What are the responsibilities of the Project Specialist (Engineer)?
Will participate in the development and construction of multi-family unit projects, and handle the contracting, scheduling, budgeting, and implementation of each assigned project
Will plan, direct, and coordinate activities concerned with the construction of a project from inception to turnover
Research and identify qualified trades and suppliers to bid on construction projects
Review plans for constructability and provide insight on value engineering
Write and negotiate contracts with suppliers and trades
Perform detailed analyses of bids and create spreadsheets for the Director of Construction to review
Write detailed lists for quantities of material usage if needed
Work cohesively with the General Superintendent to develop, monitor and publish construction schedules
Work directly with Superintendents to help resolve any construction issues on-site
Setup weekly jobsite meetings with Superintendents and their contractors to help facilitate workflow and to hold trades accountable for quality work and performance pursuant to the contracts
Understand compliance with building and safety codes and regulations
What are the role requirements?
Bachelor's degree in construction management or engineering is preferred
Extensive experience in multi-family, hospitality, or commercial construction is required
Previous experience in a Superintendent role is preferred
Ability to write construction schedules using Excel or MS Project is required
Land development experience is a plus
Experience using Yardi Voyager or related property management software is a plus
The ability to work cooperatively with others
Must present the ability to execute job duties under stressful circumstances, such as last-minute deadlines or other difficult situations
Must be willing to fly to various locations via private or public air transportation

This role will oversee all dry mechanical installations, including cleanroom HVAC, subfab mechanical systems, process support spaces, chilled water and hydronic systems, exhaust systems, makeup air units, rooftop systems, and associated utility infrastructure. The Dry Mechanical Project Manager serves as the discipline lead within the construction execution team. This position requires extensive experience in semiconductor facility mechanical systems, strong field leadership, and the ability to coordinate across EPCM partners, design engineers, trade contractors, commissioning teams, and the client's technical representatives. This role will support design development, installation oversight, mechanical completion, system walkdowns, and turnover activities. The position also works closely with the EPCM Work Package Owner (WPO) to ensure that dry mechanical scope is executed safely, efficiently, and in alignment with project requirements.

RESPONSIBILITIES

Lead the installation of all dry mechanical systems including AHUs, RTUs, ductwork, exhaust systems (general, HEPA, chemical, solvent), chilled water, hot water, and supporting mechanical infrastructure.
Oversee design coordination related to cleanroom airflow, subfab mechanical routing, tool hook-ups, and equipment placement.
Support the project's energy efficiency and sustainability requirements, including system optimization and best-practice mechanical routing.
Assist with site-wide clash detection, space coordination, and constructability reviews using 3D model platforms such as Navisworks or BIM-based modeling tools.
Review and recommend approval for mechanical specifications, installation standards, hanger/support systems, pipe rack and duct bank designs, and construction details.
Assist with determining optimal duct and pipe routing philosophies, system boundary definitions, and alignment with commissioning requirements.
Participate in model reviews with EPC, AE, and construction teams to ensure mechanical design is compliant with semiconductor cleanroom and manufacturing standards.

Strong understanding of dry mechanical infrastructure, including ductwork, hydronic piping, chilled water systems, exhaust systems, and makeup air systems.
Experience coordinating with EPCM partners and mechanical subcontractors on complex, fast-paced projects.
Ability to interpret engineering drawings, P&IDs, one-line diagrams, BIM models, and mechanical specifications.

You Are:
A seasoned NetSuite Project Associate Manager. You will lead and manage the implementation and enhancement of NetSuite ERP projects. You'll be responsible for defining scope, managing deliverables, and ensuring successful execution across cross-functional teams. This role requires strong leadership, NetSuite expertise, and the ability to drive business outcomes through structured project management.
The Role:
+ Develop and implement project plans that align with business objectives and ensure timely delivery. Identify potential risks and develop mitigation strategies to minimize impact on project outcomes. Continuously monitor project progress and adjust plans as necessary to meet changing requirements. Provide mentorship and guidance to team members to enhance their project management skills.
+ Lead NetSuite implementation and enhancement projects from initiation to go-live.
+ Develop and manage project plans, schedules, budgets, and scope.
+ Facilitate stakeholder meetings and ensure alignment on project goals and deliverables.
+ Conduct discovery sessions and prepare business requirement documents.
+ Oversee configuration, testing, and deployment of NetSuite solutions.
+ Coordinate with technical teams to guide development of customized solutions.
+ Manage risks, issues, and change requests throughout the project lifecycle
+ Provide mentorship and guidance to team members to enhance delivery capabilities.
Travel may be required for this role. The amount of travel will vary from 0 to 100% depending on business need and client requirements.
Here's What You Need:
+ Minimum of 5 years of experience managing NetSuite ERP projects.
+ Minimum of 3 years of experience with the following business processes: Order-to-Cash (O2C), Procure-to-Pay (P2P), Record-to-Report (R2R), Revenue Recognition, and Multi-book Accounting.
+ Minimum of 3 years of experience with Agile and hybrid project management methodologies.
+ Bachelor's degree or equivalent (minimum 12 years work experience). If Associate degree, must have equivalent minimum 6 year work experience.
Bonus Points If:
+ NetSuite Certifications (SuiteFoundation, ERP Consultant, ETC.)
+ Spanish language fluency
+ Strong understanding of NetSuite's AI capabilities
