We're supporting our client, a leading packaging manufacturer based in Pawtucket, Rhode Island who are looking for a Maintenance & Facilities Manager to join their growing team. The successful Maintenance & Facilities Manager will have experience in increasingly responsible management positions in industrial maintenance, preferably in a supervisory or production management capacity.
Job Summary:
As a Maintenance & Facilities Manager, you'll be responsible for managing and leading our small team of maintenance personnel to ensure production equipment & facilities are efficiently operating within the manufacturing plant.
The Maintenance & Facilities Manager shall ensure successful preventive maintenance and breakdown maintenance of equipment and assign tasks to the maintenance team personnel and any required outside vendors. They will be expected to train, motivate, monitor the maintenance team members, while coordinating with other departmental personnel to achieve intended results. This position reports to Vice-President of Operations.
Responsibilities:
Implement preventative maintenance for production machines and equipment; planning and directing preventive and critical maintenance to maximize machine efficiency.
Familiarity with preventive maintenance programs; strong mechanical, electrical, PLC's, pneumatics, hydraulics, strong troubleshooting skills on hydraulic, pneumatic and electrical systems.
Document maintenance processes and procedures and keep it up-to-date.
Create and maintain a database of machinery and equipment.
Ensure a safe work environment.
Allocating maintenance tasks to team members.
Coordinating with other departmental personnel in achieving planned maintenance activities.
Help maintenance team in diagnosing and solving equipment problems.
Oversee the repair of equipment and facilities.
Plan and procure critical spares of equipment as per experience or as directed by the l equipment manufacturer.

About You:
5+ years with increasingly responsible management positions in industrial maintenance, preferably in a supervisory or production management capacity.
Bachelor's Degree preferred. Diverse background in mechanical and/or electrical.
Proven leader in improving work processes and leading change in a complex, fast paced manufacturing environment.
Strong written and verbal communication skills. Proficient computer skills.
Proven equipment diagnosis, repair and troubleshooting skills.

SUMMARY This hands-on position reports to the Maintenance Manager; directs and coordinates activities of workers engaged in repair, upgrades, maintenance, and installation of machines, special projects, tools, and equipment, and in maintenance of buildings and grounds, by performing the following duties personally, or through subordinates.
DUTIES AND RESPONSIBILITIES
Provides a daily early morning review of work activities/personnel status and PM results to the Maintenance Manager with updates for substantial issues (any event that might affect production, or product quality) throughout the day.
Reviews manufacturer's service manuals, Blount Fine Foods equipment usage schedules, and records of maintenance problems to determine the optimum frequency of preventative maintenance.
Designs and implements SOP's associated with PM's, LOTO, and machine operating instructions.
Regularly checks production schedules and confers with other departments, managers and staff to determine when planned maintenance least interferes with operations.
Maintain records of planned and completed maintenance and assists in tracking and completing records for environmental and OSHA requirements.
Reviews work requests to determine work priorities. Schedules repair, maintenance, and installation of machines, tools, and equipment to ensure continuous production operations.
Must develop a thorough knowledge of the controls and procedures to operate and insure permit regulations for waste water treatment plant.
Coordinates activities of workers fabricating or modifying machines, tools, or equipment to manufacture new products or improve existing products.
Order and ensure an optimal level of spare parts and equipment are kept in stock to minimize unscheduled operations downtime, while minimizing cost of inventory.
Inspects operating machines and equipment for conformance with operational standards.
Plans, develops, and implements new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of equipment and materials.
Assist in maintenance matters for other BFF locations.
Coordinates the maintenance program in accordance with policies, principles, and procedures established by Blount Fine Foods.
Studies maintenance schedules and estimates labor requirements for completion of job assignment.
Confers with management, and quality control personnel to resolve maintenance problems and recommend measures to improve operations and conditions of machines and equipment.
Works to ensure compliance with all applicable laws and regulations issued by OSHA, EPA and other federal, state and local regulations including Lock-out/Tag-out, confined space and personal protection regulations.
Arrange yearly boiler inspection & repairs from Hartford Insurance to secure boiler licenses.
SUPERVISORY RESPONSIBILITIES
Directly supervises employees in Maintenance Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
Prepare input to the annual budget for submission to the manager for area of responsibility.
Regularly review and monitor compliance with safe work systems and maintenance procedures.
Researches vendors to ensure quality and costs are maintained within set budget.
Monitors machine downtime to ensure highest yields are maintained.
Performs evaluations of maintenance technicians to ensure that all personnel are trained to the highest standards. Recommends training and/or schooling for technical personnel.
Responsibilities include participation in interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Maintains employee time cards and attendance records.
Requirements and Experience:
University/Technical college degree, or appropriate trade school certification; or a minimum of eight years related experience and/or training; or equivalent combination of education and experience, is required.
3-5 years' experience supervising a multidiscipline maintenance team.
Must possess comprehensive knowledge of building infrastructure and utility systems.
Must have strong computer skills along with strong written and verbal communication skills.

