What are property management qualifications?

The basic qualifications for property management are:

  • At least 18 years of age

  • High school diploma or GED

  • Legal US citizen or permanent resident

  • Real Estate License Coursework and a passing score on a Real Estate Licensing Examination

Currently, there are only 6 states that do not have licensing requirements to become a property manager. While the above are the most typical qualifications for a property manager, there are some variations by state. For example, some states may have a minimum age of 21 years.

Additionally, not all states will require Real Estate licensing or coursework. While it may not be required in your state, some property management firms will require that you have a property manager certification. Some of the most common are:

  • National Apartment Leasing Professional (NALP): This certification teaches leasing professionals or assistant property managers the basic skills needed to do their job effectively.

  • Certified Apartment Manager (CAM): This certification is geared toward onsite managers who are often the only individual that the tenants will interact with. This certification teaches you how to be the best possible representative of the community owners and investors.

  • Certified Property Manager (CPM): This certification is highly regarded among property managers. Candidates must complete a minimum of 3 years of consecutive employment in a qualifying real estate management role and manage a minimum portfolio of rental properties

  • Master Property Management (MPM): The highest level of certification in the property management field. This requires a minimum of 60 months of consecutive real estate management employment with a minimum unit count of 500 residential units at 1 or more sites or 100 units at 5 or more sites.
