(1) Currently enrolled, and in good academic standing in a full-time program, at a public or other non-profit institution of higher education; AND
(2) Making satisfactory progress toward receipt of a baccalaureate; AND
(3) Completed at least one year of the degree program.
You may be non-competitively converted to a permanent appointment within the PALACE Acquire (PAQ)/Copper Cap (COP) or a similar Program. The target grade of the conversion could be above GS-11. What You'll Do
* Assist maintenance personnel when requested/needed
* Work safely to prevent on the job injuries by following safety rules and regulations at all times including proper wearing of company PPE

This is a local delivery position with no overnight travel.
The candidates selected to fill this position will spend a couple of weeks on a delivery truck becoming familiar with the duties of delivering beverages and experiencing the work involved. Those who succeed in those first weeks will then be coached and tested on information from the Commercial Drivers Manual to get ready for the test for a CDL permit. Those who pass may stay on with us to become trained further in both driving skills and beverage delivery skills. Those who do not pass will not be retained. Those who are retained will continue to hone their driving skills until they are deemed ready to pass the CDL test-that should take two months. At that time, the Company will schedule a CDL test for the candidates to seek their Commercial Driver License.
When the training is complete and the license is obtained, a successful Delivery Representative is expected to safely execute on-time delivery of products while maximizing sales and minimizing returns. The Representative is expected to conduct a daily Pre-Trip Inspection of his assigned vehicle and will ensure all required tools and equipment are available on the truck, and is expected to maintain a driving record that is acceptable to the Company and must comply with all DOT regulations. The Delivery Rep is responsible for maintaining product freshness by moving products as necessary, and will maintain a high level of neatness and cleanliness in each store's displays and coolers. The Rep is responsible for maintaining strong, productive relationships with all customers. The Delivery Representative is expected to unload each account's order, place it in the designated area inside the account's facility, fill all coolers and shelves, merchandise/face and straighten all products in the retail space, and rotate stock appropriately according to expiration date. Again, and this cannot be overemphasized, this is very physically demanding work due to the weight of beverage products and the volume of product that goes out for delivery each day.
Qualifications
The ideal candidate will be a true “people person,” someone who never meets a stranger, and must possess a strong commitment to excellent customer service. We're seeking individuals who have a history of hard physical work, ideally outside work-landscaping, concrete, masonry, farm work, roofing, construction-who are able to put in up to a12-hour shift delivering heavy beverage products in all types of weather. You must be capable to presenting a neat appearance and a pleasant demeanor to customers even while working very hard in varying conditions of heat, cold, rain, etc.

INTERNAL CANDIDATES

The purpose of the Plant Operator Trainee Program is three-fold: (1) to provide formal and on-the-job training, for a minimum of sixty-five (65) workdays, designed to prepare personnel for Plant Operator positions, (2) to provide substitutes for temporarily absent Plant Operators, and (3) to provide skill enhancement opportunities for custodial employees.
The following procedures apply to the program:
The Plant Operator Trainee Program is by application only. Applicants must have the following minimum qualifications:

Two (2) years of current experience as a custodian in a school environment or comparable experience in business and industry
Working knowledge or ability to understand heating, ventilation and air conditioning units
Ability to perform preventative maintenance tasks

3. Applicants selected for participation in the program, will be classified as Custodian Floater and placed at the appropriate salary grade for the position. They will receive five (5) days of classroom and training laboratory instruction. Those successfully completing this five (5) days of instruction will then be provided sixty (60) days of on-the-job Plant Operator training, thirty (30) days of which will be in elementary schools and thirty (30) days in secondary schools. All training assignments will be made by Housekeeping Services.
4. At the end of this sixty (60) day training period, successful Trainees will return to a custodial assignment or remain in the custodial pool until they are selected for a permanent position. Unsuccessful Trainees will be returned either to their previous assignment or to the first available custodial vacancy. Custodians that have completed the Plant Operator Trainee Program, but are not selected for a Plant Operator position within two (2) years of completing the training will be required to reapply to the plant Operator trainee program.

Job Description
The Property Management Training Program is designed to guide Candidates through each aspect of multi-family apartment management in order to become Property Manager of one of the Company's premiere, nationwide apartment communities.
Candidates will train extensively at each position including Leasing Consultant, Assistant Property Manager, and Property Manager before independently becoming a Property Manager at a designated location. Top Candidates will move on to become an Area Manager where they will oversee a portfolio of properties.
Career Path:
The career path below outlines some of the Candidate's job responsibilities at each stage of the Property Management Training Program, along with a general timeline that will be spent at each position. This career path can vary for each Candidate in the Training Program.
Introduction Training - Months 1-2
Begin the Program at a local apartment community for introduction training. The Company will try to put a Candidate at a property close to their current location.
Read, understand, and follow the Company's Policies and Procedures. This also includes learning and adhering to all Fair Housing and local, state, and federal regulations.
Train on the Company's property management software - Yardi - to learn how to utilize the system.
Learn and implement the Company's Engaging Leasing Method for leasing apartment homes to prospective residents.
Leasing Consultant - Months 3-12
Candidates will be required to relocate at this point. A one bedroom apartment with basic furnishings is provided upon relocation.
See below for locations where the Company currently operates that Candidates may be sent to. The relocation will most likely send Candidates outside of their current city.
Continue reading and understanding the Company's Policies and Procedures and additional training manuals/material.
Utilize the Engaging Leasing Method on phone calls and in person to lease apartment homes to prospective residents.
Market the property to local businesses, merchants, schools, etc. and through multiple online resources to build community awareness and increase traffic.
Monitor market competitors and conditions to stay current with surrounding influences.
Complete lease and addenda forms for new and current residents to complete.
Insure the model, vacant apartments, and tour routes are in pristine condition for showing each day.
Assist in conducting monthly resident events.
Take resident phone calls to input service calls or assist them with any requests they have. Forward escalated concerns to the Assistant or Property Manager.
Assistant Property Manager - Months 13-24
Continue improving upon skills acquired as a Leasing Consultant.
Ensure all rent is collected and posted in the property management software correctly.
Diligently follow up with current and past residents that have delinquent accounts. Notate their accounts accordingly based on actions taken by either party.
Process purchase orders and invoices to insure bills are paid in a timely manner.
Build positive relationships with residents to effectively administer the property's renewal program and retain the highest amount of residents possible.
Work directly with the Property Manager to complete monthly financial, property status, and budget reports.
Help current residents with any escalated issues they are experiencing.
Active in the training of any new Leasing Consultants hired at the property.
Assist the Property Manager on any miscellaneous administrative tasks needed.
Gain full knowledge of the Property Manager's position to be able to step in when they are out of the office.
Property Manager - Months 25+
Manager the overall operations of the property.
Demonstrate the ability to read, understand, and explain financial reports, lease/addenda documents, and all Company manuals.
Maintain accurate records of all community transactions and/or events that occur on-site.
Prepare annual budgets, income projections, and plan for upcoming capital projects.
Effectively communicate with vendors to ensure accurate pricing and/or quality work.
Ensure the property is performing to maximize revenue and minimize costs.
Hire and train any new Leasing Consultants or Assistant Property Managers at the property.
