Position Summary
The Maintenance Director is responsible for leading all maintenance and facilities operations within our senior living community. This hands‑on leadership role ensures a safe, well‑maintained, and welcoming environment for residents, guests, and team members while overseeing preventive maintenance programs, regulatory compliance, and a high‑performing maintenance team.
Reporting to the Executive Director, this role partners closely with department leaders to support daily operations and resident satisfaction.
Essential Duties & Responsibilities
Leadership & Administration
Hire, train, schedule, supervise, and evaluate maintenance and housekeeping team members
Provide coaching, performance feedback, and corrective action as needed
Recommend merit increases, disciplinary actions, and staffing changes in accordance with company policy
Participate in leadership and stand‑up meetings; collaborate across departments
Prepare and manage budgets for supplies, equipment, and staffing
Facilities & Preventive Maintenance
Develop and oversee preventive maintenance programs for HVAC, elevators, fire/life safety systems, appliances, and building equipment
Ensure all work orders and maintenance requests are completed timely and documented accurately
Maintain resident apartments, common areas, grounds, storage areas, and mechanical spaces to Solera standards
Keep maintenance and housekeeping areas clean, organized, and compliant with safety requirements
Technical & Skilled Duties
Electrical: Troubleshoot and repair lighting, outlets, switches, and control devices
Plumbing: Repair leaks, faucets, showers, toilets, and drainage systems
HVAC: Address basic heating and cooling issues, change filters, and monitor system performance
Carpentry & Painting: Patch drywall, repair doors and hardware, and perform interior/exterior painting
Compliance & Safety
Ensure compliance with all local, state, and federal regulations
Support inspections, audits, and corrective action plans
Maintain accurate documentation for inspections, repairs, and vendor work
Respond to emergencies and participate in an on‑call rotation as required
Qualifications
3-5 years of maintenance or facilities leadership experience (senior living, multifamily, hospitality, or healthcare preferred)
Proven experience supervising and developing maintenance teams
Strong knowledge of building systems, preventive maintenance, and safety standards
Budgeting and vendor management experience preferred
Strong organizational, communication, and problem‑solving skills

What We're Looking For
We do require that you have a background consisting of a minimum of 2 years of progressive experience in a hotel/resort, waterpark, theme park, construction, or related field; or 2 years' experience in management of a large maintenance staff covering multiple shifts and facilities.
Have knowledge of water park rides and daily operations for a waterpark or leisure/vacation venue.
Have knowledge of ride maintenance schedules and repairs.
Certified pool operator certification required.
Knowledge of air conditioning/heating systems, plumbing, building and all facility maintenance and management.

Oversee the activities of contractors working within the building.

Scope

Job Summary:
The Exhibit MaintenanceManager will be responsible for overseeing all technical aspects of an OGX Productions' immersive and interactive experience. This role requires a strong background in technical theater, AV systems, automation, lighting, sound, and other show technologies. The manager will lead a technical team, collaborating closely with creative, design, and production departments to ensure the seamless execution of shows. This is a hands-on position that involves both management and direct involvement with the technical setup, operation, and troubleshooting of shows.
Responsibilities:
Technical Oversight: Manage all show technical services, including AV systems, lighting, sound, special effects, rigging, automation, and projection for OGX experiences.
Collaboration: Work closely with the creative team, designers, and production staff to understand the technical needs of each show and provide innovative solutions.
Maintenance & Troubleshooting: Ensure the ongoing maintenance of technical systems, conducting diagnostics and resolving issues in real-time to avoid show disruptions.
Health & Safety: Ensure all technical operations comply with health and safety standards, including custodial maintenance, rigging, electrical safety, and any other relevant codes.
Building Infrastructure: Inspect physical building conditions on a regular basis, and work with your team to prioritize minor repairs where possible. Work with building management, and OGX Site Development for major repair needs.
3rd Party Management: Call, schedule, and manage 3rd party contractors as they make repairs to the site location. Experience working with HVAC, plumbing, and electrical contractors is a must.
Innovation: Stay current with the latest technologies and industry trends, recommending new tools, techniques, or upgrades to enhance show quality and guest experience.
Participate in MOD (Manager on Duty) rotation.
Qualifications:
Bachelor's degree in technical theater, engineering, or a related field, or equivalent professional experience.
Expertise in lighting, sound, AV systems, automation, rigging, and special effects.
Strong organizational skills
Proven ability to lead a technical team and work collaboratively with creative teams.
