About the Role:
We are seeking an experienced and solutions-driven Construction Superintendent III to take the reins on a wide range of complex and large-scale projects. This senior leadership role requires a seasoned professional who can lead with confidence, manage multiple jobs and teams when required, and act as a true ambassador of Edwards Construction Group.

Job Duties:
You will lead and manage large, complex public works projects and oversee multiple projects as required.
You will own project momentum by monitoring schedules, mitigating delays, and ensuring timely collaboration with owners, architects, and internal teams.
You will prepare, maintain, and update 3-week lookahead schedules and Gantt chart project schedules, holding all parties accountable for performance.
You will serve as a Procore expert-utilize the platform daily across all modules (RFIs, Submittals, Schedule, Daily Logs, Change Events, Commitments, Punch Lists) and provide training and process improvements for the team.
You will leverage BIM models and Trimble Connect to enhance project coordination and train others in their use.
You will mentor and develop project teams, including Superintendents, Project Engineers, and Assistant Project Managers, ensuring alignment and operational efficiency.
You will manage PCOs and CCOs from pricing through final commitment and negotiate cost-related items to protect company interests.
You will maintain accurate and detailed daily logs, including manpower, equipment, deliveries, delays, and key observations.
You will champion site safety and compliance, fostering a proactive culture of safety and collaboration across all trades.
You will collaborate on pre-construction planning, value engineering, and provide solutions to potential issues before they impact the schedule or budget.
You will build and sustain strong relationships with subcontractors, inspectors, and stakeholders while maintaining confidentiality on financial and strategic matters.
Requirements
Professional Skills:
10+ years of experience managing large and complex construction projects (DSA/public works strongly preferred) with total annual billings of $15M+.
Strong technical expertise in construction management, project management, estimating, and site supervision-able to independently manage a project from groundbreaking through commissioning and punch list.
Proficiency in Procore (advanced user and trainer), BIM software, Trimble Connect, and other project management tools.
Skilled in creating and updating Gantt chart schedules, tracking submittals, and managing change orders (PCOs/CCOs).
Familiar with pre-construction planning and value engineering activities.
Excellent organizational and communication skills with attention to detail and accuracy.

Review and keep track of all Lot specific START PACKAGES
Assistant Construction Manager will be responsible for getting each house ready for PW.
After customer service does the PW assistant super will be responsible for getting house ready for the home owner.
Job site Responsibilities
Responsible for Locking and unlocking production units each day.
Make sure all subs clean up each house every day.
Will manage site cleanliness along with superintendent.
Will send clean up log to DOC and Construction Manager at the end of each day.
Writing cleaning violations to each sub who does not clean up everyday, violations will be sent to sub and copy DOC/Super.
Manage wash outs; prior to commencement of paint, stucco, concrete etc wash outs must be in place and used.
Manage dumpsters; work with super, trades and B and B to make sure all dumpsters are emptied on time.
Lock each dumpster at the end of each day, unlock at beginning of each day.
Sweep streets, houses, gutters as needed to make sure site is clean.
Every Friday make sure the site is clean and free of debris.
Make sure each house has an empty trash can each day.
Learn and review BMPS/SWPPP requirements and help manage along with Construction Manager as needed.
Help with Model Maintenance as needed.
Scheduling
Work with Construction Manager to help track and manage schedules.
Walk each house 2x per day.
Track PW/PWSO/WT and MISO dates off sale summary. Inform DOC and Construction Manager if you see scheduling conflicts.
Deliver and/or schedule materials to subcontractors as necessary to keep project running and insure that trades have what they need to complete their responsibilities.
Make appropriate calls to monitor all schedules and delivery of materials for job site.
Quality
Assistant Construction Manager will be responsible for completion of pre-drywall checklist along with Construction Manager. This will be completed for each house and will include things such as; checking straight edge on framing, checking hardware installations, mep installation, elevation confirmation, options installed correctly etc. Please review the form.
Walk houses twice per day to review houses for code and industry standards, Trumark Homes quality standards, safety/OSHA violations, SWPPP, and proper installation of all products and options.
Customer Service
Enforce warranty guidelines; assist Customer Service to schedule, check, repair as requested, issues that may need attention.

Learn how to complete a WT and MISO.Safety

Assistant Construction Manager will be responsible for completion of pre-drywall checklist along with Construction Manager. This will be completed for each house and will include things such as; checking straight edge on framing, checking hardware installations, mep installation, elevation confirmation, options installed correctly etc. Please review the form.

Customer Service
Enforce warranty guidelines; assist Customer Service to schedule, check, repair as requested, issues that may need attention.

