Your main responsibilities
The Candidate will be required to manage field technicians in the day to day operations of the installation of hydraulic, gearless and geared elevator modernizations. Actively participate in field surveys for prospective modernization projects and be involved in the preparation modernization proposals and bids. Must be able to determine the scope of work required and manpower needed to complete the project in a timely and profitable manner. The preferred candidate will have knowledge of elevator equipment/parts and the ability to determine the correct part required for all aspects of a project and will be required to order these parts.

Assure that each modernization project meets Company quality and safety standards, as well as all contract requirements.

Support the local sales team in estimating modernization bids and investigating and resolving customer complaints

What you bring
Your Experience
BS/AS degree in Engineering, Management, Supervision or Business required. In lieu of degree, Journeyman Technician experience with minimum 5 years in field required
Preferred: 3 years experience in either the elevator industry, construction industry, or in a related building systems industry
Prior experience in installation and service of elevators/escalators preferred
Prior supervisory experience with a unionized workforce is preferred
Computer proficiency required
Experience in Microsoft Office suite software, Lotus Notes and SAP is preferred
Must have ability to communicate well, both verbally and in writing
Base Salary $110,700 - $138,400
The above represents the typical salary range for this position. Revisions to the range may be considered based on your experience, education, location, demonstrated skills, and alignment with business priorities. STATEMENT OF THE JOB
The Superintendent V works as an integral member of on-site maintenance team to ensure safe affordable housing is provided and maintained for tenants who live in buildings managed by POP Management, the housing office of Catholic Charities, Brooklyn & Queens. The Superintendent V is responsible for the management of all aspects of building & facilities maintenance, and, under the direction of the Property Manager, provides task supervision for maintenance staff. The Superintendent V has responsibility for buildings with technological advancements featuring all-electric heating, cooling, and hot water systems, and incorporate resiliency components to create areas of refuge for residents and community neighbors, including back-up generator power for cooling, charging, sheltering in place and other emergency needs.
The Superintendent V has a significant role for ensuring the building maintains compliance with all Agency, funding sources, regulatory agreements and applicable building codes. The Superintendent V ensures that common spaces as well as tenant apartments meet required safety standards. As a part of a team, the Superintendent V works closely with on-site recertification and social services staff as well as POPM Facilities staff. Your ability to use technology to track and improve building performance will make you a vital part of POPM operations.
The Superintendent V ensures the Agency Mission and Best Practices are upheld and modeled for other staff, while promoted to tenants and the broader community in which our programs work. The Superintendent V reports directly to the Property Manager for day-to-day operations and has a duty respond to POPM Facilities staff requests.
Implement general maintenance and preventative maintenance requirements of the building
Perform cleaning and trash removal tasks.
Establish and schedule formal preventative maintenance program in accordance with building requirements and life safety codes.
Monitor all supplies, tools and equipment of the building.
Paint common areas and tenant apartments as requested to ensure high quality of life for all tenants.
Change bulbs and ballasts as needed.
Maintain a variety of flooring materials as recommended by manufacturers.
Responsible for seasonal cleaning of leaves and snow around premises.
Intervene for basic plumbing needs.
Respond to tenant request work orders in a timely manner.
Bring to the attention of Property Manager any issues which may affect the safety or living conditions of tenants.
Collaborate as part of team responsible to ensure that the building provides a safe and healthy environment for its residents; remain up to date on basic safety standards.
Respond to 24-hour facility emergencies following Agency procedure.
Perform daily walkthroughs of mechanical and plumbing equipment to check for issues and error codes
Maintain updated equipment logs, maintenance records, and service histories.

Provide back-up coverage to other POP managed facilities.

QUALIFICATIONS
High School/GED preferred, may be waived for 5 years demonstrated experience and/or documentation of passing necessary license requirements.
FDNY Certificates of Fitness (Cat S95 Supervision of Fire Alarm Systems) must receive certification within the first 6 months of employment. Experience with cleaning and repair equipment, including vacuum/shop vac, floor machines, snow blower and yard & landscaping equipment.
Advanced working knowledge of all-electric heating, cooling, and hot water systems, HVAC, fire and safety systems, electricity and gas systems.

JOB SUMMARY
This position is responsible to lead one or more construction projects and for the management of the overall planning, scheduling, code compliance, cost tracking, safety, and completion of these projects. The Superintendent is responsible for directing and mentoring subcontractors and other on-site field staff. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as have strong communication and team building skills.
WORK HOURS:
Weekdays 7 am to 5 pm; Saturdays 7 am- 1pm, as required.
RESPONSIBILITIES:
Assure the required permits and approvals from jurisdictional agencies are secured, posted, and renewed as required prior to starting work.
Develop, update, modify (as required) and maintain the project schedule including a master schedule, 60-day look ahead schedules for their assigned trades, and two-week look ahead schedules for their assigned trades.
Understand and be familiar with the date by which all materials must arrive on the job and convey that information to the project management team for preparation of the contract items lists and shop drawing schedules.
Coordinate scheduling of subcontractors, vendors, and inspectors to complete each project on time.
Communicate with and support each subcontractor to execute their job duties effectively and efficiently.
Monitor work and materials to ensure quality control standards are met at various stages of the project.
Perform inspections or schedule inspectors to meet the varying safety and compliance regulations of each job location.
Prepare the daily construction reports in a thorough and timely manner and maintain a written daily log of visitors, job actions performed, materials expended, and problems resolved on the job site.
Assure daily job progress photographs are taken in ample quantity to accurately depict the progress of the work.
Travel between multiple job sites and simultaneously manage work loads of individual projects
Understand and ensure risk controls are properly established and maintained.
Understand and uphold the site safety plan.

Establish and maintain a system of document control to assure work is being installed in accordance with the latest design documentation and approved shop drawings.
Communicate any issues requiring additional information from designers and consultants in a timely fashion to the project manager for issuance of RFI's.
Assist in preparation of the monthly status report to be submitted to the lender.
REQUIREMENTS:
Requires Engineering, Construction Management or related Bachelor's degree, OR equivalent years of related experience.
Requires 10+ years of experience in Stick-frame Multi-Family Residential Construction. Previous Sitework and Structured Garage Construction experience is preferred.
Requires working knowledge of various construction disciplines, cost control, scheduling, safety regulations, engineering drawings and other documents required.
Requires superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential both within the internal project team and externally with subcontractors, labor force, etc.
Requires the ability to work with and have knowledge of the shop drawing submittal process.
Requires the ability to read and comprehend building plans and specifications and able to comprehend and recognize safety standards and issues.
Requires the ability to determine the priority of assignments based on critical deadlines.
Requires the ability to resolves field-initiated questions.
Requires understanding of construction contracts, retention, releases.
