Responsibilities
Estimating/Sales: The Project Manager works directly with the estimating staff to develop bids, participates in project interviews, works with the client to answer any questions, and follows up on outstanding bids. The Project Manager creates the project schedule using MS Project and develops the general conditions for each bid. The Project Manager will review all subcontractor bids for completeness and accuracy. Identifying potential new business opportunities by following up on leads, networking and attending industry events.
Planning/Execution: Once a job has been awarded, the Project Manager will:
Oversee preparation and ensure execution of job contract.
Negotiate with and select subcontractors to perform the work.
Draft subcontracts. Prepare job budget, develop project schedule, and coordinate material ordering, as necessary.
Select the project Superintendent, orient the Superintendent to the job and work with the Superintendent to ensure that the construction plan is executed in accordance with schedule, HBW standards of quality and complies with building codes and regulations.
Identify and track all long lead time items on the project critical path.
Prepare for and lead weekly progress meetings.
Anticipate issues and proactively work to avoid or resolve them.
Hold weekly progress meetings and prepare meeting minutes.
Track submittals, prepare requests for information, and create owner and subcontractor change orders.
Responsible for the financial management of the job and meeting the job's financial goals.
Revise monthly cost projections and handle collections related to work.
Update the project schedule as needed to meet the final deadline.
Deliver project on time, within budget and "100% at move-in." "100% at move-in" is having no punch list at completion.
Resolve interpersonal conflicts among project staff, handle errors or delays and respond to crises.
Qualifications
5 years of experience as a Project Manager in commercial construction, 3 of which may be Assistant Project Manager experience.
High school diploma or equivalent required, college degree preferred.
Knowledge of construction industry standards, building codes, equipment, methods, and contracts.
Demonstrated business acumen with strong presentation, communication (verbal and written), problem solving, financial and leadership skills.
Ability to maintain composure, professionalism and objectivity in difficult situations and effectively resolve conflicts.
Proficient in Microsoft Office Suite and Microsoft Project.
Must have a vehicle to use for work.
Physical Qualifications
Must be able to lift up to 20 lbs.
Must be able to work for 8-10 hours a day.

Strong understanding of construction methodologies, scheduling software (such as Primavera P6 or MS Project), and project management tools like Procore or similar
Knowledge of construction methods and technologies and an ability to interpret technical drawings and contracts
Proven experience managing large teams of contractors and subcontractors, with a focus on delivering projects on time and under budget

The essential role of this position is to:
Oversee, manage and direct all aspects of the field operations of the project from beginning to end. Complete project on schedule, within the budget, and with highest quality of workmanship.
Responsibilities:
Manage projects in the field.
Provide leadership, establish and maintain effective and harmonious working relationships of the on-site staff.
Demonstrate a thorough and complete knowledge and understanding of the general contract, each subcontract, the contract drawings, specifications and addenda, and work with the Project Manager on the development of the on-site procedures.

Help plan and review quality control procedures, safety and security practices, equipment and manpower.
Maintain a daily job site log.
Manage subcontractors in accordance with project plan and schedule.
May self-perform miscellaneous carpentry (blocking, casework, doors & hardware, toilet partitions and accessories, fire extinguishers, etc.) and other tasks as determined by the Operations Manager and as necessary to expedite timely completion of a project.
Serves as a liaison between field and office staff.

**A DAY IN THE LIFE**
+ Attend the post award review meeting to receive project information and details for preplanning prior to construction
+ Participate with the project manager in preparing a schedule of construction activities and their sequence, the organization structure, staff selection, and the manpower and construction equipment requirements of the project
+ Direct and control the total construction project to meet specifications and within the allotted time schedule in an efficient manner to produce the expected profit
+ Assist in the activities of the project manager/engineer in their duties including prompt shipment of materials and permanent equipment, in obtaining approvals of shop drawings and material samples
+ Coordinate the activities of subcontractors to permit them to perform their work effectively and to integrate it with project schedules and progress
+ Inform all supervisors and subcontractors promptly of any construction schedule changes
+ Assist in the preparation of all job progress and cost reports to accurately reflect actual costs
+ Review and approve all requisitions, field purchase orders, invoices, and other significant reports and documents
+ Cooperate with the owner and his representatives, keeping them informed of construction progress
+ Cooperate with architects or owner representatives on an amicable basis, but in the long term interest of the company

**NECESSARY QUALIFICATIONS**

Summary/Objective
The Senior Project Manager plans, executes, and manages the internal and external teams on the project, with final responsibility and authority to make decision according to the schedule while keeping within budget and upholding the companys quality reputation and client satisfaction for repeat customers. Job Description:
A Superintendent directs the work flow of the project on site consistent with the project schedule and HITT safety and quality standards. The Superintendent provides leadership and serves as the liaison between project team members to promote the interest of both the business and clients in all matters, as well as demonstrate the characteristics of a mid-level leader. The Superintendent communicates project priorities to site staff and all subcontractors, serving as the primary leader on site for the construction project.
Responsibilities
* Understanding and administering the HITT safety program to include all subcontractors, ensuring that all accidents/incidents are promptly reported and investigated, and assisting in safety inspections by outside agencies
* Maintain HITT quality standards for all aspects of the project
* Serve as the leader for all on site safety, managing a safe jobsite for all involved
* Maintain daily log of all activities and site conditions, while managing the punch list and closeout process through owner/architect acceptance
* Work with the project manager in formulating project schedule, ensuring that the proper methods and sequence of installation are followed, making and following through with schedule commitments, and maintaining HITT quality standards
* Maintain good working relationships with all subcontractors on the project, developing relationships within the community which enhance business opportunities, and ensuring subcontractors are treated fairly
* Ensure complete, accurate daily documentation of work orders/tickets, understanding subcontractor scope of work to avoid unnecessary change orders, and identifying problems early and act immediately to provide solutions
* Develop and organize the site team, arranging for temporary facilities/utilities for the site, and identifying long lead items that need to be expedited
* Collaborate with the project manager and site operations team throughout the life of the project
Qualifications
* A four-year degree from an accredited university with a concentration in construction, engineering, or business is strongly preferred.
* In lieu of a degree, additional work experience is acceptable.
* 5+ years' experience in commercial construction, including experience with a commercial general contractor
* Tenant renovations, service work, work in occupied spaces, weekend work, fast paced project experience all a plus
* Mastery of building processes and best practices
* Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results
* Project lead experience preferred Previous experience in a superintendent or project lead experience preferred
* Ability to master sector/project-specific software systems including but not limited to: Microsoft Office suite (ex. Project, Excel, Word, Outlook, PowerPoint, etc.), ProCore, Adobe, BlueBeam,
* OSHA 30 Certification preferred
