Under the direction of the Plant Manager, you will be responsible for effective coordination and supervision of maintenance and capital activities at the Johnstown plant. A successful candidate will provide effective management of maintenance personnel and activities including storeroom management, work orders, planning and organizing project work, and preventative maintenance plan execution to minimize downtime. Required Qualifications

* Bachelor's degree, technical degree, or equivalent. In lieu of a degree, 5 years of experience in first-line supervision with an emphasis on process improvement, capital projects, or maintenance
* 5+ years of experience in a manufacturing environment
* Computer proficiency in Excel, Word, PowerPoint, Kronos, and SAP or similar MRP system.

Essential Duties and Responsibilities:
Work with the on-site team in managing all maintenance-related repairs and upkeep of the property.
Manage the make ready process to ensure apartments are prepared for move-in in a timely fashion.

Responsibilities:
1. Assist with the organization and assignment of daily tasks and general maintenance including service requests and punch (make ready) work for maintenance team.
2. Assist in scheduling and managing outside vendors.
3. Complete inspections and schedule routine maintenance of equipment and vehicle(s).
4. Effectively handle resident service requests in a timely manner as per company standards.
5. Diagnoses and performs minor and routine maintenance/repair.
6. Maintain awareness of physical condition of property. Immediately correct unsafe conditions, including, but not limited to, broken gates, broken steps, open holes, broken/burned out lights, etc.
7. Assist in keeping grounds neat and free of litter. Rakes, sweeps, shovels (including snow removal) as circumstances warrant.
8. Maintain accurate records regarding preventative maintenance, service requests, expenditures, make-ready status, work-in-progress, etc.
9. Maintain inventory and logs of parts and supplies. Order materials and supplies as necessary.
10. Maintain organization and safety of maintenance shop.
11. Maintain cleanliness of uniform (if applicable), wear badge (if applicable), and present professional appearance.
12. Maintain key control as per company/property policy.
13. Provide on-call time to ensure 24-hour maintenance service. May require expedient travel to assigned community at moment s notice. Depending on the needs of the property as determined by the Regional Director, employees may be regularly scheduled in the on call rotation.

Qualifications:
1. Demonstrated knowledge of building maintenance and supplies.
2. Minimum of three (3) years prior experience.
3. Must possess basic plumbing, electrical, carpentry, and locksmith skills.
4. Type II HVAC certification required. Universal certification preferred.
5. Must possess own hand tools.
6. Good customer service skills. Manage difficult or emotional customer situations. Respond promptly to customer needs. Solicit customer feedback to improve service. Respond to requests for service and assistance. Meet commitments.
7. Good planning/organizing skills. Ability to prioritize and plan work activities and work activities of team. Use time efficiently. Plan for additional resources. Set goals and objectives. Develop realistic action plans.
8. Ability to speak, read, and write English
9. Ability to pass background and drug screenings.

Basic computer skills; experience with work order systems a plus.
Ability to meet the physical demands of the role (walking, lifting up to 25 lbs, climbing, kneeling, etc.).

We are currently hiring a Maintenance Supervisor for Ecco Park. The Maintenance Supervisor manages all aspects of maintenance and grounds at our property. You will be responsible for ensuring the smooth running of upkeep or repair operations.
Responsibilities:
Full oversite and accountability for 360 units and two maintenance techs
Perform routine maintenance checks on HVAC systems, plumbing, electrical systems, appliances, and other equipment to ensure they are in good working order.
Delegate, address, and resolve maintenance issues, ensuring work orders are completed thoroughly and efficiently
Conduct regular inspections of common areas, grounds, and apartment units, identifying and addressing maintenance concerns and safety hazards.
Participate in on-call rotation
Maintain the overall appearance of the property
Monitor and manage inventory of maintenance supplies and equipment
Maintain accurate records of maintenance activities, equipment repairs, and service requests in Entrata.
Effectively communicate with residents, property management, and leasing staff to ensure timely resolution of maintenance requests and a high level of resident satisfaction
Qualifications:
