Key Responsibilities
Lead and develop a fully capable maintenance team; manage recruitment, training, scheduling, and performance.

Requirements
High school diploma required; associate or bachelor's degree in mechanical engineering or related field preferred.
5+ years of maintenance leadership in a manufacturing environment (food, beverage, or aseptic processing preferred).
3+ years supervising a maintenance team with a strong safety focus.
Proficiency with CMMS for work orders, asset management, and maintenance optimization.
Strong MS Office skills (Word, Excel, PowerPoint, Outlook).
Experience with high-temp sterilization and aseptic packaging technologies is highly desirable.
Strong knowledge of OSHA regulations, preventive maintenance, reliability practices, and facility equipment.
Excellent communication, teamwork, organizational, and leadership skills.
Ability to plan, prioritize, adapt to operational changes, and lead others through change.
Must be able to read, write, and speak English.
Experience with ammonia and boilers would be a plus!

Role Qualifications as a Maintenance Director:

Operational Excellence (40%)
Responsible for 7/24/365 operations at multiple locations. Respond to emergency maintenance calls as needed and must be available for contact on troubleshooting or issues that cannot be resolved by Maintenance staff.
Establishes and promotes the Preventive Maintenance Program for the facilities, and reviews effectiveness. Key Accountabilities as a Maintenance Director:
* Lead, Manage, and Accountable for Maintenance Organization
* Implement Long-term Maintenance Plans, Preventive Maintenance Strategies, and supporting Budgets
* Accountable for the maintenance and reliability of all production equipment and facilities
* Manages the maintenance budget, including labor, spare parts, contractors, and inventory controls
* Directs the spare parts management strategy, ensuring parts availability, cost control, and alignment with critical asset needs
* Leads troubleshooting, root cause analysis, and equipment repairs, driving speed-to-resolution and long-term reliability
* Coaches and leads the execution of the Preventive & Predictive Maintenance strategy, incorporating TPM and industry best practices
* Serves as the Subject Matter Expert (SME) for key equipment and maintenance methodologies, guiding standards, SOPs, and training programs

As a Maintenance Director, you will:

Role Qualifications as a Maintenance Director:
* Bachelor's degree required; preferred fields include Electrical, Mechanical, or Industrial Engineering
* Equivalent combinations of education and relevant experience will be considered
* 10+ years of maintenance experience in manufacturing, facilities, or industrial environments
* 7+ years of leadership experience, including managing teams and cross-functional collaboration
* Strong background in developing and leading proactive and preventative maintenance programs
* Experience in capital planning and project execution, including budgeting, vendor coordination, and ROI evaluation
* Demonstrated project management skills, including the ability to lead cross-functional initiatives, manage timelines, allocate resources, and ensure deliverables align with organizational priorities
* Proficient in interpreting technical documentation, including blueprints, schematics, and mechanical drawings
* Effective at negotiating contracts and managing vendor relationships
* Demonstrated ability to lead within budget and timeline constraints while driving operational efficiency

Responsibilities
As a Maintenance Manager, you help residents feel safe, comfortable, and happy with their homes. In a given day, your tasks may include:
General maintenance of multifamily apartment buildings, including occupied apartment units.
Supervise future maintenance technicians
Repairs in electrical, plumbing and appliances.
Participation in cleaning and painting during unit turns.
Snow removal
Regular, professional, and courteous communications with Property Managers, Maintenance Managers, and Residents.
On-call rotation; responds to emergency calls after hours and on weekends
Other duties as assigned.
Requirements:
High School Diploma or GED.
2+ year's property maintenance experience (apartment maintenance experience preferred).
2+ years customer service experience preferred.
Provide own hand tools such as screw drivers, wrenches, pliers, drill, hammer, hacksaw, sockets, level, bits, tape measure, utility knife, flashlight and Allen wrench set.
Experience supervising maintenance staff preferred.
Local market experience preferred.
Ability to work independently.
Strong attention to detail.
Ability to work weekend and evening on-call schedule in addition to regular Monday - Friday schedule.
Strong interpersonal, oral, and written communication skills.
Exceptional communication skills and ability to interact with wide range of people.
Must be organized, detail oriented and have good time management skills.
