Monitor equipment inventory and place orders when necessary.

The job will normally work Monday through Friday with normal business hours; however, this position is responsible for an operation that run 24/7 and will often require evening and weekend work to oversee the operations. Area is not climate controlled, and subject to extreme temperatures especially around the melting area. Other areas have numerous chemical tanks and require respirator use in batch area. Other areas the floors are very wet and require care when walking and working around.

What you'll do
Become part of an iconic brand that is set to revolutionize the electric pick-up truck & rugged SUV marketplace by achieving the following:
Owner of Preventative Maintenance instructions for all equipment in the Paint Shop.
As the owner you will utilize SAP PM module to ensure all required maintenance actions are captured, executed and effective to meet OEE target.
Core duties include the following:
Initial entry of all Asset Data and PMs into SAP to create equipment numbers and locations
Work with equipment manufactures to identify correct PMs and their frequency. Include details such as parts and lubrication required.
Collaborate with Maintenance Supervisors, Team Leaders and Maintenance Technicians to identify opportunities to enhance PM content to increase equipment life and reduce costs.
Collaborate with the Schedular/Planner to ensure the week's required PMs are scheduled along with the proper manpower, parts, lubrication and support equipment.
Create weekly OEE and KPI reports to show PM completions, equipment performance, budget status etc.
Be the Paint Maintenance interface for all internal and external audits as needed.
Work with Process Engineers to create calendar for equipment calibrations such as thermocouples, anemometers, torque wrenches etc.
Provide training and technical support to Operators and Maintenance personnel on SAP, PM execution and best practices as needed.
Partner with Schedular/Planner to create procedures for equipment shutdown during planned power outages.
Cross Train with the Schedular/Planner to act as the backup when needed
Execute small improvement projects which fall outside the responsibility of the Maintenance Engineers.

Position Summary
The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. Process purchase orders (POs) and invoices to keep costs under control.
Review and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software.
Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role.
Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality.
Regularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review.
Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.

Position Summary
The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. The Maintenance Manager will contribute to resident retention by making repairs promptly, safely, and efficiently.

Education and Experience
* High school diploma or GED - Preferred
* Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.

What You Will Do
