Job Summary:
The Industrial Maintenance Technician 1 will complete all designated or assigned maintenance or repair of production equipment and building systems of moderate to high degree of complexity, on an independent basis, and will be proficient in at least one building trade or function.

Position Purpose:
The individual in this position is responsible for performing preventative maintenance and electro mechanical troubleshooting and repair of production and process machinery. In addition, this person ensures minimum downtime on equipment while complying with company policies, procedures and safety regulations.
Essential Job Functions & Responsibilities:
Preventative Maintenance
Perform preventative maintenance on all production and process machinery in accordance with the established schedule that is determined and assigned by the Maintenance Supervisor.
Document necessary repairs that are required to insure safe and efficient operation of the machinery
Corrective Maintenance Troubleshooting & Repair
Troubleshoot or diagnose any electromechanical production and process machinery or equipment problems.
Determine extent of repairs required, secure the necessary parts, and make repairs to damaged or inoperative equipment in a timely manner; record work activity including labor time and utilized parts in maintenance management software work orders.
Partner with the machine operator or designated room supervisor to test machine following repair to insure proper operation.
Relieve parts from inventory and assign to work order. Submit non-stock items for requisition in maintenance software.
Machine Set Up
React appropriately to production needs and set machine according to production specs and requirements as posted or instructed by Maintenance Supervisor in an efficient manner, minimizing downtime.
Upon initial set up of the machine, run the product through the machine to test and verify that output meets production standards.
Prior to releasing the machine to production, conduct a final assessment of the machine to insure safe and efficient operation.
Ensure compliance to company policy, procedures and safety regulations
Encourage and model effective working relations with employees, the production areas and functional support departments to ensure timely communication and effective execution.
Maintain a safe work environment; communicate issues and take corrective action when safety issues arise. Execute and maintain safety procedures in order to minimize accidents and company liability.

Compensation
The typical starting salary range for this position is $110,000-$150,000 a year. General Description :
The Grantham Maintenance Supervisor is responsible for effective maintenance, preventative maintenance planning and scheduling, delegating, coordinating and decision making to attain desirable production results, as well as the oversite of all maintenance items of the Grantham NH Sawmill & Yard. Other responsibilities include sustaining cost-effective ways to control labor and supply cost surrounding maintenance items. Additionally, maintaining an efficient system for completing PM work orders in a timely manner, maintaining professionalism, motivating team members- to increase productivity and performance- and monitoring maintenance procedures to ensure compliance and efficiency in all areas are meeting or exceeding company standards.
Responsibilities:
Communicating with the purchaser and Mill Manager to further support cost effective ways to manage purchasing and inventory control throughout the facilities
Initiate purchasing of all consumable parts (with PM Parts Purchaser)
Working with the PM Parts Purchaser to build a Preventive Maintenance program for each area that is easily maintained
Develop and follow the PM program as outlined by the Mill Manager
Assign and perform Electrical and mechanical PMs (Coordinated with necessary vendors with the assistance of the PM Parts Purchaser)
Complete/Close and document PM work orders as required
Maintaining

Waste Systems and dust collection systems
All outside yard equipment
Compressor PM and Service

Building Needs
Enforce LOTO and Hot Work policies and departmental training
Maintain a comprehensive knowledge of procedural manuals, blueprints, and diagrams including mechanical, electrical, pneumatic, and hydraulic
Troubleshoot up to 480 Volt equipment, including wiring 3 Phase motors and VFDs
Safely and effectively troubleshoot and repair electrical breakdowns

Qualifications / Requirements:
Industrial electrical experience up to 480 volts, electrical controls, and instrumentation.
Practical experience with Variable Frequency Drives (VFD) and Pneumatics.
Electrical Experience preferably in a production or industrial environment
Ability to perform various electrical and mechanical tasks according to blueprints, schematics and/or technical drawings
Strong background in a production setting troubleshooting and repairing electrical and mechanical components preferred.
Able to work well with minimal supervision
Ability to Prioritize tasks and follow specified procedures
Proficient with Microsoft windows (Word, Excel & Outlook)
Preferable experience with CMMS systems to monitor inventory, work orders & PMs
Knowledge of PLC Controls is preferred

The Market Maintenance Manager is responsible for attending to the physical upkeep of the property and ensuring that resident work requests are serviced both timely and effectively, within and in accordance with the standards expected at a Corcoran-managed property and the parameters of the approved annual operating budget.
Location: Washington Mills, Lawrence, MA.
Schedule: Monday through Friday, 8:00 am - 4:30 pm. On-call rotation required.

ESSENTIAL DUTIES:
• Ensure all equipment and supplies needed for maintenance are on hand and that the most competitive price is sought. Consistently obtain pre-approval from the PD/PM for all unbudgeted purchases in excess of $500.
• Schedule and supervise maintenance/janitorial/ grounds staff to maximize efficiency and provide for both routine and preventive maintenance in a timely manner.
• Participate in the hiring interview process for staff and make recommendations on employment matters as requested.
• Ensure all units are inspected on an annual basis 120 days prior to lease renewal.
• Inspect all units upon vacating and submit report to rental manager for inclusion in deposit settlement.
• Coordinate with Property Manager/Rental Manager/Assistant Manager to ensure that units are correctly accounted for in the system (vacant vs. occupied) and that units are ready to red dot on a timely basis.
• Ensure emergency response is provided on weekends, evenings and holidays and participate in the coverage schedule. Notify the answering service of the on-call schedule.
• Maintain adequate records of preventive maintenance work, work orders, apartment refurbishing, annual inspections, purchase orders and overtime reports; submit reports on a timely basis to the PD/PM.
• Ensure all equipment is maintained and serviced pursuant to the recommendations of the manufacturer and the schedule set by the Corcoran Management Company.
• Ensure that hall, stairwell, outside and common area lights are checked regularly and any lighting that needs to be replaced is completed on a timely basis.
• Constantly be aware of potential safety problems and make necessary corrections if possible or bring to the attention of the PD/PM. Important areas of concern are walkways, stair treads, lighting and locks. Always be aware of uneven surfaces or worn materials.
• Responsible for key control system in accordance with CMC policy.
• Keep accurate records and files on contracts and suppliers, their services and products, as well as all utility shut-offs, both for the buildings and individual units.
• Ensure maintenance staff are in uniform while on the job and that all work is done in a safe and professional manner, including using appropriate safety gear at all times.
• Coordinate the snow removal effort; ensure all efforts are made to open up the property in a timely manner and that hazardous conditions do not exist. Maintain snow removal logs.
• Ensure that grounds are properly maintained and mowed; coordinate the annual landscape program.
• Maintain paperwork and vendor records; consistently utilize the invoice system technology to process invoices.
REQUIRED EDUCATION/EXPERIENCE:
High School Diploma or equivalent combination of education/experience. Minimum of 3 years' trade experience or general building maintenance. Working knowledge of the equipment used in this job, including electrical and mechanical systems. Ability to read, write and communicate in English. Ability to follow detailed instructions. Ability to pass background screening, Drug screening, Physical, and Agility tests at time of hire and throughout employment.
