About the Role
We are seeking an experienced National Construction Project Manager to lead capital improvement and construction projects across a national portfolio of HOA-managed communities. This role is responsible for ensuring projects are delivered on time, within budget, and to the highest quality standards while reducing risk, improving vendor performance, and driving operational consistency. This is a highly visible role that partners with HOA boards, community managers, executive leadership, and vendor partners nationwide.
What You'll Do
• Manage multiple concurrent capital and construction projects across a national HOA portfolio
• Develop and enforce standardized scopes, budgets, timelines, and project documentation
• Review bids, contracts, change orders, and invoices to ensure accuracy and compliance
• Oversee vendor performance, safety compliance, insurance, and licensing requirements
• Present project updates, timelines, and financials to boards and internal stakeholders
• Proactively manage budgets to prevent cost overruns and unnecessary change orders
• Conduct site visits and inspections as needed throughout the project lifecycle
• Support community managers by removing construction-related administrative burden
• Ensure proper closeout documentation, warranties, and approvals are completed
• Vendor management: enroll new vendor partners, handle vendor escalations and vendor compliance
• All other duties as assigned
What Success Looks Like (Key Performance Metrics)
• Maintain project cost variance at or below 5% of approved budgets
• Complete 90%+ of projects within approved timelines
• Limit unplanned change orders to fewer than 10% of projects
• Capture a minimum of 10% vendor revenue share on eligible project volume
• Maintain 100% vendor compliance with insurance, licensing, and safety requirements
• Limit warranty claims and rework to less than 2% of completed projects
• Achieve board and stakeholder satisfaction scores of 4.5/5 or higher
• Deliver accurate monthly project and financial reporting on time
• Project management and vendor revenue share above $300,000 per year, to be reevaluated yearly.
