This role oversees the maintenance, management, and operation of all college-owned and leased properties and buildings. The position leads a team of skilled trades and maintenance professionals, coordinating their work to ensure timely response to work orders, preventive maintenance, facility emergencies, and project needs. Additionally, this position ensures that all building systems comply with state, local, and federal regulations and licensing requirements, maintaining accurate and up-to-date documentation. Regular work hours are Monday - Friday, 6:00 am - 2:30 pm, working on campus. The starting salary is approximately $75,000. Specific responsibilities: Develop, document, and implement maintenance/operations plans for various College building assets, including but not limited to preventative maintenance schedules, prescriptive repairs, and long-term capital project needs. Supervise and direct the activities of maintenance staff, student workers, contractors, and vendors. Identify, analyze, and execute creative solutions to maintenance challenges. Maintain compliance for all building systems. This includes submitting compliance and licensing documents to the appropriate governing body. Systems include but are not limited to steam and hydronic boilers, fire alarm, fire suppression, chillers and other A/C systems, egress lighting, backflow preventers, and elevators. Forecast and manage the Maintenance Services department budget and utility budget. Develop projects and produce estimates for inclusion in the budget. Negotiate and manage service contracts. Ensure staff and contractors are following College policy and state, local, or federal laws/regulations, including but not limited to OSHA, EPA, and the DNR. Ensure operational efficiency of building systems through timely inspection and repair. Optimize systems for occupant comfort, system longevity, and energy efficiency. Implement and manage the College's Energy Management plan. Develop and implement strategies and projects to reduce the College's energy footprint. Perform additional duties as assigned. Required Minimum Qualifications: Associate Degree. Post-secondary training in a mechanical systems-related field. Commitment to a mission-driven environment that is aligned with Catholic, Norbertine, and liberal arts values. 7-9 years of supervisory experience in Mechanical Systems. 5 years of trade experience. About the Role The Essity Global Supply Chain/Manufacturing team in North America is looking for an experience Maintenance Reliability Supervisor. This position will work out of our manufacturing facility in Neenah, WI. A key member of the Resource Support Team, the Maintenance Reliability Supervisor will determine, build consensus for, and implement changes to equipment and processes to further improve production, product cost and reliability meeting functional requirements while also satisfying company expectations for usability, manageability, maintainability and cost. What You Will Do * Direct and manage the Maintenance department in alignment with the strategic plan of the company; * Lead the successful application of Total Productive Maintenance throughout the facility; * Determine, build consensus for, and implement changes to equipment and processes to further improve production, product cost and reliability meeting functional requirements while also satisfying company expectations for usability, manageability, maintainability and cost; * The ability to forecast maintenance needs and execute work to meet timelines and budgets is a key responsibility; * Responsible for the efficient and effective maintenance of manufacturing equipment and mobile equipment; * Assist in the development of annual manufacturing maintenance budget, monitor expenditures, report variances to budget; * Assist in the design of and execution of preventive and predictive maintenance programs to optimize equipment life and minimize operating cost; * Monitor the vibration monitoring programs, including determination of machines for periodic/continuous monitoring, frequency of testing, route plans; * Understand and be able to direct the use of alternative condition monitoring technologies, such as acoustic emission, thermography, motor current and oil analysis; * Recommend field corrective actions, such as balancing, alignment and replacement of machine parts; * Perform Root Cause Failure Analysis; * Prepare reports for appropriate personnel on machine condition, recommend corrective action and report on the effectiveness of repairs; * Generate all departmental sop's and act as training facilitator; * Implement a Failure Analysis Group; * Interface with predictive maintenance vendors; * Prevent machine failures by Increasing awareness and condition monitoring performance; * Leads in implementing the Environmental, Health and Safety, Quality/Food Safety System (QRESH) policies and procedures to meet or exceed our customers product quality, service and sustainability expectations, including certification requirements such as ISO:14001, SFQ, and others as applicable; * Demonstrates leadership in the prevention of pollution, compliance with applicable legal and other requirements, and continual improvement of environmental performance especially in the areas of recognized Environmental Significant Aspects and Essity's established corporate sustainability goals; * Practice commitment to the philosophy that Environmental, Health and Safety, Quality/Food Safety (QRESH) stewardship is everyone's responsibility. Job Summary Summary: The Maintenance Mechanic Sr supports day-to-day facility operations by performing a variety of skilled mechanical, plumbing, and building maintenance duties related to the facilities engineering and maintenance functions and is assigned to work for a Supervisor, Foreman, and/or Master Mechanic on a regular basis. This role is responsible for troubleshooting, repairing, and maintaining facility infrastructure and equipment to ensure safe, reliable, and efficient operations. The role requires broad technical knowledge and the ability to work independently. Essential Duties and Responsibilities: Updates work statuses, captures findings and documents tasks completed in the CMMS utilizing a mobile device. Participates in planning maintenance activities by identifying labor needs, required materials, and target completion timelines. Performs skilled repairs, adjustments, and inspections on mechanical, plumbing, and building systems. Diagnoses equipment malfunctions, determines root causes, and recommends corrective actions. Reports major issues to the Maintenance Supervisor, Foreman, or Manager and assists in determining corrective strategies. Installs, maintains, and repairs facility equipment and building components using appropriate tools and methods. Reviews contractor work, validates completion, and creates punch lists as needed. Supports project management tasks, facility modifications, and small capital improvements. Responds to facility emergencies and performs immediate corrective actions to restore operations. Completes preventive maintenance activities, rounds, inspections, and system tests. Provides recommendations for improving PM procedures, asset reliability, and system performance. Maintains mechanical rooms, shops, and work areas in a clean, safe, and code-compliant condition. Preforms other duties as assigned. Qualifications: 5 years' experience as a Maintenance Mechanic or Facilities Technician in an institutional, industrial, or commercial setting facility. Working knowledge of mechanical, plumbing, and general building systems. Ability to read and interpret blueprints, schematics, technical manuals, and equipment specifications. Valid driver's license. Proficiency with hand tools, power tools, and equipment commonly used in facility maintenance. Strong troubleshooting skills and the ability to work independently or as part of a team. Ability to repeatedly lift 50 pounds and kneel/bend/stoop/climbing and perform strenuous labor for extended periods of time. Working Conditions: Some exposure to elevated degrees of high heat, noise, dust, dirt and/or areas requiring infection control. Requires meeting deadlines for completion of work on a daily basis.