The Maintenance Superintendent is fully accountable for oversight of all day-to-day physical operations, ensuring enhanced value of the property while meeting the established standards for safety, appearance and operation within the budgeted financial goals. Managing the inventory of “ready” apartments to support the property's marketing and leasing efforts, scheduling and supervising staff and contractors, and inspecting completed make ready apartments for move-in. Responsible for maintaining the physical appearance, condition, cleanliness and curb appeal of the property.
Assist with and attend resident retention initiatives (i.e., resident functions, promotions, monthly newsletters, etc.) and property-issued communications/notices (i.e., bad weather, emergency, etc.).
Preserves and respects resident, applicant, employee and company confidentiality.
Report for on-call duties to provide 24 hour/7day per week emergency maintenance service.
Lead maintenance staff and workflow processes; delegating maintenance tasks and work orders.
Responsible for physical plant oversight, reporting regularly to the Property Manager, to ensure successful day to day property operations.
Report directly to the Property Manager, and responsible for inspecting and identifying any physical property/maintenance needs and making recommendations to the Property Manager and Physical Plant Coordinator/Area MaintenanceSupervisor if applicable.
Document capital improvement and/or contracted needs and develop scopes of work to be completed, solicit competitive bids and provide bid package to Property Manager for selection. Oversee and communicate regularly with vendors on site throughout the project or seasonal contract.
Oversee, order, and maintain inventory levels of parts and supplies. Ensure that maintenance shop and current supplies are kept accessible and organized.
Maintain Capital Inventory Control Log.
Ongoing Work Orders/Projects and Preventive Maintenance
Consistently maintain the overall attractiveness of the property, taking initiative as needed to keep the property looking professional and appealing to current and potential residents, owners, investors, and lenders.
Regularly conduct inspections of and ensure that apartments, building systems, common areas, and grounds meet Vesta quality standards and expectations, by correcting any deficiencies.
Responsible for assigning, handling, completing, and documenting service requests/work orders, ensuring that our residents' maintenance needs are met properly, quickly, thoroughly, and professionally. Maintenance and repair may include plumbing, HVAC, carpentry, appliances, carpeting, drywall, worn or defective parts, grounds, and electrical systems. May be responsible for pool maintenance, depending on property needs.
Assists with moving appliances, abandoned furniture and unloading and storing supplies.
Ensure unsafe conditions are corrected immediately, and practice “safety first”.
Communicate, maintain accurate records, scheduling inspections, preventative maintenance, work orders/service requests (received and completed), apartment make-ready status, and assigned work-in progress.
Maintain Property Inspection Control Log, Winter Weather Log, and Interior/Exterior Light Log.
Make Ready
Communicate, prepare, and schedule apartments for occupancy within three to five days of vacancy, to maximize occupancy.
Trash out and clean out of food, furniture, appliances and other debris within assigned vacant unit.
Prep assigned unit for painting and flooring.
Timely and thorough completion of assigned items on make ready punch list, including, but not limited to; cleaning, painting, flooring, caulking, wall prep, removal and cleaning/replacement of receptacle and switch plate covers and light fixture bulbs, and holes in walls.
While completing make ready punch list, inspect and report any additional maintenance needs including repairs or replacements not initially noted. Complete any additional tasks that are within manageable skill set.
After final maintenance, painting, and floor work, the Maintenance Superintendent may be responsible for the last “sparkle”/touch prior to final move in ready inspection.
Ensure ready apartments are inspected daily, communicate and input any new maintenance needs, and inform leasing of ready unit status for prospect showings.

Some duties include but are not limited to handling daily work requests from existing residents and office staff; turning over apartments for occupancy; maintaining or replacing appliances, fixtures and switches; working with contractors as necessary; providing corrective maintenance; providing preventive maintenance; inspecting apartments, buildings and/or grounds as necessary; replacing/maintaining smoke detectors, circuit breakers and outlets; painting apartments; changing window screens and glass; providing cosmetic repairs within apartments and common areas; snow removal; inventories; working with the PM on maintenance budgeting; bidding as needed; participating in rotation of On-call emergencies after hours and weekends using the necessary safety attire and/or equipment; performing other duties as they arise.

Candidate must have 3-5 years of property maintenance experience and previous supervisory
experience overseeing staff is preferred. The ideal candidate must have strong organizational
and communication skills with the ability to multi-task and will take ownership of all
maintenance responsibilities as they relate to this property. Candidate should be results
driven and possess the ability to work within a budget. Candidate must have working
knowledge of current safety practices and regulations (OSHA), grounds maintenance,
plumbing, heating and electrical systems to handle service calls and maintain vendor
relationships. Basic computer knowledge is required.

Performing layout work to support machining, assembly and installation of components into modules that will eventually become working parts of a nuclear submarine
Taking measurements with basic measuring tools and precision measuring equipment such as inside, outside and depth micrometers, dial calipers, vernier calipers and indicators
Utilization of standard hand tools such as, combination wrenches, torque wrenches, screw drivers, pliers etc...
Utilization of various portable and fixed machinery such as bench grinders, hand held grinders, drill presses, hand held drills, magnetic base drills, hydraulic drills, portable boring equipment, milling machines and lathes
Work is performed utilizing technical work documents, blueprints, specification manuals and written or oral instruction
Installation and or machining tasks generally take place within a module or on hull. Working inside tanks or confined spaces should be expected. Bench type assignments are generally rare and temporary

Responsibilities:
Drafts and presents implementation plans, budgets, and project timelines to Senior Leadership.
Establishes timeline for routine maintenance and/or replacements of furniture, fixtures, and equipment.
Manages ticket system during season for required hotel maintenance, FF&E replacements and refurbishments that requires shore side vendor.
Ensures projects are accomplished following applicable regulatory requirements and that all documents are updated and archived.
Facilitates effective communication between contractors, crew, and management.
Oversees and onsite to manage refurbishment projects.

Ensures selected specifications comply with the safety and environmental regulations established by the company and regulatory agencies.
Understands construction principles and reading plans and drawings.

Monitors costs to assure budget is maintained.

Ensures construction trades follow plans and build as designed.

Qualifications:
Minimum 5 years' experience in Hotels, Cruise Ships and Project Management.
B.S. in Management, Hospitality, or Engineering is preferred.
Strong organizational skills and excellent verbal and written communication skills (English).
Proficiency in Microsoft Office.
US Coast Guard regulated pre-employment drug test.
