of the position (completing off hours emergency maintenance requests, obtaining/transporting supplies, etc.)
* Certifications in boilers, plumbing, HVAC, journeyman license, use of fire extinguisher and first aid preferred. Must have training in compressor diagnosis, appliance repair, etc. Must have certifications/permits required by city or state to perform job responsibilities. Carpentry skills are also required.
Physical Requirements: While performing the duties of this job, the employee is regularly required to walk; stand; use hands to finger, handle, or feel and talk or hear. The employee is frequently required to stand; reach with hands and arms and stoop, squat, kneel, crouch, or crawl. SUMMARY
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
This position will oversee maintenance operations at Allora 168, Capriana, and Vestara 72.
Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Other Responsibilities:
1. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
2. May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
3. Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
Physical Demands:
* Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
* Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
* Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
* Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
* Incumbents must be able to work a flexible work schedule, which includes taking "call" during evenings, weekends and holidays.
Required Licenses or Certifications:
* Incumbents must have EPA certifications Type 1 and II or Universal for refrigerant recycling. (Applies to Certified Service Technicians.)
* Incumbents must have all certifications as required by State and Local jurisdictions. (Applies to all Service Technicians.)
* Incumbents must have valid driver's license to operate a golf cart on property depending on property size.
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
