This role requires strong technical knowledge, excellent communication skills, and the ability to work independently while delivering timely, professional service to both guests and homeowners. This position also requires being able to assist and manage a team on site while working with vendors and third party companies. Key Responsibilities Perform routine and preventive maintenance across multiple residential units (plumbing, electrical, HVAC, appliances, carpentry, paint/touch-ups, etc.). Respond promptly to maintenance requests, guest concerns, and urgent service needs. Diagnose and repair a wide variety of in-unit issues, ensuring all work meets company quality standards. Conduct regular inspections to identify potential issues and proactively resolve them. Coordinate with vendors when specialized repairs or services are needed. Maintain accurate records of work performed, materials used, and time spent. Ensure properties remain in excellent condition for guest arrivals and owner stays. Support the KBM Resorts Big Island team as needed with occasional after-hours or weekend work. Qualifications Prior experience in residential, hotel, or commercial maintenance preferred. Strong technical skills across plumbing, electrical, HVAC, and general handyman tasks. Ability to troubleshoot effectively and problem-solve independently. High attention to detail and commitment to quality workmanship. Excellent communication and customer service skills. Flexible, dependable, and able to adapt to changing priorities. Checks high pressure service for dust, water or plug. When major repairs or parts are necessary, discuss with customer the repairs and costs as set forth in the stock parts price manual and special-order parts, using current labor rates; initiates M-tags. Uses human senses, leak-detecting solution, and gas detection or measurement equipment such as leak detector, manometer, pressure gauge to detect problem. Fixes the problem; Cleans, adjusts, repairs, changes, or replaces burners, pilot lights, controls, flues, gas cocks, valves, house and appliance regulators, defective or old age meters, or any other part, mechanism or electronic device pertaining to the operation of appliances equipment, and systems.
