GENERAL FUNCTION
The position will have 24 hour accountability for the technical/maintenance support for specific Business Units and be responsible for directing, organizing and controlling project activities. This role will direct and coordinate the day to day activities of Tech Support technicians in the maintenance, repair, and installation of all production related equipment. Responsible for managing a multifunctional (mechanical, electrical and instrumentation) team of technicians in the execution of equipment maintenance.

Job Description:
This role reports to the Facility Manager at Rialto. The Maintenance Manager has responsibility for managing aspects of the site, including safety, environmental, financial, HR, administration, legal, engineering, operations, maintenance, and project management. The Maintenance Manager will lead, manage, and coach a team of maintenance and plant support employees at the site. The Maintenance Manager, under the direction of the Facility Manager, has responsibility for establishing and maintaining world-class safety and environmental standards for the site while driving a strong culture of operational and maintenance discipline. Responsibilities MV Transportation is seeking a Fleet Maintenance Manager who will be a dynamic, multi-task oriented senior professional to manage all day-to-day maintenance aspects of this fixed route bus operation. The Fleet Maintenance Manager will ensure that all contractual requirements are achieved, and duties included will consist of daily, weekly, monthly and annual reports. The Fleet Maintenance Manager must be able to properly manage a budget for maintenance program.
Qualifications
Talent Requirements:
* Must have at least three (3) or more years of recent (within the last five (5) years) and relevant experience managing the maintenance functions of a transit bus maintenance shop similar in scope, size, and complexity and with same or similar type of transit vehicles/equipment.
* Must have experience managing/ directing 10 plus employees (fleet Technicians/Service Workers/Cleaners).
* Experience working with 50 + buses within the last year.
* Previous passenger transportation in current project or similar environment preferred.
* Must be able to manage and interface with client.
* Must have the ability to track and control parts inventories, vendors and suppliers.
* Must be able to properly prioritize, implement and manage work schedules, projects and assignments.
* Must be able to manage the financial/accounting aspects of a fleet maintenance operation.
* Must be able to communicate effectively with all levels of staff in written and oral formats.
* Must have computer skills including word processing, spreadsheets and Microsoft outlook.
* Must have technical competence with light/medium/heavy duty vehicle repair and preventive maintenance.
* Must display initiative, professionalism, candor and tact at all times.
* ASE or manufacture's certifications a plus.
* Technical experience with fixed route transit bus maintenance.
* Solid knowledge of managing audits, PM schedules.
* Experience with Diesel, CNG, and Alternative fuels a plus.
* Must have a CDL class B with passenger and airbrake endorsement.
Starting salary range: $75,000 - $85,072

Job Summary
Under the supervision of the Area Maintenance Manager, the Maintenance Manager is responsible for maintaining the overall appearance and maintenance needs of the community. Responsibilities include ensure curb appeal; supervise the maintenance staff; coordinate make-readies and move ins/move out schedules; perform general maintenance repairs; conduct preventative maintenance and oversee the construction/rehabilitation needs of the
apartment community. The selected candidate will collaborate with the Community Manager in order to assist the leasing staff in achieving
the overall occupancy goals, and for assisting in resident retention by providing a quality living experience for the residents.
Essential Functions

* Direct and supervise the daily activities of the property's maintenance team. Apply GK policies and procedures to all maintenance operations of the community.
* Prioritize work assignments and evaluate job performance of maintenance associates. Ensure all work is completed according to GK standards.
* Collaborate with the Community Manager to coordinate the move-in schedule and ensure the timeliness and effective completion of all repairs in preparation for all new residents. Unit turns need to be completed in 5 days.
* Perform, schedule, and supervise maintenance repairs throughout the property including the common area amenities, resident occupied units, and vacant units in preparation for new resident move-ins.
* Work with vendors to coordinate repairs. Ensure quality work is completed.
* Assist Community Manager in obtaining proposals from vendors as needed.
* Manage open service requests through Onesite. Work orders need to be completed in 24-48 hours.
* Communicate with the Community Manager regarding the status of work and any potential issues, reporting anything that may be a potential liability.
* Budget and maintain an up-to-date supply inventory on all equipment, tools, and supplies for the property.
* Schedule, monitor and conduct preventative maintenance on various equipment, electrical and plumbing systems, HVAC, swimming pool(s), carpentry, dry wall, exterior structural and appliances.
* Perform common area painting.
* Conduct monthly lighting inspections and replacement of lights where needed.
* Complete monthly and annual inspections on time. Follow up on any issues needing improvement.
* Keep work areas, maintenance shops, storage areas, and equipment clean, and well organized.
* Consistently maintain a clean and attractive environment around the leasing office, clubhouse, pool, and all common areas.
* Pick up trash on the property and in common areas, which includes but is not limited to, driveways, parking lots, curbs, trash receptacles areas, exterior hallways, breezeways, laundry rooms, mailrooms, and any other public areas.
* Walk the property several times a day and picks up new debris, including pet waste. Ensure pet stations are stocked and emptied at all times.
* Maintain the property's flowerbeds, plants, and grass area, including pool cleaning or routine pool maintenance (including pool furniture).
* Maintain clean laundry rooms, mailrooms, doors, and light fixtures throughout property, as directed.
* Ensure policies and procedures as well as safety and compliance expectations are met.
* Report to Dock Manager any inoperable vehicles on property, leaks, mold, injury, criminal activity and ensures incident report is submitted immediately.
* Provide safety training and instruction for newly hired maintenance associates.
* Participate in safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies.
* Respond promptly to resident complaints, concerns and requests.
* Provide input to the Area Maintenance Manager and Regional Facilities Manager for performance reviews for community maintenance associates.
