Maintenance & Refrigeration Lead Pay: $80,000 - $115,000 + Bonus + 5K Sign-on The Maintenance & Refrigeration Lead is a critical leadership role responsible for overseeing the Maintenance and Refrigeration teams to ensure the safe and efficient operation of all utilities and production equipment across the facility. This includes systems such as refrigeration (preferably ammonia), cogeneration, boilers, compressed air, and water. The Lead is accountable for daily maintenance scheduling, troubleshooting, safety oversight, team leadership, and coordination of both corrective and preventative maintenance. Diagnose mechanical and electrical issues, troubleshoot systems, and execute repairs or upgrades. Ensure uptime of critical equipment by implementing lifecycle management best practices. Pull and report data for regulatory agencies (e.g., SCAQMD). Maintain wrench time at 95% or above; ensure accurate and timely entry in CMMS. Planning, Scheduling & Documentation Work with planners to scope, kit, and assign work orders. Prioritize safety and regulatory compliance tasks. Manage parts procurement, quotes, and inventory tracking. Support planning calendars and ensure labor and parts readiness for future jobs. Review and verify work orders for completeness, accuracy, and timeliness. Ensure full utilization of CMMS systems for maintenance tracking and metrics reporting. Facilities & General Maintenance Support facility services and minor building moves or repairs. Assign and coordinate vendor or contractor work for high-complexity tasks. Perform general building upkeep: electrical, plumbing, pneumatic, machining. Assist with inspections and internal/external audits. Safety, Compliance & Training Enforce GMP, PPE, HACCP, sanitation, and plant safety protocols. Conduct lock-out/tag-out procedures and routine safety inspections. Train and develop technicians to support food safety and OSHA compliance. Ensure all personnel complete required technical and safety training. Minimum Qualifications: High school diploma or GED Physically able to lift 40 pounds repeatedly +10 years of refrigeration maintenance experience (preferably ammonia-based) Strong understanding of utilities equipment including cogen systems Experience with team leadership and technical supervision Willingness to work overtime and weekends as required

Ensure pet stations are stocked and emptied at all times. * Maintain the property's flowerbeds, plants, and grass area, including pool cleaning or routine pool maintenance (including pool furniture). * Maintain clean laundry rooms, mailrooms, doors, and light fixtures throughout property, as directed. * Ensure policies and procedures as well as safety and compliance expectations are met. * Report to Dock Manager any inoperable vehicles on property, leaks, mold, injury, criminal activity and ensures incident report is submitted immediately. * Provide safety training and instruction for newly hired maintenance associates. * Participate in safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies. * Respond promptly to resident complaints, concerns and requests. * Provide input to the Area Maintenance Manager and Regional Facilities Manager for performance reviews for community maintenance associates. * Comply with GK Management career apparel requirements and require compliance of maintenance associates. * A flexible schedule to include weekends, evenings, and holidays. Other Responsibilities * Lead, motivate and develop a successful staff. * Comply with GK's key control policy by all maintenance associates, vendors, and contractors. All keys must be secured, and no keys can be taken home without authorization from GK Management. * Presents a professional, efficient attitude to ensure resident satisfaction while working within company guidelines. * Any other job duties or responsibility that may be assigned. Minimum Qualifications Required: * 4 + years' experience in maintenance or related industry. * Previous multifamily property experience is highly preferred. * Ability to work under pressure, organize and prioritize responsibilities * Customer service orientation with the ability to work with residents, vendors, management, and co-workers * Excellent communication skills, both verbal and written * Knowledge of Fair Housing and OSHA * Previous experience in work order management software highly preferred as well as MS Office products, Excel, Word and Outlook. Materials and Equipment This role routinely uses standard office equipment such as laptop computers, smart phones, photocopiers, filing cabinets and other presentation materials. Additionally, this role routinely uses stepstools, ladders, power tools, hammers, drills, saws, and basic hand tools. Hand carts are used to transports supplies. Work aides include electrical, plumbing, maintenance, and cleaning supplies. Other work aids can include paint, paint thinner, caulking, tile, and concrete. The Maintenance Manager on Duty plays a major role in leading the maintenance team and supporting the Maintenance Manager and management team.