Learn how to complete a WT and MISO.Safety
Bi-weekly safety meetings with the appropriate reports give to the main office based on safety guidelines, coordinate with Construction Manager.
Site inspection to review all safety concerns and comply with the company safety programs.
Project clean-up of inside and outside to make the project presentable and safe.
Take OSHA course.
Enforce jobsite safety.
Hand out safety violations for anyone not following OSHA guidelines.

Overview
The Assistant Construction Manager manages all functions of the construction job site as it relates to building quality residential homes. Supervise construction from dirt through closing while maximizing profits and maintaining excellence through the Trumark business model. The Assistant Construction Manager ensures quality assurance and customer satisfaction are maintained throughout the construction process.
Responsibilities:
Achieve high levels of customer satisfaction.
Achieve a good understanding of all plan types, learn to read construction documents (foundations, Frame, MEPS etc)
Review exterior elevations, floor plans, landscape plans for each house to make sure they are built correct.
Learn and track Title 24 requirements
Review and keep track of all Lot specific START PACKAGES
Assistant Construction Manager will be responsible for getting each house ready for PW.
After customer service does the PW assistant super will be responsible for getting house ready for the home owner.
Job site Responsibilities
Responsible for Locking and unlocking production units each day.
Make sure all subs clean up each house every day.
Will manage site cleanliness along with superintendent.
Will send clean up log to DOC and Construction Manager at the end of each day.
Writing cleaning violations to each sub who does not clean up everyday, violations will be sent to sub and copy DOC/Super.
Manage wash outs; prior to commencement of paint, stucco, concrete etc wash outs must be in place and used.
Manage dumpsters; work with super, trades and B and B to make sure all dumpsters are emptied on time.
Lock each dumpster at the end of each day, unlock at beginning of each day.
Sweep streets, houses, gutters as needed to make sure site is clean.
Every Friday make sure the site is clean and free of debris.
Make sure each house has an empty trash can each day.
Learn and review BMPS/SWPPP requirements and help manage along with Construction Manager as needed.
Help with Model Maintenance as needed.

Job Summary:
The Senior Project Manager will lead complex construction projects, from conception to completion. The ideal candidate will be able to manage diverse teams of internal staff, as well as sub-contractors, in addition to budgets, schedules and resources, while fostering and maintaining relationships with clients, stakeholders and vendors. This individual will ensure our projects are completed on time, within budget, to the highest quality standards and in adherence to safety and regulatory requirements.
Duties /Responsibilities:
Oversee all phases of project management, to include, planning, budgeting, scheduling, procurement and execution;
Oversee the development of project plans that identify resource and budgetary needs;
Lead, mentor and inspire project teams consisting of sub-contractors, design professionals, project owners, or their representatives and inspectors;
Host project meetings at least once a week with said team to discuss project progression, provide feedback, advice and project updates;
Manage budgets and monitor costs to ensure profitability;
Coordinate with vendors and suppliers, as needed;

Coordinate with architects, engineers, sub-contractors and vendors for seamless delivery;
Monitor project progress, resolve issues proactively and adjust plans, as needed;
Ensure compliance with all safety standards, building codes and company policies;
Prepare schedules, solicit and approve sub-contractor proposals, process change orders, as needed;
Maintain accurate documentation and update company CRM regularly with notes, timelines and completion records.
Qualifications:
5+ years of progressive recent experience in a senior project management position;
Bachelor's Degree in Construction Management, or similar discipline, a plus;
Holder of PMP certification, a plus;
Proven success in delivering projects on time and within budget;
Proficiency in industry-related software applications to include Google Docs, Bluebeam and Adobe Acrobat;
Experience with BuilderTrend and/or Planswift, preferred;
Exceptional oral and written communication and interpersonal skills;
Astute time management, attention to detail, accuracy, organizational, planning, effective multi-tasking, problem-solving, analytical, follow-through, customer service skills and ability to work to tight deadlines;
Ability to work effectively alone and within a collaborative team environment.
Compensation:
$125K -$150K DOE annual base salary, for this full-time, exempt position.
Benefits:
80 hours of paid vacation annually, which begins accruing on start date;
40 hours of standard CA-paid sick time, allotted in a lump sum after 90 days of employment and annually at the 1
st
of the year thereafter;
Medical, dental, vision insurance paid by employer at $575 per month toward the employee's insurance premium coverage; $250 per month toward each dependent's insurance premium coverage; eligibility for enrollment is after 60 days of employment;
6 paid public holidays annually.
Working Hours:
7:00AM -4:00PM Monday - Friday; additional time and weekends, as required.
Location:
San Luis Obispo, CA onsite and various client locations throughout San Luis Obispo and northern Santa Barbara County.
